*** UPDATE ****
I now have rats and rat nest all over this apartment and also bees and wasp inside ??♀️ SMH ****NEW PHOTOS*****
Water damage everywhere pieces of the calling in the bathroom is falling off. Wolf spiders every where. Big gaps in the front door and patio door which means everything just walks right in your house and move right on in especially spiders. Whenever they cut the grass and use the blower they literally blow everything in my house because of the gaps. The house don’t stay cool because of the gaps which means the ac is constantly running trying to get the house cool which means outrageous light bills no ma’am. I just know it won’t b long before I come home and my livingroom ceiling is sitting on my sofa waiting on me to walk in ?️Don’t do it

Too many repairs needed than it’s worth. The issues are endless, despite management’s attempts to keep up.

If I could I’ll give them -0
I stayed in these apartments for a year. They did not complete my work orders every time I turn one in it’ll say completed after a week. I drive trucks so I’m barely at home but one time I was out for three months. I came home to my den ceiling, leaking water and had mold and mildew all on the walls so everything in the room was no good. The good thing about that is that I had insurance, but some of the stuff I couldn’t replace it was sentimental so I went to the office told them about the leak and the mold and mildew. They said they will have maintenance. Come out three days have passed. Nobody came so every day for a week I was up in the office complaining about it, no I did not pay my rent because of it so a week went by. Nobody still have came so I decided to move because the ceiling ended up falling in and I told them that and nobody never came but they closed out the work order as complete so the other thing is , I stayed there a year and the whole year my mailbox was open. I told them about it. They never fixed it so the whole time of me staying My mailbox was open and the key they gave me didn’t work so whoever wanted it to get in there and get the mail they could
So I started putting my mail on hold until I got home Also, my toilet was messed up. It was broken. It wouldn’t flush or anything. It was rusted and everything so with me being out on the road came home and it was maggots in the toilet. They still didn’t fix it, but they closed out the work order. As Complete they never answer the office phone, but as soon as you don’t pay rent, they will call you. You can email them. They don’t respond for weeks. It was crazy. That was my second time living in them apartments when I stayed there the first time I did not have any of these issues, I don’t know what change but I know is new agents in the office. Don’t give two shits about anything that’s going on in your apartment. It will not get fixed when I moved in apartment wasn’t even clean. I had to clean it myself my air conditioner, didn’t work them 2 to 3 weeks to fix the air conditioner and it was in the summer months. I moved in July 15 of 2023. The whole Apartments are raggedy. They need to tear them down and build them over. They are no good the foundation no good at all , my whole apartment was leaning
Can’t forget they sent me a letter because I told them I moved because of the work orders and the mold and mildew in the apartment so they sent me a letter send that I owe them almost $6000. Good luck getting it I wouldn’t dare and also I have a lawyer, so if you decided to move here, you might as well Lawyer up because it’s not even worth it

Do you want to move to Avalon Villa? I do not advise you to do so because everything in it is bad. Starting with the rental office and the people who work in the office, they must be taught and educated on how to deal with the resident in the complex. The whole group. Secondly, if you have a problem and want to solve it with them, they do not care about that. I have been in my apartment since February, and since that time the mailbox has been broken and nothing has been done yet. I have had a kitchen light since last week and nothing has been done, so I advise you not to get involved and think about living here.

I was excited about moving into these apartments. The floor plans are spacious for a GREAT price. I applied and they approved me fairly quickly but that’s when it all changed. I was constantly unable to get a hold of anyone to ask questions that I had. They NEVER and I mean never answer the phone. I received the email that I was approved on 09/01/24. E-mailed management with questions. No response. With it being a holiday weekend they were not in office on 09/02 so I waited until 09/03 Tuesday to call them again that morning. No answer. I missed a call from Paloma Tuesday evening at about 2pm. She left a voicemail stating she wanted to talk about my application and had me down to move in later in the week I’m assuming that weekend 09/06 or 09/07. I saw the missed call about 20 minutes after she called me and called back about 2 or 3 times. No response again. So now I sent a message via the portal stating that if it’s easier to communicate via email then that’s fine. Still no response. I’ve called this company a total of 23 times since I’ve submitted my application on 08/29/24 and haven’t been successful in reaching them not once. I even went to the property on 09/07/24 to try to get things figured out in person only to arrive at 1:30 and there being a “gone to lunch :)”letter on the door. Along with a couple outside that had been waiting to tour a unit that they scheduled online! So they’ve been inconveniencing multiple people! I also spoke with a current resident who let me know that the A/C constantly randomly doesn’t work, leaks constantly in the apartment, bugs, along with the rude and unprofessional experiences she’s had with the office staff. I’ve paid $150 and now that’s gone to waste when I could’ve used that to apply elsewhere to a complex who’s more considerate and responsive. No one has money to waste like that and Avalon Villas you all as a whole company really need to do better. Now I’m back at square one with less than a week to find me a place to live because I trusted that you all would have been my next place I call home. Please refund me my $150 and allow me to start my process ALL OVER AGAIN. I’m so disappointed and if you’re reading this considering moving here. Don’t waste your time hun.

I regret living in this apartment. It's been a month since we requested curtains, and the response has always been "tomorrow, tomorrow." I tried contacting them, but they are completely unresponsive. They take their time when they come, and I have no idea what they’re doing inside. Finally, after going to the leasing office countless times, they put the curtains up after 32 days. Paloma, who works there, is so unprofessional—I have no idea how she got hired. When I asked her to remind the maintenance team about the curtains, she refused, saying, “That’s not my job.” I wasn’t asking her to install them herself, I was just asking for follow up.
After what felt like 100trips to the office, they finally put the curtains up. Then today, I went to ask about the water bill, and Paloma was talking to someone else, but she wasn’t sitting down, so I didn’t realize. When I approached her, instead of calmly explaining that she was in the middle of a conversation, she threatened to call the police. I even said sorry because it was not intentional. She could have simply asked me to wait, and I would have understood—I’m a reasonable person. The person she was talking to wasn’t even facing her, so I didn’t realize they were in conversation.
Paloma’s behavior was rude, unethical, and unprofessional. She acts as though she’s the one paying my bills here. She could have just calmly explained the situation professionally, but instead, she escalated it unnecessarily with her ego. To make things worse, the apartment wasn’t even clean when we moved in, but we didn’t complain. It’s frustrating to pay so much money and be promised things that aren’t delivered on time. It’s not just me who has an issue with Paloma—her lack of professionalism is obvious to everyone.

I recently had the pleasure of working with Paloma, a leasing agent at Avalon Villas, and my experience was outstanding. From the moment I first reached out, Paloma was attentive, knowledgeable, and genuinely helpful. She took the time to understand my needs and preferences, providing detailed information about the community and available units.
Avalon Villas itself is a fantastic community. Ten out ten recommend! Check them out.
