Myles is awesome! I've been here over 2 years and have seen that mans work ethic. He works super hard and gets all maintenance requests done on anything I've needed from him quickly. Many of my friends would say the same. I even saw him out working late on a Friday night.
It was sad to see Jennifer go. She was great.

Had an issue with my ac unit and if you know south Texas heat an ac is not a luxury it’s a necessity. I submitted the ticket and in no time Miles the property maintenance manager addressed the issue. In a matter of minutes I had a working unit again. I got to tip my hat to Miles for the speedy delivery.

My fiancé and I were given an impromptu tour by Myles. Although he does not work in the leasing office, he was extremely knowledgeable about the complex's amenities, utilities, and rates. His professionalism and attention to detail is what drew us to Oak Tree. We had very little issues submitting an application and were pleased with the application process overall. After moving in, we had several minor maintenance issues, and Myles knocked on our door shortly after receiving our work orders. We were thoroughly happy with the results and timeliness of the work done.

TLDR: Avoid this place at all cost.
This apartment complex easily takes the cake as the worst managed, maintained, and cared for complex I have ever lived in.
Working with the management is like working with a bunch of snails.... If they're actually in office when they're supposed to be you're lucky to get a helpful response quickly, if at all. The amount of mistakes the management has made when it comes to things like lease renewal, etc. is astounding.
The property itself seems nicely built, but I doubt it has ever been cleaned since this management company took it over. There are quite literally piles of bird poop on the stairwells, the hallway floors are covered in stains and more bird poop, and dog poop and dead animals such as baby birds are left to just rot in stairwells and hallways. The valet trash is supposed to come Sunday thru Thursday, but more often than not when bags are placed outside to be picked up, they are left there for days. It's as if the valet trash isn't even seeing the bags (and I wouldn't be surprised if that were the case). Wasps nests are prevalent throughout the property, and not dealt with.
The maintenance people are kind, and do a good job when they actually get around to fixing the maintenance requests, but that will take weeks or even months to accomplish. If you are not going to the office in person and badgering the management of finding the maintenance people on site and nagging them, you won't get anything fixed. It seems likely that management needs to hire more maintenance, but is refusing to do so because they're cheap.
This is apartment complex is worth maybe $900 or $1000, but they get away with gouging their renters by charging 40-50% more than that. My experience here has been *so* bad that I have decided I will pay the extra money and buy a place when my next lease is up instead of ever again having to risk dealing with a rental experience as bad as this one.

I recently had the pleasure of visiting this apartment complex for a tour, and I was thoroughly impressed from start to finish. The experience was exceptional, thanks to the friendly and knowledgeable staff who made me feel welcome and answered all my questions with enthusiasm.
The property itself is stunning! As I was guided through the various amenities, it was clear that the management takes great pride in maintaining every aspect of the community. The landscaping is beautifully done, and the common areas are clean, modern, and inviting. The amenities, including the fitness center, pool, and lounge areas, are top-notch and provide a real sense of luxury and comfort.
The apartments I toured were spacious, well-lit, and thoughtfully designed. I appreciated the quality finishes and the attention to detail in every room. The layouts are practical, with plenty of storage and living space, making it easy to imagine myself living there.
What really stood out to me was the genuine care and professionalism of the staff. They took the time to understand my needs and preferences, ensuring the tour was tailored to what I was looking for in a new home. Their knowledge of the property and the surrounding area was impressive, giving me confidence that this would be a great place to live.
Overall, the visit exceeded my expectations, and I left feeling excited about the possibility of making this complex my new home. I highly recommend scheduling a tour if you're considering moving here—it's well worth it!

We were extremely pleased with our initial visit to Oak Tree. Jennifer was amazing. She was very attentive and helped us find just what we needed. The entire process was smooth and seamless. I would definitely recommend Oak Tree if you are looking for a great place to live in Kingsville.

I have lived in some pretty rough areas and never lived in a place as poorly managed as Oak Tree.
Maintenance requests are just that, a request. I've had two requests where they were marked complete without anyone ever conducting any maintenance.
If you need to contact anyone good luck. The office doesn't abide by it's own hours. You can never get anyone to pick up a phone and you can't leave a message because the system is broken. If you send an email there's a 10% you get a response.
Currently the water is off and no notice was sent out, nobody is in the office, so residents have no idea how long this will last.
The dumpsters are constantly overflowing because the property doesn't seem to want to get larger dumpsters so you'll just be walking past bags of trash on the ground.
You are required to pay $25 a month for a trash service that's supposed to pick up trash from outside your door Sunday-Thurs. Good luck. I am 0/5 for putting my trash can outside my door and having them actually do the job I pay for. Oh and don't worry, you can't opt out of this service so it's like I'm paying $25 a month to take out my trash.

Oak Tree is a wonderful place to stay. The staff is very thoughtful and will go out of their way to help! Jennifer specifically helped me with a last minute request and there were no problems at all. The complex has nice amenities and looks beautiful as well.

Both management and maintenance are extremely helpful and actually care about their residents. They go out of their way to make sure standards are met and issues in the apartments are addressed in a timely manner. Maintenance tech Jerry showed us how the property is quiet, clean and well-kept.
