I have lived here for a few years… and it has steadily declined.
The apartments are in terrible condition… the worst things that stick out are the water smells like sewage… the pipes in the hallway overflowed and the walkway was covered in raw sewage… the exits are used as toilets… the back entrance had a puddle of urine once and twice it has two big poops on the floor… one was today 10/24/24…. It is filthy here…

Do not move here if you want a safe, quiet, and clean apartment complex. I wouldn’t recommend this complex to anyone.

I stopped in without an appointment to check availability and possibly see an apartment. I was greeted by Haley. She took me around to all the gorgeous amenities and showed me an apartment with the floor plan I was interested in. She was able to answer all my questions. I do love this property and talk about location, location, location!! It is a must see if you are shopping for a new home to rent!

Stayed here for little over a year with a current lease that ends next year, it’s an alright place to stay and was my best option during last year. The walls are thin and the worst experience I’ve had so far is with the apartment upstairs. The floor is super creaky, I’m not talking about little footsteps it’s extremely loud which sucks because I’m a light sleeper. I’ve had to adjust my sleep schedule to be similar to theirs although not perfect I could see this affecting people with strict schedules. Take a listen to the video below. I’ve brought this concern to the management for the past year without any real fixes/responses. The maintenance finally did a walk and supposedly found nothing as the only note they left behind was “walked”

I would not recommend MAA Eastside to anyone or would I reside at any MAA property again based on my experience at MAA Eastside in Richardson, Texas. I’ve had issues with this complex since the start of my move in process. The managers Shavon and Maria value coin not community and it shows. From arriving to an uncleaned, clearly unfinished apartment to being told that I could not receive my keys because my roommate (whom was an approved tenant on the lease) was unable to stop by the office during office hours with me to pick up the key. Not only was the unit not prepared for a new tenant, BUT ALSO there was no washer or dryer like I was guaranteed there would be. When I brought it to their attention they said it could take up to 6 weeks , I should use the washroom on property and I would not be accommodated or compensated for THEIR mistake. One of the last straws for me was when the front office sent an email stating that there had been a burglary in one of the units. Even with someone’s apartment being burglarized, the complex still refused to repair multiple doors that allow direct access to the property. Multiple doors in my building could be easily opened, by just pulling on the door, without using a key fob. Not to mention the garage gate often remained opened because it rarely functioned properly. If safety is something that you value, do not stay here as the safety of residents clearly is not a priority. In addition to the concerns listed above, there have also been situations in which a front office employee provided me with incorrect info related to the property policies, my lease, etc. When I asked to speak to management regarding the previously given information, management reported that the information would not be honored because it was inaccurate. Management has also hung up in my face during a call and refused to listen back to a previously recorded call (calls to the front office are recorded) to verify that the incorrect information was given to me in the first place. Lastly, after dealing with these issues and inconveniences caused by MAA, they charged me $300 for carpet that had no damages or stains when I moved out and will not give any explanation to why I was charged.
The lack of security AND the subpar management team at MAA Eastside are two of the main reasons why I would never, ever stay at another MAA property.
Edit: I had to call pest control for ants after being there for just one week.
MAA replied to my review and asked me to email them but it has been two weeks and I have not received a reply yet

Thin windows and thin walls. Seals around doors aren't great either. Therefore, a lot of noise comes into the apartment and air leaks in/out. On any given day, you'll see trash in the breezeways and trash, dog poo, and/or someone sleeping in the stairwells. The parking garage is spacious but you'll find tape and cones blocking spaces at random hours of the night. Lastly, the property managers do not like to give notifications nor warnings about anything.

I really didn’t want to do this. But if you are looking at this apartment thinking it’s safe. It’s not. Within the first month of me moving in my car was broken in while it was in the parking garage. When I called my apartment complex to report it they said there’s nothing that they can do because they don’t own the parking garage. Which is weird because if you want a reserved spot, you have to pay them MAA for that reserved spot. The response was really nonchalant. Oh sorry that happened to you giggle giggle Call Richardson PD. And today I noticed as I was leaving 2 boys waiting for me to exit for them to sneak into the parking garage. The reason that I know they don’t belong is because when they saw that I was watching them they hurried up and turned out and left. I called MAA To give them a heads up and my response when I spoke with MAA agent was there’s nothing they can do. I asked don’t you guys have a courtesy officer and she said yes but that’s more for noise complaint. And I said asked so they’re not for safety, which is what I was told when I moved in and she said no they’re not. So again if I would’ve known that , they don’t do anything to TRY to prevent people from sneaking in. I may have made a different decision. And the nonchalant attitude and the oh well there’s nothing we can do attitude is why it seems like it’s normal that people are constantly targeting this area. I spoke with another resident to ask them if they had any issues and they did say that they know someone whose car got completely stolen again from behind the “secure gates “ so just some food for thought. Again, I did not want to do this, but the fact that they don’t seem to care when something is being brought to their attention that they can try to prevent it seem like this is normal and it’s OK. So if you’re moving here cause you think it’s safe it’s not.

The staff at Eastside is excellent! I could always count on them to answer any questions or address any issue or concerns I had. They were very professional and courteous. Quite often they would bring laughter and joy to my day. You couldn't ask for a better community to live in.
