Living here has been a constant letdown. The trash chutes are consistently messy and poorly maintained — it’s clear cleanliness isn’t a priority. Maintenance requests feel like an afterthought; you put them in, and then wait… and wait… with little to no communication or urgency. For what I’m paying, I expected better service and basic upkeep. Disappointing experience overall.

This place has become an absolute joke since the new management took over!!!!!
I came into the office needing help and was completely ignored while the staff laughed, joked, and played around, literally right in front of me like I wasn’t even there
No greeting, no acknowledgment, just pure disrespect. The entire vibe of the property has plummeted. It used to be a nice place to live, but now it’s a disaster. Trash is piling up, maintenance requests are a joke, and the office staff couldn’t care less. People are moving out left and right, and honestly, I don’t blame them. Management has turned this place into a complete embarrassment. Save yourself the stress and look elsewhere.

The pool here opens at 9am and when we arrived around 9:30 the pool was still locked. While waiting at the pool I called the front office so they could come unlock it. Management replied,”some one will be there in a minute.” We waited for 15 more minutes before we called again and no one still came to help us. So we decided to walk to the front office and no one was there to help us. This process was over an HOUR and no one still came to unlock the pool. When we finally decided leave we bumped into management and asked if he could open it for us. He replied, “somewhere will be there in a minute” and continued to walk into the front office! I just wanted to say the new management here IS AWFUL, has no sense of urgency and they are going to run the apartments to the ground. DO NOT MOVE HERE!!!!!!!

I would not recommend living here. The 4th floor consistently smells due to residents allowing their dogs to urinate directly on the concrete. This has been an issue for over a year, and I have never seen the grounds power-washed or properly cleaned.
Trash is often scattered around the garage, adding to the feeling that the property is poorly maintained. For the amount residents are paying, the lack of cleanliness and upkeep is incredibly disappointing.
I’d greatly suggest looking elsewhere.

Update ....giving new management a chance they did clean up the trash and we are working towards a better experience here at prairie crossing.Carlos has been very helpful we are moving to a better unit for 6 months I'll keep an update...also issue with my patio wasn't resolved andkeep In mind I'm transferring units and still paying extra money
Not luxury 😞 from the assistant manager to the maintenance now biggest mistake was firing Michelle and Blake and the rest of the maintenance they have roaches and ants trash everywhere ... renovation needed.

This place used to be much better. The more I use the amenities, the more I realize how bad it’s gotten. They don’t even have cushions on the pool chairs anymore and it’s so uncomfortable. It’s very discouraging considering how difficult the move back has been. And there’s a roach problem. Could’ve paid less somewhere else if I wanted these problems. Haven’t been to the gym in awhile. Probably won’t.

I’ve had an amazing experience living at this apartment complex! The property is clean, quiet, and well-maintained, and the amenities are top-notch. What really made the difference for me, though, was the outstanding service I received from Brayden. From the moment I inquired about leasing, Brayden was incredibly helpful, professional, and patient. He answered all my questions, gave me a thorough tour, and made the entire move-in process smooth and stress-free. Even after I moved in, he checked in to make sure everything was going well and went above and beyond to help with a few small things I needed. You can tell he genuinely cares about the residents and takes pride in his work. Highly recommend this place—and if you get the chance to work with Brayden, you’re in great hands!

Update as of 6. 6. 2025: I hate I have become this resident honestly. I called yesterday for emergency maintenance because my air conditioner wasn't working. At 7 pm nobody ever called or showed up so luckily I have my own maintenance supervisor. It is currently over 24 hours later and nothing. It is fixed and cooling no thanks to this management but if I wasn't a resident who couldn't address these things...i feel sorry for y'all. As of now I still haven't received full credit back either for my 4 months of overcharges to add fuel to the fire. I originally gave a 5 star review and it has stayed that way for a year until now. I unfortunately signed my renewal before the new staff started and have regretted it ever since they got here. The negative reviews are valid. My trash wasn't collected for almost 3 weeks. There are duplicate charges on my account that I have been trying to get removed still with no communication or success. No response to my emails. No one answers the phone. I went in the office this past Wednesday since I worked from home that day, and was finally able to get up there while they are open. Still no success. The leasing agent who was in there, I don't remember her name, was not helpful or all that friendly overall. I even overheard her take a tour while I was struggling to work the coffee maker, and she seemed like she didn't want to be bothered by that customer as well. Lastly, I've gotten no sleep 2 days this week due to the fire alarms going off. The property is already on fire watch ases on my experience in this industry so put the systems on test until the alarms are repaired. I have always loved Portico but if you ask me, this is the office staff who should be gotten rid of. I am a Property Manager myself so I understand the stresses of managing a property and long term resident expectations. I even understand requiring appointments as I also do this, but reply to your emails and address resident concerns. I have never been late and never even complained to management since I've lived here until now. This is how bad it has gotten here just in over a month. It's so disappointing because before all of this, this is the first apartment I have been happy overall living in over the last few years.

let me start off by saying these apartments are weird for them to be so called luxury they bait you in and your apartment looks nothing like the demo we did not see our apartment unit our move in date causing us to spent more for a upgrade w a additional fee we were promised a smart home still nothing after a year ...get our first rent its 1879 next rent was 1975 plus allocated fees we pay 2100 just to add the icing on the cake they make u pay for lockers they make Amazon put it in a locker so you have no choice for your mail and if dont pick it up on there time that another charge..thin walls i can hear my neighbors sexual encounters the people above us runs stampedes in there apartments and they have the nerve to try to chrge 2500 plus to break your lease only thing good is the location the trash shoot is broken you have to sit your trash bags out side your door this makes the ground stained with trash juice and its visible and yea the gate is always broken its just not worth it moving is also a hassle u have to use elevators no entry for trucks so your walking all the way to elevators to get to your apartment with your belongings theres hud inspections from the bank in select units as well these apartments definitely did not live up to our expectations edited review Michelle is awesome and makes the apartments much better and always puts her best foot forward for the residents she's very pleasant and fun to be around prairie crossing keep her here she makes the apartments much better

Mr. Alex from maintenance is super nice and helpful, since he is in charge of garbage collection this service is exceptional, the garbage rooms are in excellent condition (floor, lighting and no scattered garbage).
