1. theyre reviews are fake and paid for
2. maintenance does not get to things in a timely manner whatsoever mostly because communication between management is subpar.
3. i had no AC for almost a month and all they could tell me was that i was SOL.
4. the pool is open for barely 2 months and is usually getting cleaned every other day so you can rarely use it
-they also put everything up when they do close the pool so you cant even sit out there
5. the gates are always broken or not working
6. a load of people here are incredibly rude and i felt uncomfortable in this environment
7. everything breaks down because repairs are miniscule
-the plumbing is abismal and you can rarely flush toilet paper because it clogs just from piss
8. cats basically live here( i love cats so its okay) but theres dead birds everywhere because of it
the only good few things here is the windows, flex payments, and that fact that i have a roof over my head & some of the management are kind
save your money, there are better places worth your money

Friendly and outgoing staff! Very helpful and catering to my needs! Maintenance was very fast to help me with any issues I’ve had quit to respond. A very peaceful and family friendly community within our gates beautiful apartment. Management is quick to answer any questions I’ve had.

Rent fees are still going up every signing. Is it normal to others? For 8 years of leases, it never stopped. I guess they should have discounted for a long residence because of no vacant period and earning non-stop.
Ref is too noisy and they have refused it to replace to better one for 8 years. We are seriously considering to move out.

Terrible establishment. Management lack through communication and you will be penalized with random hidden fees. Stay anywhere but here.

Super disappointed to get my final bill from this complex only to be notified that I needed to pay for a professional carpet cleaning upon move out. Very disappointed at the move out fees that I originally was notified were covered with deposits. I definitely do Not recommend this complex nor its staff to anyone. Very disappointed at the service, weekly maintenance failures, undercover fees and overall below average complex.

Don’t waste your money live in this place, like a hell. Water leakage happened in the whole house, bathroom, kitchen, and toilet clogged. The maintenance had to come so many times per week to fix this and that! The room was full of extremely bad odor, and couldn’t remove. You can see bugs inside or outside of your house everyday. Inside each closet was very dusty. Terrible management and delayed urgent maintenance.

They demand you wait until you get a notification to come pick up your package, but wait to notify you until they close, or in my case, which happened 2 times already, after they close on Saturday and would have to wait until Monday to pick it up. For this reason I have to track when packages get here and I give them until 30 minutes before they close before I go and get it myself. Almost all of the time they are rude about it if you tell them you had no notification from them. Sometimes I get no tracking and I miss my opportunity to pick it up on my own. Overall this has made our stay here very upleasant.

The best apartment I’ve lived in since I’ve moved to Lubbock! The front Office has always been friendly and easy to work with involving maintenance, rent, or simple complaints. Would definitely recommend to anyone looking for a quite place to stay at.

I loved living there for 5 years, office staff was very professional and friendly. Also the Maintenance staff kept the grounds clean. Loved the Supervisor Jacob he was always on top of things!

This is a great apartment complex with a nice park and nice pools. Great area with plenty of places within walking distance. I had an apartment back in 2007 and my step daughter lived here just recently before she got a new house. The staff is friendly and professional and I highly recommend.

I have to say that this apartment and management team has been nothing but pleasant, patient and super easy to work with. My daughter and I have toured several properties here in Lubbock and we had some pretty interesting encounters with the offices of different complexes. From start to finish they have been nothing but Helpful and went over the top in order to make sure that all of our questions were answered. There’s a lot to say about the office staff or apartment complexes. They are the face of the community and the property and how they treat their perspective tenants as well as their tenants says a lot about the property. We even were able to talk to several tenants that actually have lived there, and they had nothing but great things to say as well. We feel very happy about our decision.
