The new front desk lady, Mayra, is phenomenal. She is doing her absolute best to take care of myself and everyone else around. I recently gave this place a 1 star with the previous leadership, but the difference is night and day. Previous management would promise things and fall through, disregard basic needs, provide no assistance in most scenarios.

This is a honest and true review. I’ve been at The Ruston for 1 month now. Not sure how it was with previous management but Myra in the office is absolutely amazing. My apartment is newly renovated and my expectations were highly exceeded. I saw the model and was like it’s nice but when I saw my actual apartments after the renovation I was ecstatic. Much better than I ever expected. Myra worked with me through the entire process. Her communication and commitment to her residents is stellar. She’s very sweet, kind, patient, understanding and very very helpful and knowledgeable. Thank you for making what I thought would be a very stress experience so easy! I love it here. The area is very quiet. Everyone stays to themselves. And maintenance comes very quickly if there’s an issue. Recommend 10/10

This apartment complex has been a nightmare from day one. Management is completely unresponsive, shows racial favoritism, and ignores serious and repeated issues. We went through below-freezing temperatures without heat, and despite putting in over five maintenance requests, nothing has ever been resolved.
The move-in process was a complete disaster. I was supposed to move in on December 22nd, but there was a hole in the ceiling, electrical problems, and visible damage everywhere. I couldn’t even move in. They moved me to a new unit with a new date of January 3rd, but even then, I wasn’t able to fully move in until January 11th because they were still painting and “cleaning.” No actual cleaning was ever done. Honestly, I should’ve run when I had the chance — this place is a sad, neglected mess.
Inside the unit, there are holes in the walls, broken counters, old outlets that spark, and floorboards laid directly on concrete. There is no subflooring, making the place cold, rock-hard, and completely unsuitable for small children. The oven and stovetop are so old they barely function. The bathtub leaks into the hallway, and the drain works maybe half the time.
It gets worse — the foundation is compromised. Our floors leak from the center out every time it rains, which points to a serious issue in the monolithic slab. We have multiple rooms that get soaked during storms. We’ve reported it, and still haven’t been relocated or offered real help.
Trash constantly piles up, litter is everywhere, and although pest control is supposedly included, we’ve never seen them. We continue to deal with a full-on grasshopper and cricket infestation.
There are even safety hazards being ignored — like neighbors grilling in the flatbeds of their trucks, right in the parking lot. It’s incredibly dangerous and completely unacceptable that nothing has been done about it.
There’s also a strict “no smoking within 50 feet of any doors” policy — which is a joke. We’ve had multiple instances of people gathering right outside our door to smoke weed, and despite asking them politely to stop, it keeps happening. Normally it wouldn’t be such a problem, but the apartment has no proper insulation, so the smell seeps right in. It affects our home, our air, and our peace.
To make matters worse, the office staff is a revolving door. No one lasts more than 5 weeks — there’s zero consistency, and nothing gets followed through. We really miss Kimberlee, who was one of the only people who took initiative and actually tried to help residents. But of course, she was gone within a few weeks of us moving in.
We also want to give credit to Terry, one of the only maintenance men who actually worked his tail off. He told us himself how unfair it is to live here, and how management doesn’t take anyone seriously — not even him. He eventually burned out from being overworked and ignored, just like the rest of us.
And let’s be honest — those good reviews? Fake. They pay referring employees $50 for every 5-star review, and more than half are written by people who have never even lived at The Ruston. That’s why the rating doesn’t reflect the reality.
Every concern we’ve had has been met with silence, delays, or excuses. This place is unsafe, unsanitary, mismanaged, and straight-up disrespectful to the people who live here.
Do. Not. Move. Here.

They can’t keep hot water in the complex, they tow cars at random (no one obviously gets towed parked in visitors), the leasing office is the worst. Corporate office doesn’t respond to anything or help with anything. I can’t wait for my lease to be over I’d live in my car before I’d stay here any longer.

This photo was taken on October 1 2023 caused by raccoons in the attic not squirrels they have now moved above my bedroom I hear them all night long. My ceiling could fall in again while I am sleeping. The managers said the maintenance people put traps down but can not catch them all. If they were a decent company they would have a professional come take care of this problem. They said they would pay me $150 if I took down my last post about this problem. Do not rent from these people. They do not care about the tenants they just want your money

Customer service out of the leasing office is unprofessional, rude and takes care of maintenance requests with ZERO urgency!!The tenants below us constantly smoke cigarettes in their apt. And we have complained about it several times bc there are 2 kids under 5 getting second hand smoke in here and NOTHING has been done about it!They declined us registering our second vehicle bc there is only one person on the lease therefore can only have one vehicle registered so they towed our truck, meanwhile the couple across the hall has 4 cars parked in the same area 2 that haven’t moved in months!!! Tess states there’s nothing she can do about it and we would have to pay $350 to pick the vehicle up in Arlington!!!The list of issues this place has goes on and on!!!Cockroaches in the apartmentsWe can hear a family of squirrels that live in the atticWe moved in in June to an apartment that had no AC, Tess failed to tell us that when she handed us the keys!! It took weeks and several visits to resolve that issue in the heat of the summer!!! They gave us 1 window unit for a 2 bedroom apartment…The laundry mat has only had 3 working washers out of the 6 that are in there that have been out of order for months!!The hvac systems in these apartments are piss poorOnline say the office opens at 8:30 and we went to the leasing office at 8:30 to try and resolve an issue just have Tess roll into work in her own time showing up after 9!!My fiancé moving here has been our biggest regret and if we could go back we would have never given this place a chance!!!!I would NOT recommend living here to anyone I know and look forward to the day I never have to deal with Tess or this apartment again!!!

If i could give zero stars i would. The apartment is trash, full of bugs and roaches crawling up the walls! No one shows for maintenance because they apparently cant keep a maintenance man so thats the renters fault and nothing gets done. They absolutely do not return phone calls as my husband and i have left multiple and sent messages through their web page. Our next step is an attorney to get out of this lease! RUN DONT WALK FROM THIS PLACE!!

We have been here 3 years. It was good the first year. It's been down hill ever since. The change management team ever 3 / 4 months. They fix nothing. We are infested with Roaches and bedbugs. Even though we pay them for exterminator ever month they will not send exterminator . They are good at taking your money . But you get nothing in return. They are money friendly & not people friendly . There is handrail that needs to be fixed for over a year. But they won't fix it . If want to live in the projects these is a good place to start.

I've been here since October 2022. It has been nothing but service issues here. And they have the WORST response time to anything! My kids and myself are currently sitting in an 82° apartment while is 104° outside because my "new" AC unit stopped working. I've left 4 messages regarding this issue and still no response. Not to mention the water is always going out and people do not clean up after their dogs.

Ruston Apartment has the best office team,they respond quickly to my concerns. Their Apartments are clean with a good landscaping and they are affordable too.

Grace, as well as the other office staff, have been an absolute pleasure to deal with. They have remained calm, cool, and collected throughout all of my frantic calls and non-stop questions (I admit I can be a bit OCD and panicky, especially when moving across the country, haha). The staff at the Ruston has made the whole process incredibly smooth from start to finish. I am eagerly looking forward to finally calling this place "home." Thank you to the Ruston crew; you have all been lifesavers. I truly don't know where I would be without your help.
