I went 1 month ago and unfortunately it was windy and a large tree fell on our cabin, we had to vacate and stay in the car and the administration said they would return the money and they didn't. I made several requests for a refund and it wasn't achieved. I had to call the bank to see if by filing the scam report they could credit me with the refund. I'm still waiting for bad service.

Terrible attention from the moment you arrive, the videos show that the cabins have bathrooms and they don't, and they give you the cabin super late.
The bathrooms are secluded and in poor condition for bathing. The river is super dirty, nothing like how the photos are presented and the staff does not take good care of you.

The river is dirty and there are snakes in the water; you have to be careful. For the price of the cabins there is no comfort; The bathrooms are outside and all visitors have access to the same bathrooms, so hygiene is not good; Plus there isn't even soap in the bathrooms. The pools are extremely small, too public for such a small pool. At the end of the day you are going to pay for something that does not have the conditions and you also have to bring all your food and drink, you are going to spend a lot of money for a dirty river and dirty cabins. Adults drinking and drunk all the time in a supposedly quiet place for your family; Where there is drinking there are problems because everyone does not know how to behave. For me it's a 0/10. Appalling.

This is great place to stay for a good get away weekend this is what I call Camping with Comfort the Cabins & Tents are well equipped with all the necessary including A/C, Small Fridge, TV and nice beds with clean sheets I mean what else can you ask for right.
The ranch also offers a beautiful Rio/Lake with Kayak's and many other activities for Kids and Adults to enjoy and have lots of fun.
I recently stayed here along with my family and friends we had a very nice and fun weekend my only comment or advise to Management is focus more on the Restrooms they need to be cleaned at least once every 2 hours to maintain them specially at a full capacity weekend and us traveling with kids makes it very unpleasant to step into a Bathroom that Smells really bad and looks like it hasn't been cleaned once that Improves this will become "The Perfect Spot" in Texas.

Everything is beautiful except that people don't fall asleep afterwards and they are playing music at full volume and DRINKING and the administration doesn't do anything I will never come again

DO NOT have a wedding here!!! Worst bar service; the bartender and other servers were giving everyone attitude and seemed very annoyed about even being there. The bathrooms were utterly filthy when guests came in! Also, when the bar tab was met, there was still a keg paid for that guests could drink, and they did not offer any of it! There is also a lot of the Keg left, and it would not give guests other options. Also, when the couple booked the venue, they were told they had river access, but on the day of, it was closed off and sold to the neighbor. Everything was utterly unprofessional! To the venue in question, if you don’t want to host weddings, then don’t offer it as an option!

Came here to watch the solar eclipse with friends. Overall, great glamping experience!Lodging: The tents were clean, well stocked, and temperature controlled. There was a fridge, TV, wifi, beds, and towels supplied. Outside, there were chairs, a picnic bench, grill, and BBQ pit.Pool: The pool area was nice, with several options ranging from small and shallow to larger and deep. There was a hot tub as well. The hot tub was a bit dirty, with dead bug carcasses. Wasn't too big a deal, but could be cleaned up more consistently.Bathroom: They have mini trailers outside that are private and have showers, sink, and toilet. They were very clean and good temperature/water pressure. Very good bathroom experience.Game Hall: Large and spacious with several options including ping pong, air hockey, billiards, and more. I thought it looked a little run down, and could use some cleaning/upkeep with the games, but overall, it was still a nice place to relax.Nature: The area is very open with a lot of trees, grass, and a river where you can Kayak. There are cabanas by the river which are well set up with chairs, tables, qnd hammock. Very beautiful.
Parking: Overall, the default parking is easy. Simply park next to your tent. First two cars are free. I think they could do with making a small lot or area for extra cars that is easier to find and access.

Great place to have a good family time or just relax. The cabins are very clean and everything works perfectly. Bring everything that you need like water, ice, charcoal, food, etc. Stores are not that far like some people say. Will come again and we'll recommend it to our friends and family. Thanks a lot.

Will not return. We we for a nice relaxing family day. We had a cabana next to us full of hoodlums that had 7 kids, all out of control. Parents/chaperones were much better. They continued to raid our cabana, screen/yell/curse excessively! Staff finally showed up after 2 hours of listening to them and asked if they could tone it down. They did long enough for staff to leave. No follow-up by staff. Kids just returned from kayak trip and haven't even had time to get out of the water and because we asked staff I he thought we were being to dramatic about their "noise levels" he insisted we take the kayaks back. Definitely not relaxing, definitely not enjoyable!!

All need to bring is food, a few basic grilling & outdoor cooking supplies and YOU ARE GOOD! New electric grills at each birdhouse cabin are NICE! Cook on charcoal/wood or electric, infared grills. Plenty of stores, 15-20 minutes away. Really enjoyed our 4 day stay.
