Honestly great folks to work with! Quite a hefty fee if you don’t change the air filter on time but it’s their job to ensure the property gets taken care of! House was clean and in good shape and they helped all the time with any questions I had (which were a lot). The semi annual property checks were new to us as renters but it is understandable. They returned most of our deposit back to us and didn’t overcharge for fixing chipped paint/leaving items behind like other managements would. I genuinely appreciated how they were responsive and quick to help me fix an issue (even when we had a troublesome neighbor). You all were great!

I honestly didn’t even agreee to sign a lease with windrose it was with Tim Parker realty. Guess he sold it off to this woman…During inspections they would tell me to wipe down the baseboards and granted I’m NOT a dirty person at all extremely insulting. house had dead roaches on the floor but I already signed the lease and when asked about pest control…. Nope I had to pay for it.
I moved out in 04/2024 , I started getting calls about a balance I had from the collection agency in 12/2024. No where did I get an itemized receipt upon move out , an email , a phone call within 30 days. 1500.00 deposit and your saying that there was an additional 4 plus grand? I confirmed when we moved out and sent my forwarding address and to not even get an email or final account statement after move out is shady and she and her other ladies knows what they were doing .
please note, these management companies will have their friends relatives write good google reviews. They are quick to charge you insane prices and then not even reach out and just hit your credit report . Code 92.109 definitely wasn’t enforced.

The service is not bad, they respond quickly to any problem that may arise, but they hit you where it hurts the most and that is in your pocket. During my 2 years of renting, I kept one of the old houses that belongs to this company in excellent condition, perhaps like no one else, fixing basic problems that arose because the house was so old. I bought keys with my own money and fixed a few things. In the end, they keep my deposit of almost 2000 dollars plus other charges that make you feel like you are a little child all the time telling you what to do. I hope it helps someone so that they leave in time!

I have been a tenant for 2+ years the team is very responsive gets maintenance taken of in a timely manner. They have good communication every call, text and email has always been responded in a timely manner. The home I am living in has gotten upgrades while I am living here got new lights and mirrors. Really recommend renting from them.

This company plays with its clients. In my case, they want to charge you for all the damages to the house, even though I was a newly rented tenant. The house is in terrible condition: everything is unpainted, the wood is rotten, the hot water doesn't work. They come and enter the house without warning. The bathrooms are moldy, and the toilets are yellow from urine and dirt.

This company is disappointing, constantly looking for ways to charge you extra money. They leave your house with defects and then try to charge you, and forget about the security deposit.

My experience very closely aligns to what Moritz has experienced with this company.
They failed to paint and clean the property before we moved in, took weeks to actually repair anything (if they repaired it at all, which on multiple occasions they did not), attached bogus charges on move out for the things that they failed to do before we moved in, and for things we listed on the move in paperwork and multiple work orders as a problem.
Once we filed a dispute with this company, they tried to have us fill out some bogus form instead of accepting the dispute in writing with evidence.
Then during the dispute period proceeded to authorize their deposit company to charge us the money for the bogus charges.
If you own a property, definitely avoid using these people to run your property, you will only run off great tenants and find yourself in civil suits related to their failure to meet legal obligations.
If you are a tenant, avoid because they add fees to everything, don’t allow you to have a key to your own door, only electronic locks they have access to, will file bogus charges on move out for items that were their responsibility to begin with.
Unfortunately it seems our next step is court since they’ve failed to meet their obligations as property managers, ignored move in paperwork and tried to pass along the cost of their failures into the tenants.

Very bad communication, received house that was rented with pee stains in bathroom, floors and counters with dirt And the bathroom faucet leaking and deck in bad shape. Does give bigus charges for filter and paining even though pictures were sent in and they acknowledged it themselves! very unprofessional!!! Stay away! Rent from another Company! To second this up. all pics were documented before with inspector app and pictures were received by windrose even air filter one and acknowledged . deck was repaired halfway and long rusty nails left behind and debris from wood that we cut almost our feet open! the leaky faucet in bathroom...we waited a while week for it to be fixed and our water bill was never compensated. also when electrician came no power for washer and dryer fir a week as the house was so badly wired! we can have a county inspector come anytime and back this up if you like ? cleaning company came again and did another bad job did not even clean with water!!! What a joke!
