10/10 for miss Brandy! I’ve never had a better application experience at any other apartment. She’s super sweet, worked SO fast, got me pre-approved in like 3-4 hours. Called me with every single update, and genuinely has just been so helpful! I’m excited to live here knowing that Brandy will be in the front office!

I hate that I even have to spend time writing this review but I don’t want anyone else to have to experience this so here it is. I will preface this by saying that I have been living in “luxury” apartments in Dallas for the last 5 years. I have lived in many different buildings and experienced many different property managers and property management companies. I have also leased well over 150 apartments to clients as I also work in the real estate space as an apartment locator and Realtor. This is also only the 2nd time in my life I have ever had to leave a bad review on a business.
This week I applied for one of their apartments to potentially reside in their building. I was shocked when they came back and said my TransUnion credit score was a 617 and that I would need a guarantor to move forward. I knew something was wrong because my credit score is well over 617.
Initially, I was thinking somebody stole my identity, etc.. I requested a credit report from The Cirque which in turn they WOULD NOT provide me. Multiple times I requested this credit report from them. They referred me to call Transunion and get my credit report from TransUnion directly. Also, their reasoning for me needing a guarantor was due to that fact my Transunion credit score was not over a 650. That was their tenant screening qualification, apparently. That came directly from the property manager.
After a long conversation with their property manager he told me that if I provide him with a credit report showing my Transunion score is in fact over a 650 this “should” fix the issue and he would escalate it.
I then subscribe to the Transunion app and paid to pull my own credit report (after I already paid The Cirque an application fee to pull my credit and they won’t provide the credit report) to find out my actual Transunion credit score was a 748.
I emailed the accurate credit report and credit score to the property manager. He then comes back a day later and states that he was wrong about how they screen tenants and that the 617 was a “resident score” based off factors he could not explain, and it wasn’t my actual my TransUnion credit score.
I am then again taken back and very confused given him telling me the day before it was based on a 650 or higher TransUnion credit score. My debt-to-income ratio is a 4.26%. My credit is in great shape and my rental history is perfect. Currently I am living in a penthouse in another luxury Dallas apartment that is double the monthly rent amount of the unit I am applying for. So honestly none of this is remotely adding up to me, especially given I work in this industry and own multiple rental properties.
From there I asked the property manager what is their rental qualifications for a perspective tenant in which he could not directly answer (suspected from the prior credit score and resident score inaccuracy) and his only reply was for me to refer to a PDF document listed on the application I completed when I applied. He then proceeds to say he was already doing more than he even needed to be doing (referring to my application and my situation).
Overall, I would encourage any potential tenant to get the exact tenant qualifications from this building prior to paying them application fees that are non-refundable. They use a system to screen tenants that they have little to no knowledge of how it works.
Lastly, if you go through their reviews, you will see a lot of their “5 star reviews” come from vendors that attended an event at their building or potential residents that toured the building once and not the actual residents. Click the “newest” tab and you can sort through their recent reviews and you’ll be able to see actual resident reviews versus non-resident reviews. Also, I didn't actually live in this building so I don't know quality of lifestyle here. I can only speak on the leadership within.

I toured Cirque a couple of weeks ago and was pleasantly surprised by their team’s customer service - to start! The lady at the front desk was warm, friendly, and welcoming. I’m ALWAYS in a rush with minimal time and Brandy literally anticipated every question you could imagine and informed me as we toured. If you get her, you’re likely to lease. Haha. I want to point out, each apartment we viewed was crisp and move in ready. Some of the surrounding apartments are lacking in this area.
