Rented a large apartment for my daughter along with her roommates. The apartment was disgusting and had to be deep cleaned before the girls could move their things in. My daughter’s door was BROKEN and did not lock, along with her bathroom door. Her toilet squeals like a pig in heat every 5 minutes with no one in the bathroom. My daughter’s door room was missing her desk chair and one was never given to her. It took 3 months to get maintenance to fix her door so she could LOCK up her personal belongings.
My daughter is CHARGED MONTHLY for trash pick up at the door, yet no one picks up any trash.
When you reach the bottom of the staircase in her building, the sheet rock in the ceiling is barely hanging in. It will fall on someone’s head in the coming days.
No issues presented to this office are ever resolved. My daughter is being charged for a room with a bathroom, signed for the room with a private bathroom, and ended up in a smaller room with no bathroom. She was also charged for the entire MONTH of August but was NOT ALLOWED to move in until Aug 23. This should have been prorated rent for the one week she lived in the apartment.
This place is a mess and taking advantage of the college kids who don’t have enough life experience to know when they are being taken advantage of.
AVOID renting here.

So first of all they have giant portable storage units in the middle of the parking lot. It looks ghetto and makes parking super limited. They also conduct these inspections and don’t let us know until the day of. One morning i woke up to a fire alarm test thinking there was an actual fire. the unit itself is just okay. i requested not to have a rug floor since i have a cat and houseplants and they told me they would make that happen for me: they didn’t. the neighbors are ghetto and loud. they’ll be screaming outside at 2am on a random tuesday night. they’ll also harass you about renewing even when you tell them you aren’t interested. the only bright spot is the front office staff. they are super friendly and honestly carry this place

I have emailed many times regarding the conditions the apartment was in on move in day. The place was so filthy with mold on shower, smelled and with huge pest issues (fleas and bed bugs). My son had not been able to fully move in, and they won’t resolve. I have taken my son 3 times to the clinic for serious rashes and breathing problems. I urgently red to get out of this lease and find my son a better living condition.

I appreciate Villagio giving eveyone a chance to learn how to kill bugs on thier own, but the sheer number of wasps nest near my daughters room shows that no one has ever used insecticide before. A number of other items/atrocities that I noticed, although it looked like they were preparing the staitwell for painting (tons of the black paint had chipped off), but apparently, that is just the way it is). I am pretty certain that they have never heard of a pressure washer as every hallway ceiling between the rooms is covered in some sort of insect debris, that could be easily controlled. Now for the real stuff. The AC runs at 80, too hot to sleep, stay or do anything, not something someone should have to put up with for 750 per month, lights out, mis colored (some bright white, some yellow, some not working at all). The floors are scratched, doors look like they have been punched and some high shcool kid tried to fix it. No caulk on the backsplash, the dishwasher wasn't screwed in so it fell over each time you opened it. I think the health inspector would be appalled by the conditions that exist, my daughters boyfriend's unit has a cabinet that is literally falling apart from mold and moisture, with the leaking AC providing a constant shower in his bathroom. Lights are out in the hallways and I wouldn't want to be there after dark (the bugs must feast on the living). Please be humane and fix this place so it is at least liveable and not a homeless encampment protoge. Thanks and if you need a longer list of things that are broken, I was there for 10 hours and it would take me weeks to bring it up to code/liveable conditions for all units. Feel free to comment if I am wrong on any point. I have the pictures to prove all of it. My only regret is that I can not rate it as it should be,a solid Zero. Plese remedy our concerns. Thanks for your time.
Also, if you like german cockroaches, you will be pleasantly suprised.

upon my move in, it took hours in a line of cars to get the keys. not a great start. there were several damages in the unit itself. there were maybe 3 official events by the apartment throughout my entire lease. utilities are expensive. pool was closed for several months during the SUMMER, gym had broken or missing equipment repeatedly, and the movie room was never accessible. maintenance took forever to get things done. i debated subleasing but the fee is huge. majority of the reviews of this apartment are not genuine and tend to be from people that don’t live here but instead just got a tour. even new management couldn’t get me to resign my lease.

maintenance is a joke they gaslight you into thinking you caused whatever problem is happening with your apartment and spend most their time racing around on golf carts

When I first moved in, it was a nightmare management wasn’t the best and maintenance was backed up for months due to many issues. They’ve recently undergone under new management and you can see the difference. They started upgrading the property and being more interactive with residence and now there’s always somebody in the office that you can speak to. I Renewed because of the new management. I can just tell that the next lease year is gonna be so much more better than my first year here.
Ok, I had to get back on here and add onto my review, the new management has been so freaking amazing. We finally have a pool after two years! Right in time for finals so we can get a nice little break. They also finally replaced the carpet in my room. Previous management promised me I wouldn’t be moving into an apartment with carpet and of course I moved into the only apartment on my floor with carpet. I let new management know last Thursday and by Tuesday my carpet was replaced! They even call to check in after maintenance request are completed to ensure that everything is okay and properly working. They’re even starting to do resident events, which is something that has never happened since I’ve been here. I updated to five stars. 🫶

My home away from home! Definitely a comfortable, safe, and convenient complex for Texas State students. I’ve had no problems with mold, bugs, damage, etc. and any thing that did need to be addressed, staff and maintenance do amazing!!!
