Review for LoanDepot – Experience with HELOC Process
I worked on a HELOC loan application with Elijah Tracey at LoanDepot, and unfortunately, it was one of the most frustrating lending experiences I’ve had.
Initially, I began working with Mike Brown. Based on both my W2 and my co-borrower’s W2, we were pre-approved for over $120,000. After submitting our most recent pay stubs, tax documents, and W2s, the approved amount suddenly dropped to $59,000 once Elijah reviewed the file. This change was never clearly explained, and the process began to drag on for weeks.
Hoping to increase the loan amount, I asked to change the co-borrower, but that request was denied. I was told the loan would proceed with the original co-borrower. The same morning I received an email saying the loan was declined. Then, oddly enough, later that evening, another team from LoanDepot contacted me offering a $59,000 cash-out refinance — the exact same amount, but not a HELOC.
I assumed Elijah had passed my application on to another team, since I no longer heard from him despite calling and leaving multiple messages. The new team — James and Jenn — were very professional. They communicated clearly and regularly, and I did my best to keep up with document requests quickly. We made strong progress, and the loan was close to completion.
Out of nowhere, I received an email from Elijah again asking for updated documents, which caused confusion. I replied right away, explaining I was already working with another team, and asked if there was a conflict. No response again for days. Then Mike Brown called and asked for documents I had already submitted weeks earlier. I explained the situation — that two different teams from LoanDepot might be overlapping or in conflict.
The next day, I was notified that the application with James and Jenn’s team was denied, and Elijah would resume handling my HELOC application. From there, more delays followed. Elijah repeatedly requested pay stubs from 2023 and 2024 from a previous employer, even though I had already provided the W2s. These documents were hard for me to retrieve, and his insistence on “year-to-date” amounts caused more stress and confusion. No other loan officer had ever asked for those documents in that way.
After processing the application for months, Elijah began asking me again for the most recent pay stubs. I was confused and exhausted at this point — I had already provided all the pay stubs and W2s from the time I was employed. But he kept requesting updated documents, and I didn’t understand why. If this process kept dragging on for more weeks, would I need to continue sending him new pay stubs again and again? It felt endless and made no sense. Most other loan officers I’ve worked with have never asked for documents in this way, especially for a HELOC.
After months of on-and-off communication, unclear requests, and a lack of consistent follow-up, I was ultimately informed that the loan was denied.
This process wasted months of my time. I had other loan officers from different companies willing to help and offering better service, but I stayed with Elijah, hoping things would work out. In the end, I was left disappointed and without a loan.
I do not recommend working with Elijah or his team at LoanDepot. The experience was disorganized, slow, and frustrating from start to finish.

Do not use these people especially if you are a Veteran! They will tell you that they cater to Veterans. But after 2 years they moved my loan from NJ to TX and it closed my account and opened a new one and started over like a new loan.
Now the just sold it to Flagstar? So now my 8 years of paying my mortgage is gone starting over like a new loan! I was just getting ready to get an equity loan but now my credit score is going down because of this. It shows no mortgage right now.
I would stay away from them!! Veterans Beware!! They will sell your loan without telling you and then tell you it won't affect your credit!! Well it does!!!

Im in Fl but Plano TX has my account They called during after our 2 hurricanes offering relief of skipping 3 months payments to be added to the rears - we had some damage to repair so we took the so called relief but called back to resume….,,, I had a long bad
Review after it was all said and done it took a while, but they did make good and do what they said they were going to do from the beginning… so I changed my one star to a five star

Don’t ever send a check to these guys for endorsement. I they refuse to send it first class even if you over night the check with a money order for them to over night the check back. This is standard practice with any mortgage company.

Everything was great until they transferred my account from N.J. Service Center (that I never had to contact) to the Texas Service Center. Since the change 6 months ago I've been on the phone weekly! What an absolute disaster!

V.A. awarded me a 100% Service Connected Disability, Permanent retroactive to May 2022. MY New home closed near end of 2022. Now TOTALLY EXEMPT FROM HOME TAXES PER TEXAS LAW! LOAN DEPOT has been stalling my Escrow Fund adjustment and TOTAL REFUND for over a month! Calling their Customer Service number is a JOKE, NO SERVICE, NO AUTHORITY TO ASSIST and very hard to comprehend what they say, due to their heavy accents. Worst Mortgage Company I have ever encountered!!!! USAF Diaabled Veteran, Age-83. Texas. Worst Mortgage experience in entire life, of New Home Ownership. Thank you.

Just constant requests for more and more information over a month's time only to tell me loan was not approved. But I was assured if I applied again, I would probably be approved. Instead, I have contacted a competitor and am already on my way to buying my house with them. I will not recommend your company to anyone who asks.
