I've been a resident at Moda Apartments since January 2024, and one major ongoing issue has yet to be resolved: the exterior windows of my unit have never been cleaned.
Over the past year and a half, I’ve submitted multiple requests to have the windows addressed, as they’ve become extremely dirty and affect both the view and the amount of natural light in my home. I even invited the leasing office to come inspect the condition in person, but received no response.
On August 9, 2025, I sent a detailed message to the property management company, Willow Bridge, outlining my concerns and asking for clarification on the property's policy regarding exterior window washing.
I finally received a response on August 21 from the Business Manager of the Moda, stating that she would look into getting estimates for the work. Since then, communication has stopped. I followed up with her again on September 11, and I’ve been completely ignored.
It’s now mid-September, and the windows are still filthy and haven’t been washed a single time — after over 20 months of residency, 15 months since my first request to have the windows washed and more than a month since I formally escalated the issue to the property management company.
If you’re considering moving into Moda, be aware that while the apartments may look nice at first glance, basic issues can go unresolved for long periods, and communication with management is often inconsistent or nonexistent.
I would not expect prompt or proactive service once your lease is signed.

I lived here for close to two years and I loved my time. Great staff, location and apartments, friendly neighbors and community vibe. Only gripe is the trickiness of the lobby elevator. I would absolutely lease here again.

Moda has mice everywhere. confirmed by multiple sources and they gave basically no rent discount. it’s disgusting. do not live here

I just moved into Moda Apartments and couldn’t be happier with the experience so far! From the moment I arrived, the entire staff has been welcoming and professional—but I especially want to give a big shoutout to Dustin at the front desk.
Dustin went above and beyond to make sure my move-in process was smooth. He was super friendly, answered all my questions, and helped me navigate everything from getting settled to understanding the building amenities.
The building itself is clean, and feels secure. The amenities are top-notch, and I’m already enjoying the vibe of the community.

My roommate and I have lived here for 2 years now, and it has been the BEST experience! I recommend it to all my friends who need a place in the Dallas area. The management is so great here, they go above and beyond for us on multiple occasions. Everyone is always so nice, helpful, and understanding. The pricing is great especially for the location- the best in the area by far! I love that it’s close to the Katy trail, and the area actually feels safe. When we first moved in there were a couple small break ins to the garage (which is common for downtown Dallas) but since then, they put lots of security measures in place and there haven’t been any since. It’s always so clean and the maintenance men are so friendly, quick, and reliable. They have an easy visitor parking system with plenty of spots. Even being right next to AAC, the traffic is really only bad 20-30 mins right before and right after an event, so it’s manageable on those nights. Only thing I would say is the gym is pretty small and doesn’t have a ton, but it’s usable. There’s a free coffee machine and a beautiful pool and rooftop. Overall I highly recommend this apartment!!

Lived here for a little over a year. The location is truly hard to beat in downtown. The only downside would be the heavy traffic during any basketball, hockey, or concerts held at American Airlines. The rooftop and pool deck has a crazy nice view and overall really spacious. Made some great memories here. Last but not least, the management team is really responsive, and they make sure to have frequent resident events which are appreciated!

I had a great experience living at Moda! It’s located in the most convenient spot downtown - you have CVS, Tom Thumb and Happiest Hour all within walking distance. For a mid-rise apartment their rates are very affordable compared to others on the market. Their amenities are great and the staff is friendly, accommodating and easy going!
If you’re looking for a city vibe in a safe neighborhood that’s affordable this is the place to be!
I’ve been living in Dallas for 3 years and this way by far my favorite apartment to live at :)

Can someone please sweep up all the broken glass around the parking garage!? I understand the complex can’t control the car break ins to an extent, but at least sweep up the glass!!! So lazy and careless. Worst complex I’ve been in in Dallas. Terrible management. There are many bad complexes in Dallas, but this one is shockingly terrible. Shameful.
