Very disappointing experience at Water Edge Apartments, Plano.
They charged excessive and unreasonable move-out fees for things that were already old and worn out. Management tried to replace old countertops and cabinet hinges and push those costs onto my move-out charges, which is completely unfair and unethical.
The property itself has serious maintenance and safety issues:
Honey bee hives all over the apartment complex
Snakes seen near the water areas, which is dangerous, especially for families with children
Water supply was unavailable on multiple days without proper notice
Gates frequently not working through their app and people are waiting behind my car creating security concerns
On top of all this, the management attitude toward Asian residents felt discriminatory and disrespectful. Complaints were ignored or handled with clear bias.
This place looks nice on the outside, but once you live here, the hidden problems, poor management, and unfair charges make it one of the worst apartment experiences I’ve had.
I do not recommend Water Edge Apartments to anyone.

Very excessive move out charges and extension of our rent during move out period, we were never provided the 60 day notice as outlined in our contract and forced to pay 3 extra weeks of rent in spite of our contract stating otherwise. The gym ac is frequently out, the gym itself is closed for extended periods of time and always smells quite bad. Staff is generally helpful and work orders are usually done on time. Our apartments ethernet ports did not work besides the living room and was never able to be fixed.

Good evening, I’m writing to let you know that neither you, nor the police, nor the person whose number the police gave me have solved the issue—because the one who’s supposed to resolve it is you. Meanwhile, my car is out in the open at risk of hail, while the car that is parked in the spot I pay for is nice and safe. So my question is: why am I even paying if no one helps me or solves the problem? Thank you for nothing

I should not be able to smell the downstairs neighbors pot smoking in my apartment so easily, so much and so frequently. The property manager should be able to do something about it instead of saying it is out of her hands. I put in a request to see if maintenance would come look at holes in my bathroom where the smoke smell is seeping through but it was closed and ignored. I should not have to open my doors and windows to air out my apartment every time my downstairs neighbor lights up in his apartment, which is like all day everyday. This unit is poorly constructed with no insulation. So whatever temperature it is outside, it's about 2 degrees warmer or colder inside. My a/c and heater have to run constantly so opening the doors and windows to air out the apartment from my downstairs neighbors weed smell getting into mine is costly.
And the walls are super thin! Two next door neighbors and I could hear both of them when they were just watching tv. I thought maybe the first people were just loud but for me to hear both of them must mean there is nothing but cardboard
between us.
Update: today my bathroom mirror just fell off the wall out of nowhere. So lucky no one was hurt but it could have caused severe injuries. It was not properly installed, no glue and just rusted clamps holding on to it. The maintenance team was sent to clean up the big pieces but little bits of glass remained everywhere and cleaning up glass while pregnant is not fun. I was told I would have to clean up the rest of the glass. This property needs severe updates, the whole place is falling apart. Seriously doubting the safety of the complex for a baby. Especially since they deemed the rusted old brackets acceptable.
They did finally install a new AC unit after 13 service requests put in over a span of 3 years. So there’s that. The maintenance team is good, quick, and nice. But the property is just falling apart so quickly and the owners do not put the ridiculous amount of rent money paid to them back into fixing and to keeping up the property.
The trash all over the property is also concerning. It never gets cleaned up. Every direction you look on the ground there’s trash or broken equipment pieces laying out.
The maintenance team is doing the best they can, but the owners need to put money back into this property instead of letting it fall apart.

It is such a shame that the management of this apartment complex is dishonest. The reviews about management overcharging for moveout fees is absolutely true. Residents should not be charged thousands of dollars in moveout charges for expected normal wear which comes from everyday living over several years. The only good thing about this apartment complex is the scenery, but that's not worth getting gouged in moveout charges once you leave the apartment. Very disappointed. Definitely avoid this apartment complex!

I was here at this complex with my friend using the pool. My friend is a resident. Wow unloading all of my stuff and getting in the pool putting my meat on the grill the property manager comes out and makes us leave the pool for one extra guest. That was a child four-year-old child. She stood at the gate and waited for us to leave like we were children. Her name is Kelly. She is the property manager.she was questioning that my friend even lived there. We were the only people at the pool, this lady is very rude and unwelcoming.
I would not live here if my life depended on it
I have been told by my friend several times that they don’t make any kind of repairs or keep this property up at all.

I had a very disappointing experience with the leasing manager, Kelly, at Waters Edge apartments. From the beginning, Kelly was unresponsive and dismissive of my inquiries. When I tried to get information about the lease terms and amenities, she provided vague answers and seemed irritated by my questions.
Throughout the leasing process, Kelly displayed a lack of professionalism and courtesy. She often failed to return my calls and emails, leaving me feeling neglected and frustrated. Her attitude was consistently rude, and she seemed disinterested in helping me with any issues or concerns.
The final straw was when I discovered discrepancies in the lease agreement that Kelly had assured me were not a big deal. Her dismissive attitude and unwillingness to address these concerns made me feel deceived and unvalued as a potential tenant.
I would not recommend dealing with Kelly if you are considering moving to Waters Edge. Her lack of professionalism and poor customer service left a sour taste in what should have been an exciting process of finding a new home.

Our family just moved in, but so far, our experience could not be any better! This feels like the IDEAL place to live for a young family. We are literally *steps* away from the Legacy Trail and we can walk to the playground at Windhaven Park too (my son is loving his "backyard park!")The complex is soo quiet, clean, and safe; I literally feel like I could leave my doors unlocked with absolutely zero concern. I am a little bit shy so I haven't talked to many of my new neighbors yet, but the ones I have met were SO warm and welcoming (the leasing office staff are as well!) I have put in 2 maintenance requests since moving in and both were responded to extremely quickly and satisfactorily. The Amazon package locker makes deliveries easy and safe, and I love that HEB is literally across the street... We are eating GOOD since moving here, haha. (Having a gas stove has been great, too!) The schools nearby are wonderful and I'm excited for my son to start kindergarten in the Fall and not be worried about the quality of his education (something that absolutely WAS a concern at our old apartment in the Dallas area...) We are really enjoying being wrapped up in all the surrounding nature- if you are into birdwatching, this place is basically utopia. Just while drinking my morning coffee I can see from my patio: woodpeckers, robins, cardinals, mockingbirds, crows, a kingfisher, an egret, finches, wrens, blackbirds, doves, ducks, and I think 2 more species I'm forgetting at the moment. The sounds of the creek after all this spring rain are so soothing. I think we are going to have an *amazing* experience living here!
