Don’t waste your time here!
I applied for an apartment here on 8/11, I was told the process would take 5–7 days, and I was later informed I was approved via email and I only needed to provide one more document. On the very day I was supposed to sign the lease and move in Friday 8/22. management abruptly reversed their decision and denied me(I was told the decision had nothing to do with the last document they asked for…. Also during the whole process I had to continuously call and ask where they were in the process / did they need anything else from me, they did not reach out first for anything else needed until after I would call and ask if they needed anything.
This wasted valuable time and left me in a last-minute scramble to find housing. Communication was poor, and the process felt misleading and unprofessional. If you’re considering applying here, be cautious and have backup options, as my experience suggests they do not handle applications fairly or consistently

My first month here has been a nightmare. My car was towed three times (two due to app failures), costing $350 each time, completely wiping out the “first month free” promo. Visitor parking is basically nonexistent, management is unresponsive, and the leasing process was painfully slow. The internet they recommend has been unreliable from day one and recently down for 24+ hours. Save yourself the stress and look elsewhere.

Noise:
1) My downstairs neighbor habitually plays music blasting past 10pm, yet the leasing staff has done nothing to resolve this. 2) You can hear Mavericks dance hall from across the street playing loud music up until 2am on weekends.
Electricity outages and Internet:
1) Windy day? Power outage, welcome to Pflugerville! The power goes out at a minimum once a month here, and no less than 4x per month in stormy/windy seasons. 2) The internet is locked into Astound and they offer only copper wire connectivity. I pay for 300 mbps and the actual speeds are always lower, the upload speed is terrible. The internet has also been out for 5+ hour periods over the past couple months without warning, way more often than ever before.
Crime:
1) I've been here for over 3 years now, and the neighborhood has done nothing but decline since moving in. The commercial surroundings have taken a huge toll on this place. Police cars are active regularly inside the community. 2) I have on-camera a group of people going to every car in the lot trying to open doors at 3 am on a Sunday morning. 3) Drug use, especially marijuana, is rampant in the community. I was in college, I had my fun, but inside the apartment stinking up everyone else's units?? Give me a break. I also contacted the leasing office about this over the phone and via email, ignored once again. I can't wait to hear their reaction when they walk my unit and smell and hear what my neighbor has been sharing with me for months now!
Parking lot:
1) The gates are NEVER working for longer than a week at a time. I can almost guarantee at least one gate has been broken, and therefore open at all times, more often than all gates have been working for the past 3 years.

Marvin and I do believe her name was michelle went above and beyond to fulfill my service request today it's a blessing to have people like this with the company not only did the service request get done as quickly and efficiently as possible i would like to make a extra thank you to Marvin for helping with something he didn't necessarily have to.people like this can make a company and it was a pleasure to deal with problems like I had with people like this,keep up the amazing work!.the review and people mentioned above are amazing and she be noted as such,that being said the experience i had at the pool today with a half nude child in pajamas exposing himself along with harrassing young girls in which my wife let the staff know and the staff did absolutely nothing about 20 minutes go by and the child is still harassing the girls at which point a resident has to step in.when would the staff do something or do you just wait until people cause problems you cant solve in an adult manor!

We just recently moved from Riverhorse Ranch after 7 years. The last few years there have been more break-ins and drug activity. In the last 2 years we personally have had 2 experiences where fugitives and paroles have been living in Riverhorse Ranch. 1) Last year there were 2 incidents where fugitives were being sought by the police (see pics) with weapons drawn and helicopters flying over. No communication from the office on it and to protect our safety. 2) During the pandemic, we had a officer knock on our door looking for the resident below us who was out on parole. We went to the office at the time and the response was we don't rent to people on parole. The management knows all of this, we even heard one of the managers Brittany is moving out of the complex, but still working there. There are better choices in Austin.

I visit my family at this apartment complex and every time I visit them I’m made to fill out a registration form for my car or they will tow the car away. It’s a hassle. I asked if they were able to record the information permanently so that I don’t have to do this every time. They said no and I can only bring an individual vehicle to the complex a certain amount of times. So I’m actually not allowed to visit my family too often due to this rule. I think it’s inappropriate.

We moved in on 4/1/2024 we love our new home. It’s beautiful the neighbors are super nice. Way better than the unprofessional complex we lived at. Office staff super sweet.

Current resident. Update. March 18th 2024.
Yeah. Me and my significant other have begun looking for a house and or different living arrangement. This place really can't justify the price its trying to charge. We have lived here awhile and the entire time it's been one thing after another. The newest in the game of how bad can we make our residents lives. The towing/vehicle registration. I fully expect it to turn into a full blown disaster. With the only justification I can see this arguably solving is the already very bad parking situation. However. This will become an annoyance because the solution they offer. If you have a frequent visitor. Add them to the lease. This alone just blows me away. It's just a blanket way for them to enforce liability on the tenet while doing nothing to actually protect the tenet. Absurdly toxic. Then the issue of tenet rights comes into question for disputes between a so called "guest" could now argue they posses being on the lease.
Then theres the talk of security deposits. Well obviously that's going to need to be talked about its either going up or down but let's be real its going up eventually. What about occupancy limitations? Just throwing that up there too. And then the true joy this apartment will take in saying ?♂️ sorry you have them on the lease its on you as well as the responsibility. Is the insurance issues that can come from all this and the ability you signed that waives anything for them. Between renters insurance issues. All I have left to say is it's truly sad to see what is supposed to be a protective system, just be turned into a predatory one. We won't be here much longer. The only reason we haven't left yet is we have had a few family emergencies. Now that they are dealt with we have begun looking elsewhere. Move here at your own risk.

I can say with absolute certainty. DO NO MOVE IN HERE. AVOID THIS PLACE. The management is just god awful. Without having to discuss the atrocious parking. I'll discuss my fun little problem I have encountered.
I paid my bill at the first of month as I always do. The first two days I always do bills. I paid my rent as usual. But the week goes on an this time they don't take the money from my bank. Instead. The money just casually sits in my account. And by some miracle they didint take it. So what happens? I get slapped with around a hundred dollor late fee and get the short end of the stick. Because what am I told? Oh that's a problem with your bank. Just pay the bill and late fee and the bank will reimburse your late fee. Get the heck out of here lady what bizarre world do you live in where banks dish out free money.
So I will restate. Save your money. The management alone here is so garbage that any small things I could comment on around the place is just unnecessary avoid like the plague. I hope this place loses money and future customers. Cause thats all you are to them. Not residents. Customers. For the record about the bank account. I actively checked throughout the week to ensure the proper rent payment was still in there money wise. So yeah. Screw this place and there flee invested grass which is another fun thing to deal with.

As other folks have said this apartment complex is on the decline and they're jacking up the rates. The apartment complex thanks you for your feedback (just like in Google Reviews), but doesn't do anything and they're unpleasant to deal with.From the roaches and mold as others have described. To shootings, drug deals, car break-ins and dog attacks.All while jacking up the rates by $500 a month, towing cars and ignoring your concerns at the office, but your feedback is important on Google reviews according to them.Stay away!
