Not the worst place I have ever stayed about what I expected given the price the price point but dang that's not what I think of when I hear Hyatt.

Not much to say it’s Hyatt House and there is a certain expectation of standard that this property upholds.

Let's just cut to the nitty gritty! This place is horrible! For the price I paid for this room, I expected better quality. We stayed in Fort Worth at the Spring Hill the night before and it was night and day for the same price. You can tell this place was probably an apartment building before that got converted into a "Hotel". There is no problem with making a conversion as this, but the quality of the work is as poor as it comes. Here's just a few of the safety hazards and quality of work that are in my room #135. (See photos and video) Fire sprinkler covered with drywall mud, outlet pulled out of socket, microwave doesn't open all the way cause it hits the wall, faucet sprays water, fridge doors open the wrong way, re-used old kitchen cabinets, entertainment center chipped all over and drawers have screws put in so you can't use them, door casings chipped, air vents dirty, room is dusty and so much more. Of course this was also the last room available, lucky me! Do yourself a favor and choose another location.

Was very disappointed to not be notified about the remodeling that was taking place during my stay. There was noise because nothing is soundproof there, the hottub was out of order because they were going to remodel it which is one of the reason we choose that hotel for the hot tub. The room was clean but very outdated and the bathroom had water damage on the walls, we had an accessibility shower and it got water everywhere and had to keep requesting towels. Only saw the housekeepers once. Our blinds were remotes controlled and they didn’t work.

It's really not great. To start, when I checked in, and they were out of complimentary water. Initially my room key did not function, had to revisit the front desk to reprogram a new key. Hallways are bleak and dreary. My room was not much better aesthetically. Bed was rather comfortable though. AC was noisy. Breakfast was of really poor quality - watery eggs and the fruit was far from fresh. Coffee lukewarm. There are many better options...Rooms: desperately in need of an update. bed ok. wifi ok.

Staying here wasn't to bad in a sketchy area of Dallas. We got a deal with our stay last night + breakfast which was great! We had a king size bed with a pull-out. This room even had a kitchenette, with a full size refrigerator! ?

For the price and location, this was a very good experience for me.Stayed mid week one night right after Christmas for a Mavs game. There were a few quirks to our room, but nothing I even remotely cared about. One of the soaps was empty but quickly replaced by friendly staff. Free hot chocolate in the lobby, free breakfast, 20 dollar parking, waking distance to the arena.Room was clean, staff friendly and the rooms have kitchens and a mini sectional. My only big negative is the TV. It's essentially not really usable. Terrible picture, guide doesn't match channels and no streaming options. For 2 double beds with tax and everything, came to 200.This is not a 5 star hotel. If those kind of amenities are important, then you will need to pay for somewhere else. There is a pool and hot tub on site which looked nice enough.I recommend this place, but keep in mind the tv situation.

Great location, clean and affordable. Very friendly staff, but I was disappointed by all the construction noise starting at 7am. I saw the sign in the lobby making note of it, which was nice, but I wish there had been a notice online when booking. I’m glad I didn’t need to telework, because I couldn’t hear my own thoughts in my room. But I’m sure that will be temporary and it was a great Hyatt overall.Walkability: Uptown feels fairly walkable. I was able to walk to a coffee shop and a meeting.Food & drinks: There’s a bar in the lobby open until 10pm. Also, free breakfast from 6-10am. No vending machines that I could find.Noteworthy details: Under some type of construction as of 12/18/2023, too loud if needing to telework.

Perfect location, within walking distance really to anything downtown, especially the American Airlines Center. Parking is reasonable considering I was only in town for the Mavericks game and would have had to pay more for parking at the venue. Well kept room and I enjoyed my stay.

Omg honestly if I could give a negative star, I would. I checked in at 6pm last night and checked out at 3am this morning — I was supposed to stay for a few weeks due to reconstruction at my apartment from a burst pipe.To start, I should have known it was a red flag when the woman in front of me at the counter was explaining her situation of having to switch rooms five times. But I checked in anyway.I get to the first room and do the obligatory checking of everything. The dishwasher literally does not open and instead you pull the entire unit out from its home. The toilet is wobbly. I get to the bed…bed bugs and blood everywhere on the mattress. Seriously I think someone was murdered in that room.So I get another room. It’s definitely not updated, but no evidence of bed bugs. It did have a very pungent smell of bug spray, to the point where I could barely breath. I decide to deal with it because at this point I’ve had a long day and I just want to relax. The couch is so uncomfortable and you cannot even sit on it without the cushions pushing outward. After a few minutes on the couch, my back felt like that of an 80 year old. So I try the bed. It’s completely sunken in in the middle. You can feel every spring. But I sit there for a bit watching tv while trying to force sleep. That’s when I see it. Roaches. So I grabbed my things and high tailed it out of there back to my apartment that is still drying out water damage. Living in disarray with 7 high powered fans blowing in a tiny 1 bedroom apartment with water damage is preferable to staying here if that tells you anything…

Don´t stay here. The place is old and run down, you can hear the neighbors walking around (great fun in the middle of the night), breakfast is even worse than the usual garbage they serve these days in hotel chains in this country. Internet is slow, 4Mps in 2024, really? There is construction going on here, but instead of renovating the place they should just knock it down and rebuild it.

We chose this hotel because we could easily walk to the American Airlines Center. The hotel itself was pretty much what we expected. They were remodeling but we were there on a holiday weekend so we didn't hear anything. The rooms were a little worn, like the ice maker in the fridge was either disabled or didn't work. The shower had some issues but it worked. Room was cleaned but I wouldn't say super well. Small things, like soap residue on our soap dish. You could hear everything going on around you, there was basically no soundproofing. But the beds were nice enough, the TV was fine and it was really nice to park in the garage right on your floor so you didn't have to go down to the lobby constantly. The service was nice and friendly, we were helped by a couple of different people during check in and check out and they all were very welcoming.Hotel breakfast was standard, but not bad at all. Some warm dishes, oatmeal, breads, a few basic fruits, cereals, yogurt, waffle station. They did have almond milk, which I appreciated.Location is great, you can walk to the grassy knoll, the American airlines center, and a bunch of restaurants and bars.Nearby activities: American airlines centerGrassy knoll

Only leaving a review because of service received from manager Asia!We drove up from Houston and stayed here for one night because it was very close to a New Years hotel party in downtown Dallas we planned to attend. Unfortunately, they had some staffing issues at arrival and the room I booked (1 king bed) was not clean/available, so I was given a two full-sized beds room. This was quite awkward since we are a couple sharing one bed… I was told I would be contacted by the manager but 4 days had passed without contact so I decided to call myself. I was put through to the manager Asia who had not yet been informed of the situation by her staff, so I explained to her my experience and without hesitation offered me adequate compensation and remedied the situation. Great customer service!

The only good thing about this hotel is the location. When you pay over $200 for a night you expect a certain quality - this was motel quality. It was run down, outdated, and in need of repairs. Hot tub does not work. The stairs had such a pungent urine smell that you were forced to take the sketchy elevator - which at one point started moving while I was walking onto it before the doors had even closed. The lighting in the bathroom is horrendous. There was a gaping hole cut in our popcorn ceiling with a sprinkler system shoved through it. There was also a sketchy panel in the shower ceiling? Not sure what that was about. The icing on the cake was our room not being ready at check in at 3. I was not trying to check in early. The staff couldn't even give me an estimate on when it would be ready. It ended up being ready 30 minutes later, but that's 30 minutes of my time wasted while I was paying for that room. Overall unacceptable.
