The staff Danielle and Jerry are very helpful and accommodating. The maintenance staff are awesome. The location is great, walkable at night. Traffic is not too bad as long you are going the opposite way. I'm enjoying this place so far!

This place is a nightmare. If you want to live in a place with terrible management, constant maintenance issues, and zero respect for tenants, then this is the perfect spot for you. The management team couldn’t care less about you, and don’t even bother with maintenance requests—The staff is completely incompetent, they will tell you 5 different prices and still come back to charge you more no matter what you signed! This is the worst apartment complex in dallas hands down! The cleanliness in common areas is disgusting, and often filled with homeless people. Do yourself a favor and stay far, far away from this place unless you enjoy stress, frustration, and feeling like you’re being completely ripped off. It’s overpriced for what you’re getting, and living here has been nothing short of a headache!

I love living at the Arpeggio with its close location to almost everyone that makes Dallas as unique as it is! Krysti the leasing agent who helped me make this place my home has made my stay here nothing more than a dream come true! I recommend everyone live here!

I’ve lived at the Arpeggio for 3.5 years and have always loved it! I’ve never seen another complex with so many different layouts to choose from. Price point is reasonable for what you’re getting. Krysti at the front office is fantastic and was very helpful with my recent move to another unit along with the rest of the staff!

PLEASE AVOID THIS PLACE. Most of the 5 star reviews are put up by people who want in a raffle to win something.
I have been here for almost 4 years and it was a great place to live due to who the previous manager was and she made sure the property looked great and was a great place to live. Now the current manager has made sure to run this place to the ground.
Neighbors can blast their music 24/7 and if they are best friends with the leasing team they can get away with it. People can threaten to hurt you/attack you or your dog and it will take a year before they actually do anything about it. The dog park is disgusting, cars are constantly broken into, the door locks are constantly broken and homeless people are let in. After 4 years i can’t wait to leave. The only reason i loved it was because of the location.

Spend your hard-earned money elsewhere. Walls are paper thin so expect to hear any neighbors and their pets. There has been an increased presence of homeless in the area and management has done practically nothing to ensure resident safety. Outside doors are commonly propped open, so do not be surprised if you encounter homeless on the property whether it's in someone roaming the dog park with a weapon or a stranger attempting to live in an unlocked closet. Front desk will not acknowledge your concerns and you will be lucky to get responses. Security is a joke. If you value your vehicle in its current condition, do NOT live here as it will not stay that way.
Dog park is large in size but DISGUSTING.
Poop is hardly cleaned by residents and management has no control over it, only offering lip service via email.
Seems obvious that management is leaving 5 star reviews for themselves to inflate the rating if you dig through reviews (the property manager has a review listed y'all can find, conflict of interest????).
You deserve a better home than Arpeggio Dallas.

I cannot say enough, good things about this place.
I am a native Dallas resident and this is one of the best apartments in the downtown area of Dallas. There is an amazing staff in the leasing office, Dani and Krysti made my lease renewal so easy and accommodating. This is now my third year renewing and I have decided to move to another unit with Arpeggio. They have lots of resident events and have created quite to community!!
You will not be disappointed if you decide to make this your place to live. With all the different floorplans and quality of the building, you’ll be sure to feel right at home! The maintenance team is always on top of things and responds to maintenance requests quickly and at most times same day. I feel very safe in this community and cannot wait to have another year at Arpeggio.

They keep taking down my post. You don’t want to live here. The management is awful, the gym equipment is dates and broken. The walls are thin but that’s not the worst of it. The worst is the people that run this building. On three separate occasions, someone tried to break into my apartment when i was home. I called the police, their lame courtesy patrol and let management know. They did nothing, In fact, they ignored me, instead of letting other residents know that this was going on. They’re too busy saving face and throwing adult Easter egg hunts. Also, my car was broken into, again, they did nothing about this. I complained several times about a noisy resident above me. They’ told me to call the courtesy patrol so they could catch them in the act and fine them. They’re all about getting money out of the deal and didn’t tell the person to stop what they were doing when I asked them to. And kiss your deposit goodbye. I hired professional cleaners to do a deep clean, which they did and these people still charged me for a cleaning etc. I asked for receipts of the work done and they refuse to provide. Why??? Because it’s a money grab! They just make up prices for charges that don’t exist. I will be following up with the BBB until my money is returned but in the meantime, avoid this place like the plague

I moved here explaining to the leasing office that my car had been stolen from my previous building and they assured me nothing like that happens here. Well guess what: not even a week into living here, my new car gets stolen. I talked to other residents and apparently it's extremely common, as well as break-ins in general. So, I'm frustrated and feel lied to by the leasing office. I don't recommend living here as they offered no help, no assistance looking into cameras (there are none in the garage which is scary and dangerous). I was fully prepared to move out but they told me that they don't allow you to break your lease for those kinds of situations which is odd considering everyone I've spoken to who has ever had this happen says their apartment was accommodating and understood how dangerous and scary situations like that are.
Additionally, my move in wasn't very smooth. I was never given a trash can and when I went down to get one they handed me one with stains all over it that smelled. When I said I wouldn't accept that the woman helping us seemed annoyed which frustrated me. Who wants a nasty used trash can? It's your job to work here and you can't even wipe it down for me? It was disappointing to say the least.
On top of that one evening I returned home and my keyfob no longer worked with no warning. I was locked out of my apartment for hours waiting for the emergency maintenance team and when they arrived they told me they couldn't replace my key. So, I had to make sure I stayed home, inside my apartment, until the leasing office reopened or I wouldn't be able to lock my door.
Most recently, my gate key fob stopped working. When I went to ask them to fix it they told me it had water damage and I had to pay them $75. I was provided with a used gate fob when I moved in and my keys have been nowhere near water (because I have a special car alarm system that also cannot get wet so I'm pretty cautious about that.) BUT I'm so sick of fighting with this leasing office that I said fine, whatever, I'll pay the fee because I need to be able to use the garage. It's funny... they'll charge you for whatever they can here but when their equipment isn't working: in the gym, the garage gate, the door locks, etc. they won't reimburse you at all. They do not have residents best interests at heart here.
Plus, the fire alarms go off constantly. Last week, there was a night where it went off 4 times. Good luck trying to sleep here.
Major major regrets on moving here. Can't wait for my lease to be up. I'm seriously SHOCKED by the positive reviews on this page because every time I speak to other residents they don't seem thrilled either. So, couldn't tell you who is actually writing these reviews.

I have found Arpeggio to be a very good apartment complex. The maintenance team is always super fast and have resolved issues in an extremely quick manner. Krysti in the front office is fantastic and great at her job, which I find rare in all apartment management teams I have dealt with in the past.
The location is next to the American Airlines Center which during basketball, hockey, and concerts have extremely heavy traffic so I do plan my days around that. The dart station does bring some sketchy people nearby but I find they usually leave quickly or American Airlines staff or police will move them along.
Overall I find the price point to take into account all those factors and be fair.
