I had to struggle for the 3 rating. Although the price was fair, the room was not good. Beds and pillows were horrible and smelled musty. The water from the bathtub when it was turned on smelled like rotten eggs. There was even some sort of bucket under the bathroom sink, I guess it may leak or may have leaked at some point. The convenient store that is located on the property, I was excited about until I bought a 2 liter coke and two small generic waters, and the manager/cashier charged me $10.25! No prices on anything in the store should have been a warning. Maybe during the bass tournaments, the property steps it up. They are practically right on Lake Fork. My 3 rating was for the decent room rate and location.

I wouldn’t give it even one star. I drove here from almost 4 hours away for a fishing tournament with my kids. When we arrived I immediately felt uncomfortable but as soon as I opened the door to our room I knew we were sleeping there. The floors had chunks of mud, grass and bugs. Window seals and baseboards had bugs. The toilet had hair and urine on it. Bathroom sink was dirty, bath tub clearly was never cleaned either by the looks of the grime and hair inside and out of it. The smell was awful and the dead bolt on the door didn’t work. The pillow cases were filthy and stained. The quilt had dried up who knows what on it and there was dirt and a dead bug under the blanket on the sheet. I informed the owner and he walked into the room and straight back out telling me he sees nothing wrong and that he wasn’t refunding me. I showed him the pictures I took, he looked at them and told me those things are to be expected 🤮 I wouldn’t recommend this place to my worst enemy! Horrible customer service and the place is a dump to say the least.

I rented a rv spot for one night was supposed to be $35 a night they charged me $95 tried to get in touch with them to get it corrected with no response then when I told them just to cancel my reservation they responded and told me they would refund me the $65 but told me they wouldn't refund the $35 for cancelation fee even though there web site says free cancelation. Then on top of that instead of refunding me the $65 they charged me again they finely refunded that $65 back but never did refund the other $65 they said they would. I'm in dispute with the credit card co now trying to get my money back but it looks like I'm just S.O.L. beware of these thieves and liers because they will steal from you.

The worst place I've ever stayed the air was broken they were supposed to fix it while we were at work never did it was 85% in the room and they refused a refund front desk guy was awful just terrible business

Checked in and left within the same hour. Disgusting. Piles of dog poop and cigarettes everywhere, especially right outside door by air conditioning unit which was blowing poop smell into the room. Broken chair just leaning against wall. Neighbors drugged out of their mind. TV didn’t work. Truly pathetic.

Service was ok at least we were given more towels. However, I really think the owner needs to invest back into the business. Seems to only be a cash grab. Watch for the residents around they are a little sketchy. Rooms smell of old wood and mildew, not of cleanliness. Someone's belongings were left behind giving the impression the room wasn't cleaned. Flies and other small flying bugs were in the room. Quiet though if you need some peace. A table and chair would be nice. Beds are hard and uncomfortable. Blankets are heavy and as outdated as the rooms. At the end of the day it did what it was supposed to do but, really needs improvement. Do not be fooled by the price and pictures online. You get what you pay for. Go to Bent Tree or Best Western instead.

new owners for 7 months. very nice and polite guys. however, thats the ONLY good thing. beds were quite uncomfortable but room was nice and clean. now diner experience ....THE WORST experience EVER. we had a large group and we arrived after 7pm. when ordering we were told they didnt have a lot of items available. half hour after ordering they came back and told us they didnt have what the majority of us ordered. so we had to settle for what was available. its wasnt horrible, it was just so disorganized and took sooooo long to get food. id give them some more time to get organized and get their food sources better supplied before trying to eat there. store has lots of fishing supplies.

New owners I was definitely overcharged by more than $100 also charge a $90 pet fee which had gone up did not honor any of the previous owners pricing I would recommend finding another place to stay I will be looking for another place to

We came to visit family that was vacationing nearby. I was able to call and reserve my room with no problem. They do close at 8 so make sure u at least call before then. They were very accommodating. I was impressed. Would stay here again.Rooms: The room smelled nice, was clean, cozy, and the air conditioner will make u sleep like a polar bear. Met my expectations!Walkability: Short walk to the water.Food & drinks: The store had pretty much anything u need. Also has a restaurant/seating area in the back with good food. Store closed at 10.

It isn't the Ritz but it isn't supposed to be... I brought my 12yo son here for a birthday weekend to fish and we had a really good time. Staff was super friendly and seemed to genuinely care about us enjoying our stay. We were upgraded to a duplex which although a little dated was clean and secure. Ac cranked up and cool despite the heat. Nice store and restaurant onsite w good people working there. I would return in fall or spring again. Thanks Axton's for a nice stay!

This place is NOTHING like the pictures posted on their website! It wasn’t cleaned properly, if at all. The beds were hard and uncomfortable! I DO NOT recommend this place.

New owners are horrible!! Don't make a reservation and try to cancel it!! They will not refund it!! I tried almost2 months ahead of time and they refused!!!! I would not reccomend doing business or stayimg there!!!!
