“As new residents from out of state, we’ve had a great experience settling into University Hill Apartments. Since we couldn’t tour the unit in person, the office staff provided detailed videos and helped us secure our top-choice apartment. The unit was clean and ready on arrival, and most of the minor issues we noted on the move-in form were fixed within a week—very impressive.
We also found the appliances to be functional, but not super good. Despite this, we appreciated the thoughtful check-in call on moving day!
We highly appreciate their commitment to community safety, including performing background checks for all residents.
The maintenance team is truly supernotch. We recently had an emergency water leak from the roof at 12:15 AM, and after calling them, the emergency team was on site and fixing the issue within 30 minutes! For any routine maintenance, they consistently resolve the problem within 24 hours, provided the necessary parts are available.
Everyone—from the office staff to the maintenance crew—is warm, welcoming, and always greets residents with a smile. The campus is also kept very clean and well-maintained.
One small heads-up: there are some additional fees (background check, admin, water/sewer, trash, pest control, etc.) that weren’t clearly listed on the website. Expect to pay around $100 more than the listed rent. That said, they do offer a discount for SFA employees, which is a nice perk.
Despite this small administrative surprise, the overall quality of service, security, and maintenance makes University Hill Apartments an easy recommendation. Highly recommended!”

“I’ve lived here at the magnolia for several years now. I saw the change in management and the only thing I can say is that this is one of the best places in Nacogdoches to live.
The property is beautiful and has many amenities, trails, gym, laundry. Management and staff keep everything clean, and maintenance/ work orders are handled next day if not day of.
The staff and management are some of the nicest and most accommodating people I’ve ever had the pleasure of working with. They are concerned about the welfare of their renters and work hard to be sure that you feel at home here.
The units are fantastic! The first unit I lived in was one of the 3 bedroom 2 bath. The unit was clean when we moved in and move in ready! I since have moved in to a one bedroom and there is plenty of space to fit both me and my fiancé very comfortably. I don’t think you can beat the price ether!
All in all I have loved living here and could not recommend it more, 5 stars doesn’t even do this place justice!”
