Just paid my last rent amount with them and I can finally tell my story. I HATE these apartments and folks they allowed to ruin any hardworking person’s experience here. Trash, stains and loud neighbors were enough for me to look elsewhere. The inconsistency of rent with all these miscellaneous fees with no explanation. Kids from other areas in our pools and running all through the buildings. Break-ins..goodness. Constant broken box for the door/gate to get inside your own building. Loose and barking ass dogs 24/7. Domestic violence with neighbors and small fires. I can’t. It’s always call the office and report but when you do they expect you to catch/record for proof for them. Y'all need cameras hell. And maybe real security that doesn’t sit in the car all damn day/night.
The first few months wasn’t as bad but when it felt like they had let anyone in, they lost me. Have a great damn year.

Ruined our credit for new house and new car payments for many years. Sent us to collections for money that we don’t owe and they admitted we don’t owe but they refuse (by their lack of action) to remove the debt collection.
The management staff were very unprofessional and re-acted and spoke sus., passive-aggressive to us, and wouldn’t keep their word to us.
And they wouldn’t fix our two broken washers we leased from them, so we couldn’t do weekly laundry, hardly, ever.
And they also wouldn’t let us have a manual book for the clothes washer during the whole lease. And they gave us the run around about fixing our two clothes washers. (The first one when we moved in our apartment, we told them it wasn’t working and then they gave us a second clothes washer and it didn’t work, also. And they promised they fixed both of them but obviously they lied and we asked for a third replacement but they never replaced the third and we moved out frustrated by then.)
And to top it off, when we bought out our lease contract. To move to another state for work. They falsely stated we owed them and their collective agencies, for years.
So, just know that their management companies are non integral. But they’ll smile in your face and enjoy your money, and charging your monetary instruments to accomplish their narratives and agendas.
Also, the neighbors loud music and talking you can hear 24/7, so it seems the apartment complex isn’t insulated correctly.
And a lot of loud music and yelling in a lot of weekly/monthly celebrations always seem to be coming from all the parties that they rent out to neighbors in the club rooms.
Otherwise, we enjoyed the outside and inside amenities. Lol.
Use your wisdom, and maybe rethink to take your business somewhere else. Until they get some un-sus. staff. And care about their leasee’s more.

We were looking to rent here but after reading the reviews and our own experience too this place is going downhill. They don’t answer or return calls, they confirm appointments to tour and aren’t available when we show up. Saying they dont have the keys to show us the apartments that they confirmed the appointment for. I drove 40 minutes for them to say they dont have ANY keys to show ANY apartment. Dont rent at this place.

These apartments are ok. The 600sq ft unit is front to back or shot gun like. It's not giving on character or space. Stay if you like. 🤷🏽♀️

Why do I have to even give a STAR??? Avoid This Place – Unprofessional Management and Unsafe Conditions
I wish I could give this apartment complex zero stars. Despite the change in management, the same issues persist, and the problems here are serious. New management came in a few weeks ago and they are BAD. The young lady at the front desk never tells the manager or assistant manager that you call. She shuns off people. I also overheard her and the assistant manager speaking wrongly and gossiping about a tenant that was on the phone.
Dirty and Unresponsive Management: The office staff is consistently rude and unhelpful. The cleanliness of the property is appalling, and management seems uninterested in addressing any concerns. NEW MANAGEMENT AS OF JULY IS RUDE.
Garbage Collection Issues and Unfair Treatment: The garbageman seems to pick and choose which apartments to service and then lies to management, claiming that trash has been collected when it hasn’t. This results in overflowing trash bins and unsanitary conditions. On top of that, management is completely unconcerned and, without checking with tenants, sends out nasty letters to residents who have lived here for years without any issues. This kind of treatment is not only unprofessional but incredibly frustrating. NEW MANAGEMENT AS OF JULY IS HORRIBLE. BUILD RELATIONSHIPS. Unfortunately, nasty letters will run good tenants out.
Pest Problems: Roaches are everywhere. The infestation is so bad that it’s impossible to ignore. You can see them crawling on the ground in the hallways, especially if you take a moment to look. Don't get me started on the RATS. Please blame it on the NEW Valet Garbageman who refuses to pick up ALL tenants' trash. He picks and choose. Usually, he is sitting on steps on his phone. He does not have time to pick up trash.
Noise and Safety Concerns: The noise levels are unbearable. Children ride scooters in Building One, creating constant disturbance. Break-ins occur almost every other day. There is a red car that revs loudly at 5:20 AM, disturbing everyone’s sleep. This car also speeds through the complex, contributing to the unsafe environment. Tenants have complained to the young girl at the front desk and NOTHING. And let's not forget the women who have been assaulted here; police are called every weekend.
Illegal Activity: There is visible drug activity happening right within the complex, which further contributes to the sense of insecurity.
Incentivized Reviews and Management Issues: Management is offering $100 to tenants for 5-star reviews, which feels like a desperate attempt to cover up the numerous issues and mislead potential renters. Any new 5-star reviews should be viewed with skepticism; they are clearly from people who have just moved in and are being lured by cunning management. I invite you to visit each building and look down the halls—you’ll see dirty steps, trash everywhere, and roaches on the ground. Elevators are so nasty and always broken down.
Tow Practices and Parking: The complex tows vehicles excessively and lies about parking tags, making it another source of frustration for residents.
Final Advice: Any professional should think 100 times before moving here. If you are considering this place, especially if you have children or work in a demanding profession such as teaching or nursing, don’t do it. This is not a safe or pleasant environment. Residents are tired and deserve better. To the new management, take a seat and be prepared for the property management group to have you out in the next three months—they can’t keep anyone for long.
Also, you don't even have to give them real check stubs, only offer letters. What does that tell you about management?
Save yourself the trouble and find somewhere better. MOMS are NOT SAFE here! SINGLE LADIES ARE NOT SAFE HERE! CHILDREN ARE NOT SAFE HERE! AS

PEM management does shady business, just DONT BOTHER moving here. I am going through hell and hot water after their violation of our agreement. I should have just ended my lease when Lincoln Management left.

This place is beyond luxury. The amenities here are just what I need. Shaundra that works in the front office was so helpful in making sure I received exactly what I was looking for. I love it here.

Only giving them one star because it won’t let me give zero stars.
The most RECENT ISSUE:
My registration is up to date but they are threatening to tow my car because I don’t have the sticker yet. Everyone knows when you register online, you have to wait for it to be processed and mailed to you. You receive a receipt and confirmation of the registration, which is valid for LAW ENFORCEMENT!! BUT The Jane said they will still tow my car, even though it is LEGALLY allowed to be on Texas roads. Mind blown.

For the money they charge for rent it is a rip off. Please visit this property after 6p. Police are always called because the pool is a community pool. I live there 3 yrs and moved June 18, 2024 and they kept my 200.00 deposit and stated I owed them another 216.00 because I did not clean carpet and repaint walls. Really after 3 yrs they was going to have to repaint anyway. There are 2ppl still there from 3 yrs ago. They don't stay long there. Breezeway at the Apartments are FILTHY they never clean them. The residents never pick up the poop after their animals and they don't in force it. The walls are thin and you hear everything. I live on 3rd Floor in building 9 and I could hear the ppl below me from talking and u know what else. $ex. I am just saying. INTERVIEW OTHER RESIDENTS AFTER HOURS. THE MAIL ROOM DOORS ARE NEVER LOCKED.
