I have so many things that I can say about how Chris handled this location, lack of communication and reached out to the district manager who said she would walk my unit and let me know what the final is who has now gone ghost. I wouldn’t recommend a dog to stay there

Came back for a follow-up tour to lease, however, I did not see mister Christopher unfortunately I was asked what my price range was with a very ugly attitude from some lady and was treated as if I could not even afford this apartment. I AM utterly dissatisfied with the entire office staff. Also, 3 Hobos were able to sneak in, as well as roaches on the 2nd floor by the model unit. SO DISGUSTING. ALSO THE HOBO/RATS SMELT LIKE PEE. The entire area still yet smells like dog urine from the last time I was here at this complex. Also, come by today office was closed the person there was just making a TikTok. I WOULD GIVE ZERO STARS IF I COULD. please see attached for more disappointment.

It's a good thing I work for a telephony company, and I know that fixing routing on a number doesn't take a month. In fact, I'd say it takes around....5 mintues? 10 minutes if you're going really slowly. It wasn't fixed because it wasn't a big enough issue. Would you like me to start adding screenshots of all the emails that have gone un-answered? What will your excuse be for that?
I beg any one who wants to stay here to try calling the office, and pressing 2 for speaking to the office for a non-sales related matter. See the difference in contact when it comes to selling you something versus supporting paying customers.
I've been trying to speak with someone who works here for over 3 weeks. 3 entire weeks of nearly a call and email a day with no response. This place is a nightmare, and you should buy a lottery ticket if you are ever able to speak with someone who actually works here, and not someone at a call center who wants to sell you a lease.
I also really hope you like leaks. Call the city of Dallas and ask how many complaints about poor living conditions this place has.

You pay $75 per car a month for parking yet there are no security cameras in the garages, hallways or stairwells to protect the residents. Multiple of my neighbors have reported car break-ins and the leasing office has done nothing about it. If anything, one time a resident tried to make a complaint/report, and the leasing agent locked the office doors and ignored him. When I first moved in 2.5yrs ago, I had to pay $270 to get my car back for double parking when my car was barely on the line and it got towed. Despite my car being registered with the apartment and towing company, they do not notify you to let you know when your car has been towed. Guests pay for parking $15.
First three months of living at this apartment, my neighbor had to report homeless people breaking into the building and squatting on patios. There is a clear rodent and roach infestation. I guarantee you if you ask any resident when you visit this location, they will let you know. Or you can see it for yourself as you should 100% look at the garage floor, trash rooms and stairwells.
During my stay here, there were four gunshot fights inside the complex alone. Right across from my front door was the entrance to the stairwell and freight elevator that had gunshot holes that they barely manage to cover and paint over. They did not release any email or announcement about any of these shootings.
Fire alarms are constantly broken. There were multiple times they would go off in the middle of the night at 3 or 4 am. These were not other tenants because this issue kept happening over and over again. One time the fire alarm went off for 30 straight mins.
When we initially moved in, subletting was not allowed and for good reason. Now residents are allowed to rent out their apartments to random strangers from websites such as Airbnb. This is extremely dangerous, especially since we are located in downtown.
Lastly, our final straw was 4 months ago we began to have leaks, which they still did not fix up until the end of our lease. They only hired a cleaning service twice to wash the carpet but did nothing to solve the problem. So every time it rained, we slept next to moldy wet carpet. We had multiple maintenance requests about the issue and they were not solved. Maintenance told us themselves that they have yet to find the source of the leak. Despite this, the leasing office is still renting out the units that are affected by the ongoing leak issue. I also got charged an ozone fee of $120 but the leasing office refused to acknowledge the dishwasher was broken and the plastic for heated dry got melted which caused a burning plastic smell to evade our entire apartment until we left. We have requested this issue as well multiple times but the maintenance team told us that management refused to replace the dishwasher that is clearly broken.
In regards to management, they will try to nickel and dime you for incessant charges for normal wear and tear such as $125 for painting fee and another $125 for “deep” cleaning when all units need this anyway for new tenants under the Texas landlord/tenant laws which is why they deducted from my prorate credit instead of my deposit. I CALLED 28 times the past three days, and nobody answers the phone. They also purposely LOOP the call back to VM or to their new resident services. Current residents are unable to get into contact. This was our biggest issue with the leasing office.
This was honestly the worst apartment experience we ever had.
**UPDATE**
They have still not gotten back into contact despite multiple phone calls, voicemails and emails. We then went to inquire on the website and got an immediate response but after stating our concerns and questions, Chris Hryzy did not help us with our issue. Citing that we did not provide her with ample time to response despite us trying to get into contact since the 17th when our lease ended. When she did respond, she said she

The property is pretty good for the price and location. While I ultimately chose another property, purely on size of unit, Christoper went above and beyond on our tour and really made 1001 Ross a top choice of mine. He was knowledgeable, hospitable, and very accommodating for my tour.

My wife and I felt welcomed from the moment we started the move in process with Ms Trish. She exceeded our expectations as a leasing agent. 1001 Ross is a great community with excellent amenities. We would definitely recommend to anyone look to call Downtown Dallas home!
