My review is accurate and factual. Understandably, the quality of living at MAA Los Rios is commensurate with its affordability. However, this is where my acceptance ends. This property and its leasing/management team falls short in many aspects.
1) Residents are required to pay an $18 property management fee which we were told goes to the beautification and upkeep such as landscaping and litter pick up. Pass the front entrance gate and see for yourself if this seems justified. Trash is everywhere including shrubs, hallways, fence lines, etc. When you try to walk through the grass, that is what grass exists, you will most certainly step in dog feces or cigarette butts. Complaints are greeted with a monthly email to all residents reviewing community guidelines and proper usage of the trash compactors OR management stating they weren't aware of the situation. Perhaps they should walk the property from time to time to keep abreast of the condition of the property they are responsible.
2) Parking for residents is atrocious and do not expect management to do anything about it other than sending out a monthly email threatening to tow residents who don't have current car registration. Absolutely nothing is done to the actual violators of the parking rules such as non residents parking front and center for days on end. The only solution for residents is to pay $80 for a garage or $45 for covered parking spot - if available. When I inquired about the parking situation and management allowing EPIC congregation members from across the street to park throughout the property, I was told that corporate is fearful of receiving bad reviews and therefore does not enforce towing of the vehicles. At least management puts a few signs out stating NO EPIC PARKING.
3) The mold situation is real. Bathroom showers were covered when we moved in. Constant battle removing and keeping it at bay.
4) The property is an absolute playground. If you like teenagers vandalizing on the weekly or having children as young as 4 zooming through the parking lot on electric scooters then look no further. My wife and I have almost backed up over several children. No regard for traffic. No regard for people's property. No supervision. Children as young as 3-4 can be seen zooming through the community with no helmets at 10 & 11 at night. Infuriating because management is hands off when it comes to this dangerous situation.
Very unhappy with lack of responsibility taken by management/ownership.

Okay. But lots of minors doing property damage. They send out emails constantly and do nothing about it. They will take money anyway they can.

Terrible management, they'll basically steal your deposit money no matter what you do. The condition of the apartment was abhorrent to say the least and they've never addressed the issues that were documented and raised to them. I have no doubt that there's mold which caused respiratory issues to my kid. Upon moving out they charged me for the same issues that I've reported and documented when I first moved in. No reasonable person to talk to either. They flat out ghost you

Worst experience, snakes, leakages and smelly. Last but not least extra and wrongly charged for move out. Never opt for the express clean since they will add extra dirty on top of it, they don’t have pre and post pic of express clean. And please be safe from fake reviews since they force new tenant to give positive review.

New resident here, still evaluating our overall living experience, but I want to add this 1 star particularly for the horrible, nonsensical parking/towing arrangement.Our welcome and overall property management seems to be within normal expectations, so this parking/towing policy comes as a surprise. Can't believe the same people running the management are capable of making such a decision, causing stress, inconvenience and affecting hundreds of people and families with little children.So far in our short time living, I've only seen the tow truck in the middle of the night and during inclement weather, evidence of malicious, bordering unethical, business practices to cause as much stress and pain to the tenants.I sincerely hope MAA Los Rios reconsiders and looks for a better solution with the needs and considerations of the residents in mind.Additionally my parking permit registration has been denied several times. First few times without any explanation. Then an explanation was given and I sent the permit request as recommended by management only to keep getting the same denied request email as if it was just an automated reply.

This is the worst place to live in covered with snakes and insects were parking is always a problem with towing cars hunting for food always, and off course with care less management who are never helpful.Clear water creek or Breckenridge apartments are way better with affordable prices.

These apartments are showing their age and come with exorbitant move-out charges. The management is careless, towing vehicles without much consideration, and the complex is plagued by pests, including raccoons and armadillos. Garbage is consistently overflowing and emits unpleasant odors. Broken gates and lackluster amenities add to the challenges. Hidden fees, pricing inconsistencies, and frequent fines contribute to financial stress.On a more positive note, the maintenance team is reliable, neighbors are friendly, and the location is convenient. Despite these highlights, the overall living experience is hampered by unfriendly staff and subpar upkeep.

This is the worst place I’ve ever rented in my life. The office staff always argue with me about basic things. You are there to give tenants a good experience not to be argumentative. They have decided to do a pre walk of my apartment over 1 month before my lease ends and when I requested that they gave me a time so that I could be present because I don’t want them in my apartment without my presence they become rude and ignored my request. This is just one of the few horrible treatments I have received from this place. They look down on tenants but if it was not for us you would be out of job. If I could give ZERO I would. Don’t rent here. WORST PLACE EVER!

I was a resident in this apartment complex for 7 years. When we first moved in, we rented the 1 BR apartment. It was a pleasant experience but we had to move to the 2BR apartment where we stayed for 4 years. Unfortunately, the management changed and the leasing office went from good to poor in no time. We also noted that overtime,t he area around our house started to smell of weed and often tenants that had shouting matches on top of our home. Nevertheless, It took them 3 weeks to fix a kitchen disposal after we kept asking the leasing office about an update. I had the leasing office manager tell me that our case was not an urgency ( Even though, I told her that we were using the bathroom plunger to drain the water in the kitchen sink), she kept repeating that somehwo for 3 weeks, ACs around the apartments needed more attention. I think that the management has gotten worse, they charged us for things ont he move out that did not add up. If it was not for the area around, Iw ould have given it a 1 star. Either way, I think residents should use their voice and contact the corporate office to ensure that better leasing managers are hired.

I'm happy that I moved here, it's a quiet and great place for the family. The staff is incredible and friendly and not to mention the apartment very clean and spacious for the price thank you MAA
