If you are looking to move into an apartment complex where every need of yours is met, where you expect complete and competent answers to any questions you may pose about said apartments, and just looking for your quality of life to improve… I highly recommend taking your hard earned money elsewhere!! The only reason the Kelso property is even receiving this one star review is because you can’t give ZERO or NEGATIVE stars. Renters be warned, the front office is ran by a couple of persons who can’t, in my experience at least, do simply things required to run a respectable business. Pretty sure one or both individuals failed 3rd grade math a few times (office personnel seemed not sure as to what was a bill from outside vendor or payment from current tenant) also incapable of answering direct questions with either a yes or no as to give clear guidance as to answer question from tenant, not to mention failure to call back tenants in a timely (or ever) manner while leaving messages with receptionist. If you enjoy being giving excuses as to why something wasn’t fixed, completed, or addressed this company is for you!!!If you hear the names Sue or Judy, run! Run for the hills and don’t waste your valuable time money and energy on these mud crickets who don’t care about anything other than getting your monthly payment for housing. That’s not 100% true they care also about the “multiple legal issues we are currently dealing with”(Sues words not mine)If you have ever head the term “the inmates run the asylum” look no further and pull up a seat for the dumpster fire of a show you are about watch! Again renters you have been warned!

We are over the moon happy with Kelsoe Properties. They are kind, professional and on top of maintenance requests! Judy is excellent and we have loved working with her! They really do whatever they can to help you get into a place and will go above and beyond once you're a tenant :)

I've been leasing from kelsoe for 5 years, haven't had any trouble.This is the kind of property manager that as long as you aren't causing problems, you're following the rules, and paying rent on time, they'll leave you alone.Its one of those treat others like you want to be treated places and those kind of people. Be nice, and they'll be nice.They aren't going to nickel and dime you on your deposit when you move out. If you didn't wreck the place, they'll give you your money back. They're very fair.The office staff will do everything they can to get you taken care of and keep you happy provided you're being reasonable. Sue and Judy have always been a big help and will be accommodating. They aren't the "well it says in the lease you signed..." kinda office staff like you find in apartments all the time.The maintenance staff is better than most apartment/rental maintenance guys. Very competent handymen and they will work to fix things right the first time and you won't have to be calling them back out for the same problem.They are pro-active on things that can become problems, week before first freeze they'll be running around making sure you covered the outside faucets, they stay on top of pest control, things like that.I really can't think of anything I can complain about, I don't know how they made these few others mad but I suspect the tenant wasn't being reasonable.They charge higher deposits than some places do but I've never found a place they rent that I'd think of as overpriced. Their monthly rent seems to always be just on the renters side of "fair". Even on properties I see on their board if I'm in their office, all seem VERY reasonably priced.

Pros: online rent payment, online maintenance requests, decent rent pricing, great location for UNT students Cons: Office staff never responds to emails (as you should always ask questions and make requests in writing for later proof), they think major pest problems can be taken care of by just getting their units sprayed once a month, they don't take care of their properties (and keep using excuses like they just bought it 2 years ago), they allow non-tenants to cohabitate in other people's apartments for months at a time that are not on the lease, water bills are shared, shady people inappropriately hollering at female tenants anytime they arrive or leave their apartment, parking lot spots are too close together so you have no room to get out of your vehicle (results in me parking on the street instead).
