The location is ideal and the amenities are great. Service requests are almost always handled on the same day. Gas grills are cleaned weekly and garbage is picked up by a valet five days a week. The open air gym has everything anyone needs for weightlifting, and the indoor gym has some cardio equipment.Noise is minimal, though I suppose that depends which unit you're in. I'm not doubting the bad reviews from people living close to porta rossa.My only main complaint is that the appliances and fixtures are cheap. You're given the option to bring in your own or rent a washer/dryer combo, and the one they rent out is absurdly small. The dishwasher is the most basic money can buy. Same for the kitchen tap, showerhead, drawers, and cupboards.

1221 is by far one of the better complexes in San Antonio. I've been here for about two years and it's been great. The high ceilings, unique floor plans, and concrete really give the units character. The best part is that there's a bunch of social events set up by the office and you get to know your neighbors. Some cool perks are the weekly Run Club and HIIT classes offered to all residents. The complex is in a prime location and there's tons to do nearby within walking distance. Huge shout-out to Miggy, Jovany and Estelle at the front office for always answering questions and being super communicative! They're the best!*Edited to be entered into 12 Days of Xmas raffle*

1221 is a wonderful place to live! I love the location, I am able to walk to many places I enjoy. The staff is always so kind and helpful. The grounds are well kept and beautiful.

Great Staff! Very professional and communicative.EDIT after 16 months:Pros; amazing CrossFit gym and secondary cardio gym, great pools, great staff, great apartment events, great people, central location, walking distance to Pearl and downtown. Well constructed units. Cant forget the rooftop poolLove the staff they are awesome and very communicative and professional. Some turnover has occurred but I personally have not encountered any issues at all. Make sure to head to the community events if you live there!!Con’s:nitpick but they don’t clean the gym enough, I’ve seen them power wash the floors maybe like 3-4 times since I moved in and the wet wipes are always kinda low even though I and others submitted maintenance requests. They treat it like a barely used apartment amenity rather than a CrossFit gym where people are pouring sweat on the floor daily 3x a day. Not really the buildings fault but there are a lot of residents who never put their weights back and it’s Infuriating for me and the HIIT instructor to be the only ones putting things where they belongThe other thing is the homeless problem, again, it’s a problem all over downtown so can’t judge the staff, they do a good job shoooing them off but the space by the highway creates a lot of uncomfortable encounters. I had a ground unit with an outdoor deck and multiple times had to have a homeless person remove or have to tell them myself when security doesn’t answer. Lastly, while the concrete walls and double paned windows make for a nice and quiet room, the plumbing issues are fairly persistent. Expect a few water shut off notices. The facility issues are negligible to me since it’s an older building and the better appliances and fixtures they invested in years ago make for less routine maintenance requests than other places I’ve stayed who cheap out on everything.Overall, I really loved staying here it was a really great experience, but make sure it’s a good fit.

The apartments are older but everything is concrete and I love it. It is easier to clean, more private, and rarely any noise concerns. I recently had a one off incident where my bike was stolen off of my balcony. This was very concerning for me but Jovany worked with me to handle a security concern. He also helped me transfer to a bigger apartment that would be better for me and my significant other. Thanks to his constant support and help I feel better knowing that my family is safe when I am not at home.

Management is fine, the office never answers the phone. Maintenance requests take forever. Our AC was out for an entire month in the hottest time of year that caused us to move out and no one did anything nor where we compensated. The elevator in building 16 is always broken. The trash schedule doesn’t make sense. I was charged for my ESA animal and had to threaten legal action before I was actually taken seriously by upper management. The group activities are nice, the areas are well kept, parking is a nightmare because the spots are so small. Bathtub was not working and there was mold and it was just covered by caulk. Overall 6/10 experience. Also we didn’t pay on time and the day after (4th) the payment was due we got an eviction notice which is wild. (:

I moved into 1221 Broadway in 2020. Initially, it was a pleasant place with excellent office staff. However, since new management took over, the community's quality has deteriorated significantly. I'll detail the issues individually:1. **Security**: The security personnel employed are negligent. I've witnessed them sitting in their vehicles, glued to their phones, instead of monitoring the premises. Their driving in the garage is fast and careless. When my car was nearly stolen from the garage, I reported the incident to the on-call security but received no response. Even after filing a police report, the office staff offered no apology. They are basically nonexistent except in the instance of when they almost hit your car in the garage because they are driving so fast to get in and out. Security cameras are present but often go missing or footage is not released when requested.2. **Maintenance**: "Locked" doors frequently remain broken for weeks. Garage gates are often broken and wide open for anyone to wander in. Elevators are not functional for long periods of time. Dog urine and feces all over the community is a common sight (and smell), and the pools are often very dirty and unusable. Dogs often swim in the ground level pool making it even more unsanitary and less desirable to use.3. **Neighboring Bar**: A bar nearby attracts a noisy and disruptive crowd. The loud music, arguments, fights, and disturbances from its patrons, especially during weekends, have disrupted the peace in the community. The bar crowd has brought an increase in trash and violence in the community. Even so far as a shooting having occurred in the garage, without any acknowledgement by the community management.4. **Trash**: The community dumpsters are chronically overfilled, causing unpleasant odors and trash juice stains in community hallways and in the garage. Trash is often thrown all over the garage as a result of the neighboring homeless community routinely rummaging through it several times a week with blatant disregard. Irresponsible dog owners allow their pets to urinate and defecate in public areas, making the environment unsanitary. Dog feces sits for days in walkways and in community areas without being cleaned up. Common area walls in hallways are saturated in dog urine and subsequently have dark stains with a lingering offending stench of urine.5. **Amenities**: The gyms lack equipment and is poorly maintained. Sanitizing wipes are always empty and never refilled leading to equipment being undeniably dirty for an extended period of time. Restrooms in community areas are often without soap, paper towels, and toilet paper. Gas grills are inoperable and filthy. Strong odors of dog urine and feces in the community ground level areas, and trash is scattered around make them unusable and disgusting to walk by.6. **Maintenance Team**: The maintenance team is seemingly understaffed, resulting in delays in addressing requests. Sometimes requests are marked as complete even when the work is not done.7. **Parking**: Reckless driving poses a safety hazard, and many cars are left abandoned in poor condition with flat tires and large oil stains in their wake. I would not allow a child or pet walk in this garage as there is an alarmingly high probability of being struck by a speeding car. Security issues like rampant vehicle theft and vandalism are inadequately addressed and attributed to the BS excuse of , "Crime has no zip code".8. **Management and Office Staff**: The management and office staff show unprofessionalism and apathy. Constant staff turnover leads to communication problems, with important matters often neglected.Office staff cannot be trusted with sensitive and timely issues in person as theres is no guarantee the individual you spoke to will even be working in the office the next time you inquire about the issue.In summary, my three-year experience at 1221 Broadway has been disappointing. I wouldn't recommend living here or allowing anyone I know to move in. There are better options in San Ant

The office associates are not very helpful at all, it took me 10 months and a threat to sue them because I was being charged my pet fee even though they had the ESA papers turned in to them. They kept giving the run around and every month they promised next month it would be fixed. The elevators work half the time and it’s usually one elevator at a time. I work for the fire dept and I sometimes make calls here since I work down the street, this is also a hassle because if we need to take a stretcher up we can’t due to elevators being out of service. Also the access doors to the pool works half the time as well. You can’t come in with the remote so you always end up walking all the way around to get back in. They are also not very considerate of your time. Another issue is the remotes to get in the gate, I’ve lived here for 9 months and have had to replace my remote to open the gate 4 times already. This would not be an issue if it wasn’t for the fact that it normally happens at night when I’m coming back after midnight and both gates are closed and I have to wait for someone to open both gates for me. Also I was told that the gate keypad would be programmed for me to be able to open the gates with my phone number and it hasn’t been programmed, when I go and ask about it they again tell me it’ll be done this week and week by week have gone by and I’m still waiting for this to happen. Another thing is the manager has complained to me and several other residents about how much money they’ve spent on landscaping and it’s our dogs making the plants die. This is completely false as the picnic area and several other areas are mosquito infested due to the fact that the irrigation system that was installed was installed incorrectly because it only builds puddles not actually water the plants or grass it’s buried inside and doesn’t stick out enough to water the plants around. It wouldn’t bother me but the fact that management goes out of their way to accuse us that it’s our dogs every time I’m walking with my dogs to the park or just on a stroll. I honestly think that management needs to be managed and be attended to. I really like the place and the residents that live here, maintenance is always friendly and willing to help. Maintenance has always been super friendly and approachable, the main issue is office staff they are not very approachable and when you go in there to bring up an issue or pick up packages they seem bothered and some of them give the attitude like you’re bothering them.
