Apartment manager (Sasha) and maintenance are extremely responsive and respectful. I would give 6 stars to them if I could. It’s another perk of not living in a massive unit. It’s an overall very quiet neighborhood. Great place to live if you want feel a little bit insulated from the “hustle and bustle”

I regret to share my profoundly disappointing experience residing Magnolia on 16th. What should have been a place of comfort and safety turned into a nightmare for my disabled mother and myself. Our health and well-being were severely compromised due to the presence of rats within the premises.
Despite repeated complaints and requests for assistance, the management failed to address the infestation promptly. The rats not only posed a significant threat to our health but also exacerbated my mother's already fragile condition. The distress caused by these conditions had a detrimental impact on our quality of life.
My experience with the management at Magnolia on 16th has been nothing short of disappointing.
The unprofessionalism exhibited by the management team has cast a shadow over what could have been a pleasant living situation.
From the very beginning, communication has been lacking and often unclear. Requests for maintenance or information are met with delayed responses, if any. It's evident that there is a lack of organization and proper procedures in place to handle residents' concerns efficiently.
I implore anyone considering renting at Magnolia on 16th to think twice. Especially unit 1. It is deeply disheartening to have our needs ignored and our health jeopardized. The experience has left us emotionally and physically drained, and I sincerely hope that no one else has to endure what we went through. I am my mother will always have nightmares and ptsd because of this place. I can't sleep with the light off anymore either. Please live somewhere else don't let deals and sweet fake
words get you to live here.

Absolutely the worst and very unprofessional. The apartment manager does not return calls or text. Voice-mail is full so you can't leave a message. She is so unprofessional, also the property isn't well kept for the amount of rent they charge. West plano is wayyyyy better for about 60$ more in rent. Don't waste your time or money.

I’ve lived here over a month now and Jeff has been very helpful. He fixed a maintenance issue in a timely manner. The apartment is spacious and cozy at the same time. Love it!

The owner does not do what he says. He will go into your apartment with telling you. And he does not know how to run apartments. Just bad beware

I toured the property with Jeff and have begun the application process. I can’t say enough about Jeff – he was so patient and thorough in answering every question I had, over multiple calls and during my tour. He is extremely responsive, friendly, caring and accommodating. Jeff is someone that I immediately trusted.The property is OLD and may leave a first impression of being a bit run down from the exterior – don’t be fooled! The units are very nice and CLEAN on the inside! They have both “classic” and updated/remodeled units. The remodeled units have faux wood paneling in all areas but the bedrooms (this is extremely difficult to come by and I hate carpet, so this is a huge plus for me). They also have granite countertops, stainless steel appliances and porcelain backsplashes! Mark my words, you will NOT find a two bedroom that nice for the same price point elsewhere. They were seriously so nice that I was shocked. The property is old so there are still some quirks (odd cabinetry/closets, small windows etc), but I find them charming for the most part. The classic units look quite dated, but still have everything you need and are clean and cute, not nasty, smelly, or in disrepair like many apartments I have toured. In all three units I toured, I opened cupboards and I saw nary a critter. Jeff says the property did not have any flooding during Snowpocalypse 2021.For me, the significant downside to living here is that there is no in-unit Laundry or hookups. I had previously considered this a deal-breaker, but after my tour I could not stop thinking about the apartment and everything else it had going for it. It was so appealing that I could not resist and threw my laundry requirement out of the window. There is an onsite laundry room (4 combos for 42 units).This complex is truly a hidden gem! Yes, there are things to consider – older “quirks,” no community amenities such pool or workout room, no in-unit laundry. BUT not living in a huge complex means that you are not one of hundreds of residents who will fall through the cracks and suffer when you have a maintenance issue or a concern. You will be on much more personable and friendly terms with the staff. The property is a peaceful, quiet, and charming spot that is tucked away, and yet still within a 10 minute walking distance of the amazing downtown historic Plano neighborhood which is densely populated with bars, restaurants, coffee shops, art, music, farmer’s market, DART and a vibrant community. The remodeled units are beautiful and the classic units are clean. I have probably scoured the internet for 30-50 hours over the last month looking for a not-gross 2 bedroom in Plano for under $1,400. As someone who has been “out there” looking for a while and feeling very discouraged, trust me when I say the location and value for your money will not be beat ($1,300 in 2021 dollars for a super nice remodeled 2 bedroom in a prime downtown neighborhood). I really hope that this complex continues to be an affordable outlier in this bonkers market for years to come.If I move in and have a way different experience, I will update this review. But I have a great feeling about this place and the management team.
