I have lived here with my roommate since July of 2022. In the past 2 months, our AC has gone out 3 times. We got a new unit a few weeks ago but today it stopped cooling. It feels like they put in enough Freon to last until it gets cooler but the thing is this is Texas. It will not get cooler for a while. We are so tired of dealing with a hot apartment as we both work demanding jobs.

UPDATE: Well on a note (definitely another bad one) they finally after the 10 months we've been here reopened the laundry room. Unsurprisingly it's another joke, they have 6 washing machines and 6 dryers that are definitely on the smaller side for a complex with 200+ apartments. Like what you should have in the apartment to begin with. The laundry room door remains open at all times and is never locked so no security at all there but what else is new. The machines require another app for you to download to operate the machines. Minimum of $10 to add and $2 to wash and $2 to dry. The dryers are hilariously underpowered so figure you're going to spend 2 hours waiting on them. All in all another wonderful joke to this joke of a complex.
Moved in at the start of the year after the apparent management change and this place is nothing like the old reviews, office management could care less about their residents or mistakes that the office makes, laundry has been down for at least 6 months for "renovations", the towing policy is a joke, and they basically ignore maintenance requests.
My vehicle was towed after signing the agreement and registering my car in paper when signing the lease agreement, they proceeded to tow my car anyways. The tow company acknowledged the mistake and brought it back so good on them. The management however refused to do anything and I was forced to handle this issue myself. As well as towing a rental vehicle that was on site less than 24 hours. There was no warning sticker that is supposed to be given as per the policy that the management company set up. Was basically told "not our fault, figure it out yourself".
Maintenance requests have gone ignored and whoever they're using for pest control is a complete joke.
They charge for "services" that are unwanted and not mentioned when drafting the paperwork, so surprise, rent is almost $200 higher a month then quoted. "Valet trash", a package service and a number of others.
Noise is another thing, they don't enforce any quiet hours and you can constantly hear teenagers and children screaming from across the entire complex at all hours.
As well as the "Newly renovated apartments" that's a whole joke in itself, the paint was just smeared on and nothing was taped off when they painted, there's paint spots on carpets, dated appliances, the stairs are loose and have shifting concrete, and to top it off the flooring under the carpet is cracked and shifting. Can't wait to fall through a floor to drop in and see what my neighbors are eating for dinner. Hopefully WHEN (not if) someone finally gets hurts a few good lawsuits could turn the company around because as of now they don't care about anything but money.
Do yourself a favor and skip this complex, new management could care less about their residents and are just in it to milk you dry in an already ruined economy.

I love living here, it's quiet and peaceful, when I've had to go to offices I always find solutions. Kimberly is the best.

I have been here for almost a year and the repairs are simply totally bad. I reported the washing machine more than two months ago and to date they have not been able to repair the one they ordered the part for.
After there are few maintenance workers
They came and what they did was take the dryer that worked, leaving in its place another one that doesn't work.
And I went to the office and you tell me to make the report, there are already more than 5 reports and nothing that you solve, terrible administration place
I will continue waiting for the solution to my problem since they do not allow me to change the washing machine either.
When they solve me I will bring you the second part

I dont have experience here but my daughter does. The apartment is nice but her ac goes out every 3/4 days. Instead of them fixing it completely they just come and put freon in it. Its too hot for this!!! This doesnt make any since. I've tried to call and speak to someone and couldn't get an answer more than once. Since she just signed her lease this will be the only one. This is ridiculous when it gets up to 100 plus degree out here in tx. How would you like to stay for a place you paying to live and have to go through this?

I just called this property and a leasing agent by the name of Maggy was everything but nice. She wasn’t informative and she was a bit rude and not inviting at all. I felt rushed she was intimidating for sure. For that reason I will not be living at this property. Bad customer service.

If you consider this place, I wouldn't. But if you have no where else to choose from, you'll want a steam cleaner, dehumidifier, and a white noise machine/headphones to make this place even slightly liveable.
Otherwise if you'd like a more comfortable place to live, don't rent from ANY TAM properties. This complex has had a stream of short term owners over the past several years but unfortunately has the good reviews from the pre-pandemic days still keeping it at 4 stars. It should've started over after every new management took over. This place and this company ARE NOT 4+stars.
I have never lived in a place as bad as this place that tries so hard both in appearances and prices to look "luxury".
The apartments are super run down and the management group clearly has no intention on keeping up with it and using the money to make actual decent places to live.
The AC units are atrocious and I've had issues with mine since I moved in. They consistently argue there's nothing to be done because the units can only cool 20 below the outside temperature. Well consistently it fails to get past 10-15 below.
Not to mention, yes that's true to for the ability to cool incoming air, but not that a consistent temperature can't be maintained. They use it as an excuse for very clearly poor insulation and your AC unit will be worked to death just trying to do the bare minimum. Currently sitting at a highly humid 80+ degrees while it's 93 degrees outside and we keep our blinds closed all day long. So I'm really looking forward to the 90+ degree temps inside when July and August hit. I've lived in multiple apartments and houses that have no issues keeping it cool when it's in the 90s,and often past 100.
Most nights a week anyone by the soccer field can't get peace of mind or sleep because of large groups of teenage boys literally screaming constantly, sometimes until midnight. Noise is obviously expected but shouldn't be after 10. Warnings don't do anything. If you value your peace, don't move here, and especially not near the soccer field.
The price of the units are not consistent with their quality. They should be half the amount they are charging. All the appliances and "upgrades" are outdated and poorly installed.Im not sure anyone putting this place together owned a level. Upon move in I had to spend hours deep cleaning everything including picking painted on hair from my tub and drawers. And you get some stuck paying for ridiculous services you can't opt out of and are inconsistent.
Please read the reviews from the past five years and take them seriously. And while you're at it,check out the review for TAM residential on Google. This company has a long, multi-state history of mismanagement and greed. It's terrible

As I started my lease here at Collin Creek, it has been a disaster. Poor quality materials in home, unfunctional outlets, dishwasher, microwave hums, refrigerator missing shelves and freezing most of my food. Management never responds (TAM residential). I'm at the point I just deal with it!

I went today for a tour and they weren't there. The guy came at 1pm saying he is on his lunch break. I emailed and text them saying I was going to be there. Unprofessional people working at the property.
