Our Homeowner’s Association has used Pacesetter Steel for HOA management for three years. Pacesetter continues to fulfill the roles required by our Association in a comfortable and cooperative alliance. HOA’s are designed to keep a neighborhood a desirable place to live. HOA’s have Dedicatory Instruments in place, which an owner consents to follow by purchasing a home in that neighborhood. HOA’s typically require annual dues allowed by Texas Law. If one thinks they should not have to pay dues, they must purchase a home in a Non-HOA community. Pacesetter Agent Julie is focused on following the Dedicatory Instruments in the community, as it should be. She is pleasant and appropriate in her interactions with the Board and the community. Julie is our front line for in-person and phone calls. We appreciate her years of experience in the field. Her advice to the Board is consistently spot-on, and we have come to rely on her heavily. Julie does accept the unpleasant job of dealing with delinquent accounts. Julie knows her job and is not easily manipulated by rule-breakers. It seems that the unhappy people in an Association neighborhood are the ones that are not following the Dedicatory Instruments.
The accounting department with Pacesetter has managed our funds exactly as we have specified. Our community has maintained access to our funds and continues to monitor them as good business practice suggests. There is only spending we specify. The accounting department is quick to respond to my questions and has always been pleasant with me.
I look forward to many future years with Pacesetter and Julie as our agent.

As an HOA, we’ve been working with Pacesetter Steele Property Management for the past 2 1/2 years, and the experience has been nothing short of excellent. Their team is incredibly professional, responsive, and knowledgeable. They handle everything from managing common areas to addressing resident concerns with a level of care and efficiency that has made a significant difference in our community. Their communication efforts with the HOA board are superior!
What stands out the most is their proactive approach—whether it's organizing meetings, or ensuring that community rules are enforced, they’ve consistently gone above and beyond. They’re always just a phone call or email away, and their transparent communication keeps everyone well-informed.
Thanks to Pacesetter Steele, our community runs smoothly, and residents truly appreciate their efforts. We’re grateful for their partnership and highly recommend them to any HOA looking for a dedicated and reliable property management team!

If you want a good property management company that has your best interest in mind, listens to their residents and follows HOA bylaws… look elsewhere it’s not here.

I kept holding out hope that this company would get better, sadly it hasn’t. They manage our HOA and the experience has been terrible! Unprofessional is an understatement, they have let our community down and refuse to take accountability. Communication is poor and integrity seems to not be in their vocabulary.

Very disappointed in Julie and Pacesetter. We have bylaws in place to protect our HOA, and they have been ignored by our president, and it’s being allowed by this management company.
A petition was created to discuss issues the community has with the board, and an email was sent to all residents containing misinformation about the person that created the petition and those that signed. Julie claimed the board wrote the email, but it was sent from Julie’s email address.
Furthermore, the petition created requested to discuss several issues, and they only agreed to discuss one, and even then, they requested that we use the chat feature….so we couldn’t even talk at a meeting of the association! They also held the meeting in 60 days, when our bylaws state the meeting must be held in 30 days.
I would stay far away from this management company.

I have had nothing but issues with this property management company. They consistently fail to follow the governing HOA documents and seem completely oblivious to even the basic Texas property codes. It's clear that they haven't bothered to review the legal requirements they are supposed to be adhering to. Their lack of professionalism, organization, and understanding of the laws is beyond frustrating. We've raised multiple concerns, but it’s as if they don’t care about enforcing the community’s rules or addressing issues in a timely manner.
If you're looking for a property management company that actually knows what they’re doing and values the legal framework they operate under, do yourself a favor and look elsewhere. This company’s incompetence has caused nothing but headaches for everyone involved.
Avoid at all costs.

I am extremely disappointed with the services provided by this company for our HOA. Despite repeated concerns raised by the community, it’s clear that they have consistently sided with the HOA president and ignored the legitimate needs and requests of homeowners. They have failed to adhere to the established bylaws, undermining the purpose of having them in the first place.
Communication has been poor, and when we have reached out with concerns, they have either not responded or dismissed them altogether. It’s frustrating to see a company entrusted with such an important role, yet consistently disregard the voices of the community they’re supposed to serve.
We expect accountability, transparency, and adherence to the rules, but unfortunately, Pacesetter has shown none of these qualities. I would not recommend them to anyone looking for an HOA management company that values its residents and listens to their concerns.

This horrible company manages our HOA. There’s is a lady from pacesetter named Julie who treats the homeowners with disrespect. I suspect she is involved in embezzling our HOA dues. Stay far away from pacesetter and Julie. They are criminal

I would give zero stars if that was an option! One of the worst experiences I’ve ever had renting a property between Pacesetter and the owner of the house, Zara. I really should’ve read the other bad reviews before agreeing to live in one of their properties. Never again!

Trying to rent out 60 year old sub-standard houses with electrical problems, and no one seems to care about it. Terrible communication, they need to work on being honest.

I would stay away from any place at this company manages. My ac has been out for six months My front door does not close properly and is literally hanging on the hinges. Water pipe burst all the time and your bill will skyrocket, and they will refuse to help you. None of the appliances work and everyone in this office is extremely rude.

RE: Oso Creek Townhouse HOA. There's nothing here. $240 a month for basic mowing and gate keeping. That annual power wash of the units? Doesn't happen. Got rips in your siding? Not their problem. The latest is this roofing issue and that's costing the owners an additional $5680 each. For the money, there's better complexes to invest in.

Do not rent from them! Failed to give our security deposit back in time and would forward our calls to voicemail constantly. The customer service is horrible and there's no sense of customer importance on their end.

Crystal Tindle at Pacesetter Steel properties was a life saver! We are relocating to the area and it was initially a dreadful experience. The first rental attempts in the area were awful in the communication process. Until we talked to Crystal. She was very friendly and made it extremely less stressful. Responded quickly through phone and email. The house I wanted wasn't available but Crystal immediately helped me find a great deal on another criteria match. Worked with me throughout the day and after 5pm to make sure we got the house. Thank you Crystal from my family & I. Helped us to lease a place with a week deadline. I won't move again without contacting her first. 10/10 rating
