⚠️ Bait & Switch Pricing, You’ve Been Warned ⚠️
Got a “price locked” quote after my tour that was “valid for 24 hours”. When I went to fill out my application (only a few hours after my tour), the monthly rate had already went up since my tour. No problem, a price lock guarantee gives you 24 hours to take advantage of that price, right? WRONG. According to their website, when you apply it doesn’t adjust the price. I made numerous attempts to call and email the leasing office, desperate to get this resolved before the offer expired. I kept being told someone would reach out as soon as possible…took them 2 days to finally get back to me and when they did, the price had gone up even more. A manager eventually called and said it was a “technical error” and that they “cannot honor the quote” because it had since expired (as if I wasn’t aware). He was quick to make mention though that a lot of people were interested in the unit and that if I still want it I should submit my application asap.
The pictures speak for themself, they’re time stamped and dated. Please note that these screenshots reflect a time near expiration, this is NOT the time I was just starting my application. I had been attempting to apply since the previous day.
Wasn’t going to put them on blast for this until they had the audacity to reach out to me today to see if I was still willing to take the apartment (it’s now $119/month more than when I toured it a week ago)

Been looking for apartments around the Addison/Carrollton area and these apartments were amazing. Alexander in the front office was amazing he made the walk through 100 times better!

Living at VV&M Apartments has been a huge disappointment, mainly because of the dog poop everywhere . Sidewalks, grassy areas, even near the building entrances—it’s like an obstacle course of waste. The smell is unbearable, especially on hot days, and it’s clear no one is cleaning up after their dogs.
There aren’t enough waste stations, and management doesn’t seem to care.
Complaints get ignored, and nothing changes. For a place that allows pets, you’d think they’d enforce basic cleanliness rules, but apparently not.
If you value a clean, pleasant environment, avoid VV&M. It’s less of an apartment complex and more of a poorly maintained dog park. Until they step up their game, this place isn’t worth your time

Edit: The property's response to my review insinuates that we didn't contact staff about our maintenance issues, which is fully false. We have been in contact with the property multiple times about our AC. Disappointing.

my roommate and I moved in at the end of July. mixed feelings about the property within this first month of leasing.
Pros:
- lovely location, close to anything you could need in terms of groceries, restaurants, entertainment.
- our 2-bedroom unit is spacious, with floor-to-ceiling windows and a wrap-around balcony. lots of storage too. the rooms are a little small though, around 11x11 compared to my 12x14 room at my last place.
- all the staff have been really kind. we love Jasmine!
- no problems with the elevators so far, and i’m a fan of the trash and recycling chutes.
- more affordable covered parking compared to other apartments.
And the cons:
- our unit’s AC doesn’t properly ventilate the entire apartment. the room that has the AC unit gets freezing, meanwhile the other bedroom is consistently 6-7 degrees warmer than what the thermostat is set at. i talked to a maintenance person about it and all of the units with the same floor plan as us (B1a) have this same issue. there’s supposedly an ongoing project to fix it; we would really appreciate if the property supplied a portable AC unit for the warmer bedroom in the meantime.
- this past weekend the water to the whole building was shut down for maintenance with absolutely no notice to any residents. water was out from about 9pm to 1am, and I had to go to bed without showering (really hated that). there should’ve been an email/text notice so that residents can plan properly; it’s basic management courtesy.
- i really don’t like the Spectrum plan we have to pay for, especially when there are cheaper, more reliable internet providers. we had a Spectrum outage that lasted most of the day recently. this is concerning since i work on a hybrid schedule. i hope they ditch that contract and let us pick our own providers.
- our unit faces the street and it can get super loud at night with trucks racing down montfort. very annoying but i guess that’s the drawback with living near an entertainment district.
- lastly, our unit could have been more thoroughly cleaned before we moved in. crumbs in the kitchen, grimy floors, shoddy paint touch ups. i wish they installed the same countertops in the bathroom as are in the kitchen; the bathroom counters are very obviously painted over.
overall, we don’t hate it here but don’t love it either. hoping to see those first three issues addressed soon. i really want to love this place as much as i did when i toured!

Poor maintenance - poor upkeeping of the outside areas and grounds. As compared to the vicinity streets - the outside streets are swept more often than the community grounds.

We recently left the apartment on 30th August 2024 . I experienced:
1. Once you sign the lease, there is no clear communication about parking vehicles. It seems like we need to register our vehicle in their system via an app. If we don't, they seal your vehicle and then you need to pay 150 dollars.
2. Trash issues: It happened so many times. Someone would leave their trash bag in front of our door and then the office would send a notice to us. Pets pooped and dirtied the premises. There were no rules for removing pet poop.
3. The service once you become their tenants deteriorates. Our apartment was infested with cockroaches and their remedy or solution never worked.
4. They will charge as they see fit once you leave. I left the apartment clean and we were charged a hefty amount. No one answered our calls regarding this issue.
Our friends left this apartment and had similar experience. The management should address tenant's issues as part of their service.

Two stars for a great location. Otherwise, not many positives. Apartment was dirty when moving in. The elevators were broken for the majority of my lease (four elevators in the building, three were down at one point), dog park was never clean, and the trash room was overflowing (and brought bugs). Additionally, both parking gates to the community were constantly broken as well as the entrance doors. Parking spaces were limited and they would boot rather than tow violators (which takes away spaces for residents). Apartments consistently smelled like smoke and weed.
Maintenance would not give a heads up before coming to the apartment. Notice for fire drills would be given day of, so work from home was tough.
They gave less than 24 hours to move all vehicles from the parking garage for repaint, but there is limited spaces so there were not a lot of parking options. The office says you can park in the lot for the shopping district, however, there are signs saying otherwise, so park at your own risk.

I have been sending emails since May 6, 2024, in an attempt to sign a payment arrangement. The most recent email I sent was on June 14, 2024, addressed to the manager of collections, Lynn Mauldin. Unfortunately, I have not received any response. To make matters worse, I recently discovered that my account was sent to collections on May 30, 2024 without any prior notification. This situation is incredibly frustrating and leaves me feeling completely in the dark.
It is exhausting to constantly go back and forth with the company when all I need to do is sign the agreement and make a payment. It simply doesn't make sense why I have to beg and plead in order to pay the money that I owe. I kindly request a clear explanation for the reasoning behind this lack of communication and responsiveness.
I am certain that expressing my dissatisfaction and sharing this review will catch the attention of the top management. I hope that by doing so, I will finally receive the response I need to move forward and resolve this issue. It is crucial to note that this situation reflects the negligence and unfair treatment of the collections department, and it is NOT a reflection of the property itself.
Additionally, it has become evident that the company's business acumen is severely lacking. They have started billing the residents for cleaning services in the building and temporary help for the property that residents are not to be responsible for . This deceptive practice has resulted in increased utility bills for the residents, without any transparency or accountability. I strongly urge everyone to review their billing statements and take note of these unjustified increases.
It is truly disappointing to witness such unethical behavior from the company. They must take immediate action to rectify this situation, correct their mistakes, and ensure fair and transparent billing practices moving forward. I expect a prompt response and a genuine effort to address and resolve these issues.

These apartments are not worth the headache. The rent is too much for what you get. I would not recommend living here. It's a rip off how they charge residents.
I moved into this place because I was rushing to find a place. I regretted living here and was so excited to move out when I could!!!
After moving out, I asked for a final walk through and the young lady at the front said she could not because she was new. I asked if Jazmine was available to do a walk through and the staff won't give me an answer.
I was used to working with Jazmine, she was good, but if she wasn't in the office...good luck. The rest of the staff has no idea what they are doing and are very rude to residents. Jazmine was the only good thing about this place.
I submitted photos of the condition of the apartment when moving in, and of course at move out they could not find them, but told me I was fine. I fixed anything that was done to the apartment. I had the carpets cleaned, etc.
When I was out of VV&M and paid my pro-rated rent, I found out much later and was blindsided by a ridiculous amount they claimed I owed
They would not clarify the charges and ghosted me when I tried to get an explanation.
You are better off paying for a lower price apartment in the area because the price tag is not worth it and they definitely are not "luxury" apartments.

I've been living at VV&M for the past year, and I must say it has been an exceptional experience from start to finish. The management team is incredibly responsive and attentive to any concerns or maintenance requests, making living here hassle-free.The apartments themselves are modern, spacious, and equipped with everything you need for comfortable living.One aspect that truly stands out is the sense of community fostered by VV&M. The neighbors are friendly, and there's a real sense of belonging here. The location is also convenient, with easy access to shops, restaurants, and highways which makes getting around DFW a breeze (pending traffic).I highly recommend VV&M to anyone looking for a fantastic living experience. Kudos to the team for creating such a wonderful community!
