All I can say is “Wow”. Tammy Richards (AE) and her staff (Ashley Schaeffer) are the quintessential professionals! They got us to closing in 3 days and we closed on time as promised. I was skeptical after dealing with a company that vacillated quite a bit with terms and what they could do. Then a wonderful man referred me to this company. It was the best decision I could have made. This is my funding source from here on. I’ve already referred someone.

As a new investor, I was really nervous about buying my first property. But Courtney made the whole process so easy and stress-free. She was incredibly patient and knowledgeable, and she took the time to explain everything to me in detail. She answered all of my questions, no matter how small, and she always made sure I was comfortable with every step of the process.Courtney was also very responsive and always available to talk. I could always reach her by phone, email, or text, and she always got back to me quickly. She was also very flexible and worked around my schedule to meet with me whenever convenient for me.I highly recommend Courtney to anyone looking for a loan officer, especially new investors. I don’t understand how people are rating Stephan as a great loan officer. My experience with him was HORRIFIC!!!!! He would claim that my loan was going to be 10% down payment on a buy & hold. Then he advises that it will go up to 20%. When I received the new term sheet is was completely wrong. My down payment was 30% down payment on the term sheet. Imagine my surprise. His company admitted that it was a mistake / oversight on their part. He is not detailed oriented, very disorganized & his communication was not trustworthy. I could not believe a word he said. I would not recommend this company. STAY AWAY FROM THIS LENDING COMPANY IF YOU WANT TO AVOID HEADACHES & AGGRAVATION!!

I have worked with every major lender in this space. Sherman is hands down, by far and away, the single worst experience I have ever had in my life. It is strongly advisable to move on and do not waste your time.

Don’t use this bank. Worst experience ever for a fix & flip project. Update: this bank is effectively stealing $5,000 from me. I completed the rehab for my project but they are saying I didn’t because I didn’t complete 100% of the line items in the initial budget I sent in. Anyone who rehabs houses knows that budgets change as you go along. The way I see it is they built in a sneaky way to steal money from investors. I’d be curious to know how many people have had this problem. Do yourself a favor and find a better lender. These people are crooks.

This bank is too expensive, way too many fees. In Philly, PA investors that know this bank consider it a loan shark. There are way better and cheaper banks for flipping, or try your local loan shark they probably have better rates and are more human.

I get a spam DocuSign email from this company every night. I have a hard time believing this isn’t a shady company with these unsolicited DocuSign emails and the fact that no one will respond when I reply to the email asking what it’s about.
