I originally moved into Southfork in 2017. due to health issues. I returned here last year. The staff has been extraordinary especially Ms.Journey, She is always kind and very patient and goes above and beyond no matter what my Concerns are The property manager Ms. Camiece Always greets you with a Genuine smile and goes Out of her way to find solution no matter what your issues are they have both made my circumstances bearable.

I love this place! It has a beautiful, family-friendly atmosphere that feels very comfortable. My family is happy and relaxed. The service is excellent, the prices are reasonable and affordable, and all the staff are respectful and very helpful. Highly recommended!

I’ve lived here for about 6-7 months so I can give a honest and thorough review. It took awhile for my application to get approved and I was sitting waiting for weeks, office personnel seemed annoyed and irritated to let me view my apartment before move in. I had to ask several times . When I finally got the opportunity to tour my apartment (2 days before move in even though it had been vacant for over a month) office personnel noticed that something was wrong with my air and said they’d get maintenance to check it out. Mind you we were in early July with TEXAS heat . Maintenance came out and said there was a part missing and just gave me a portable fan. I was without air for about 3-4 weeks. After maintenance never followed up, I had to talk to the property manager and maintenance came out again, come to find out they actually weren’t waiting on a part?!? They just had to clean the filter so I was without air for weeks for nothing . Other than that I had no problems . When there’s heavy rain it becomes lizard city (they are literally everywhere) but that’s not the apartments’ fault . There is dog poop every where, owners will literally have their dog poop beside the dog poop trash can and won’t even pick it up and throw it in, you can hear neighbors scoot their chairs back and forth . If your apartment is facing the highway that’s all you’ll hear . When I’m on the phone with friends and family they often think I’m outside because the noise of the highway is so loud and I always have to apologize for the loud noise of the highway. So, the walls are paper thin. Their appliances could be better, specifically the washers and dryers I have to wash my clothes multiple times and even go to the laundry mat to get them washed properly . Maintenance has gotten so much better and they respond quickly now! I have no problems with my neighbors they are great and I hardly have to encounter the office staff so no problems . It’s a decent place to live overall with decent amenities.
Update: I do want to add that we now have new management and a completely new staff. We weren’t notified of new management until the day it took effect . Their communication so far is a bit off, us (residents) are not aware of any changes. We have a completely different utility company and we don’t know who they are or how much it’ll cost . We also had to delete and re-download our rental portal. We are left in the dark on everything that is happening with the changes. Which sucks because we are literally paying to live here.

I will rate it 8/10. I love the apartment but the change of ownership of the apartment can be disruptive. But I love the very assistance service to make living in the apartment great.

This has got to be worst place live in Manvel/Pearland area. They have changed management 3 times in the last 2 years. I have mold in my apartment and they just keep putting it off the last straw my truck got broken into and of course they have no working cameras in that area.
Don’t do it try another location if you’re moving.

Horrible service! I paid a cleaning fee of $114.00 back in 2019 after I moved out! And the apartments did not remove it from Pro Collect and they show I have a zero balance with the apartment complex but no one there contacted pro collect to remove it! I am very upset! I am trying to move in my new apartment now and I can’t because Southfork is giving me the run around with obtaining a letter showing I have a zero balance! This is really ridiculous and the office personnel is having an attitude with me like I did something wrong! This was the apartment mistake and they need to assist me! I’m about to file with the BBB if no one helps me soon! Cause I can’t move in my new apartment until this has been fixed!

The staff is phenomenal. Everyone loves what they do so it makes them atmosphere amazing. This property offers great amenities in a well sort out area. I highly recommend checking this property out. Tell them Roe sent ya!

BEWARE!! DON’T move here!! Shootings!! UNSAFE living conditions!! Poor landscaping & property management skills -always provides excuses for not resolving issues!! Poor Maintenance - repairs not getting fixed in a timely manner!! Inoperable gates.This property is even more in “ worst “ condition as it has ever been in before and I’ve been living here for 6+ years (regrettably)..
To the business owners: Not to mention the recent shooting that occurred on property near building 7 back in early May’24, the ongoing unsafe issue with the malfunction gates which more than likely contributes to the easy access of the apartment break in’s , poor ground keeping (dog Pooh/trash everywhere and ant/ bug infestations. Below are 2 unsafe urgent maintenance repairs with untimely repairs. In April’24 (item#1):I opened an online maintenance repair due to loud sounds of dripping water in the ceiling of the main entrance hallway and air condition unit. By the way, this is an ongoing, repeated, re-occurring issue for the past 2-3 years whereas my unit experienced flooding in the main hallway, water damage to floors, drywall water damages inside the air conditioning unit and etc. ( Item #2 inApril’24): I opened an online maintenance repair for the kitchen island granite corner that was damaged as a result of a fall I experienced due to a recent surgery. This issue exposed “Unsafe” sharp/jagged edges that required immediate repair. In May’24: Maintenance falsely marked these items as complete when absolutely “NOTHING “ was done to complete it. In June’24: Due to the severity of the help request, I met with both Nicole (Director) and Cheryl (property manager) the first week Cheryl arrived and reported the falsified maintenance items above. Of course despite multiple times I’ve reached out to Cheryl via email, walk inside and phone call’s requesting status updates, all I received was “excuse after excuse” and no progress was ever made to complete this task. In July 26, 2024: the air conditioner unit was finally addressed ONLY after I spent 12 long agonizing hours of cleaning excessive water damages to my hallway, the photos were taken afterwards.I have a videotape of the excessive water damages in the hallway but was too large to incorporate in this report. I even called the emergency phone line service and no one ever responded!!! until the very next day…I also sent email help request to front office management and heard nothing from them the entire night!!! July’24 (kitchen granite damaged top): After multiple, countless repeated times reaching out for help to Cheryl and receiving no help. Again, I walked into the office on 7/3/24 and requested copies of the granite top quote and the install date. All I received was a copy of the quote which to my surprise has a date of 6/10/24. Apparently, the contractor had given this to her and she failed to communicate this to me- extremely poor communication skills. Not to mention, she still had not bothered to respond to my request of the install date even as of today. All of the above are clear examples of Cheryl inability and unwillingness to help troubleshoot unsafe conditions. Not to mention, lack of leadership & conflict resolution skills & accountability, poor communication skills and totally not putting residents “ unsafe conditions“ first. Lastly, hurricane Beryl was an awful experience for multiple people. At Southfork lake property, there’s still unsafe conditions that exist as a result of this hurricane for anyone to walk safely on this property. Just the other day myself along with 2 other residents observed children playing underneath the falling tree limbs barely holding on to the tree itself. This is a bad accident waiting to occur that potentially lead to a fatality. We also observed children riding bikes and skateboarding near the leaning damage electrical post also. These are the reasons this property received a “1” rating due to poor management!!
