I’ve been overly patient with this complex for going on 3 years. I never get follow up calls. Maintenance requests take WEEKS to get done. No communication whatsoever but they’re quick to leave notes on your door about bs violations!
6/2/25 Update: This complex has gotten sooo much better since we have new management! The ladies in the front office get stuff done! Maintenance requests get answered quicker now and i love that. rating went from 1 star to current rating 4/5. Would absolutely recommend!

Great affordable housing! The staff is very professional and helpful. We didn’t qualify because we made too much but I highly recommend this property due to pricing being very reasonable.

I’ve been living at Luxar Gardens Estates for the past year, and I couldn’t be happier with my experience. Rosa, the manager, and the entire staff are truly awesome—always friendly, professional, and helpful. Maintenance requests are completed promptly, and the community is consistently clean and well-maintained. I highly recommend Luxar Gardens Estates to anyone looking for a great place to live!

I will say that these townhomes have went down since the new managers came. Amy is by far the worst to deal with. She only gets in touch with you when its time for your payment. The maintenance crew takes forever to fix your issues and when they do come they pretty much "Patch " and leave. It's disappointing because i really loved staying over here until they arrived, now it looks horrible, people put trash anywhere and some of the residents park on the lawn. Trashy!!

What's really happening with these lazy landlords that get hired and don't do their position that they have been hired to do it's as if they don't care, they just want a paycheck and go home to their families they don't take in consideration of what is going on with their residents apartments I advise to the residents when this occurs you'll should contact code compliance they should shut apartment complexs down or give them a big fine because they're not in agreement with their lease contract that they have signed, but they want their rent money on time try contacting the corporate office if they don't do anything doesn't do anything take them to court and sue them for breaching their contract.

A deposit is given so to correct any deficiencies from the last tenant. It is not a time for you to DIY the make ready to save a buck. I am not paying a $300 deposit to come into a nasty unit that needs to be scrubbed from top to bottom.

We waited 2 weeks before some came out to fix 1 out if 4 work orders. Still have a leak that has not been fixed for over a year, still have not gotten ceiling fixed from prior leak. Now experiencing a leak from bathroom sink. We have been a resident for 13 years and it's been a nightmare. Don't move here if you are not willing to invest your own time energy and money on fixing a dwelling you will never own.

Amy Is The Problem, Her Communication Sucks. I Have Put In A Work Order Numerous Times and Nothing Happened! My Ceiling In The Bathroom and Bedroom Is Still Not Fixed From The Last Leak That Happened Last Year! Only Time You Hear From Her Is When Your Rent Due or A Balance Is Being Owed! None Of Work Orders Since October Has Been Done! In December We Had Exchanged Some Words She Didn't Put My Work Order Nor Leak Adjustment In Until I Resigned My Lease At The End Of January This Year! I Told Her I Gave It To Her In December,When We Exchange Words She Stated "I don't see it I'm petty" ...She Is To Comfortable With Being Disrespectful and Not Helping Us.

What’s the point of having a phone for new tenant's to call when no one ever picks up nor do they return your call’s. I’ve been calling for 2weeks with no call back nothing. Too many ?????? already. I’ve called 20x and they never pick up.

The maintenance team is very nice and wonderful people and very courteous when they arrive into your home they make sure that they put things back the way they are but sometimes I tell them to just leave it and I will clean it up the way I like to sometimes and they just laughed and say are you sure ma'am and I say yes sir I am they are very very courteous people and they make sure that there are an adult there before they come into your home and I appreciate thatOur landlord is a very nice lady and she takes the time out to talk to you and understand what's going on with you she do not show any favor to them torch anyone as I noticed she gets on me just as well as she get on other tenants I appreciate that and that she walks around and check to make sure that everything is going okay she even stops and talks to you for a little while and laugh and joke she really makes you feel like this is your home and very comfortable that you can come into the office or outside and then she will take time out to listen and talk and let you know that she is human and a person just like you are I love living here and just one more thing to say before I post this you should come and drive around our neighborhood and you can see how clean our community is our landlord and maintenance take very good care of our community and again I thank them for everything that they do God bless you

I currently reside here been here for 4 years. Been here when the old management was here and now the new. New management is horrible in my opinion it takes weeks even months for something to get fixed when I put in a work order. The maintenance men are great though. The appliances are very old I had to buy my own refrigerator. The front office never picks up the phone they also don’t communicate with there tenants and when they do it’s about reminding you to pay rent or something else negative. Whenever I talk to the property manager (Amy) I believe her name is she so nonchalant and has no enthusiasm. I would not recommend staying here. I could go on and on but I’ll leave it at that.
