ONE STAR REVIEWERS - I've just moved into town and am buying property in a Rose City Property Management community. My experience has been good so far. I've been on an HOA for the last five years and can say that nearly all of the ONE STAR reviewers for this management company have never read property managements responsibilities. All of the poor reviews seem to think they are entitled to other folks doing for them what they should do for themselves. Nearly all of the poor reviews seem to be very sad unhappy and complaining folks. I have no association with Rose City, but I do understand they have to deal with very obnoxious people that do not take the time to understand what and HOA or a property management company does. GET A LIFE!

Rose City (lack of) Property Management took over after Wright Way Property Management due to the selling of the neighborhood by Conaway Homes to Lenard McMillin. They took over "management" of The Brooks at Cumberland Park and have done next to nothing to get the homeowner at 9206 Stonebank Crossing into compliance with watering and maintaining her yard. Her flower beds are FULL of weeds. She doesn't mow her yard or water it, which is supposedly one of the covenants here. All of our dues go to covering mistakes and lack of planning/budgeting by Lenard McMillin. Most recently, the yard at 9206 Stonebank Crossing, hadn't been mowed in WEEKS! Yesterday, it was scorched by the idiots she hired to mow it, who actually caused damage to MY yard as well. It is absolutely ridiculous that I can get NO HELP from the HOA regarding this neighbor.

Would highly recommend staying away from this company. Says a lot about a company with a 2.7 star rating. As other people have, I figured I would add to it in order for people to recognize what kind of product this company delivers. I am attaching pictures to show their finished product of mowing a back yard. I’ll save the story for another review if they decide to gaslight this as they have done with prior reviews.

What is the point of paying an HOA when everything around you is awful? Terrible costumer service. Very rude people. Enjoy your morning wake up call when they decide it's a good idea to have a marching band walk around the entire neighborhood at 8am on Saturday! Is there any regard for other people's work schedules? People in the medical field and many other fields have different sleeping/work schedules. No one cares about the few parents who want their entire school to parade around a neighborhood first thing in the morning. Not the place. Keep it at school. But if YOU make a fraction of the noise that lasted for 15 minutes you will probably receive a letter and be fined. What a joke. They should focus their energy on stopping all the theft that goes on here.

I worked with RC as a board member of an HOA. They provided invaluable support and are very professional. They respond quickly to any board member inquiries. I highly recommend their services

Very unprofessional and rude employees. I've called twice trying to get information about HOA and get nothing but attitude from the employees. This company needs to work on training employees how to treat people when looking for a simple answer. The employee I spoke with made it seem like I was an inconvenience by asking about HOA payment information because she had to "log on" a computer to see the information I needed. If this is the best yall have, I would suggest something where HOA information was available without employee interaction.

As a real estate Broker I have to contact them fairly regularly to get transfer fee amounts for my clients so we can do a proper Net Proceeds or other questions clients might have about a subdivision. Cris has always been extremely responsive and helpful in getting back to me with answers!

Rose City Property Management, in partnership with the Guinn Farms community, has shown outstanding leadership and guidance for the benefit of all. Teresa Harris, and the Board of Directors of Guinn Farms seek to keep the neighborhood a clean, safe, and a great place to live. We are very proud of the team at Rose City Property Management.

The builders picked the WORST property management team by choosing rose city property to manage our neighborhood. They mow a little patch of grass and that’s about it. We need street lights, speed bumps or gates. They do NOTHING! If you’re in the market, do not choose them!

When rose city property management, manages your subdivision and fails to fix a pig problem and you have to spend an additional 600 dollars plus labor on your day off
