If I could leave no stars I would leasing mgr is rude and doesn’t seem like she knows what she’s doing. I would not recommend these apartments at all there are better options with excellent leasing staff better prices and more square footage.

The best management, very friendly and caring. Took care of us from the very first time we called to get a lease, and always is very timely with maintenance requests and haven't had any issues with neighbors! Great amenities, probably best apartments I have stayed in.

With my lease ending here in a few weeks I can say that this complex was a very relaxed and comforting place to call home. Sure we had a couple disagreements with neighbors in our 2.5 years but that’s the chance you take living in an apartment. Everything that the complex could control, they did smoothly and timely. Kristin the property manager I would say is one of the better ones I’ve had, she’s very upfront and straight forward and down to the bottom of the situation. Quiet, clean, and the location is prime. Tenants are a mix of every age and generally get along, I think it’s a pretty good place to call home. Especially in this economy.

Cumberland Place is a gorgeous and well maintained community. The floor plans are very spacious and they rent for a great price!

We have lived in Cumberland Place for almost 4 years and overall we have enjoyed our experience. Is it perfect? No. But in all reality the perfect place only exists in fairy tails such as a Utopia or Camelot and genuinely do not involve any semblance of true reality.The owners and the corporation of Cumberland Place Apartments provide a dwelling but it is up to the on site staff (maintenance and leasing office personnel) working with the residence to make it a home. It is in this area that we have found the most fulfillment. All being said in light of a global pandemic and a winter storm that paralyzed our community and affected the lives of the staff just as much as it did the State of Texas and the rest of the world. So as residents we found ourselves in a position to offer some grace. In reality, how can we give something away if we haven’t received it?On a day-today basis, we have found the maintenance staff (Foster in particular) to be very kind, efficient and fastidious. Since we’ve lived here, the Property Manager has only changed once from Shannon to Kristen. My family simply adores Kristen and her family. As far as the support staff in the office it seems to be a furlough of folks coming and going. However, when they are there, they are kind and courteous. In short, the staff cares and it is noticeable to us.Regarding our fellow residence: We have come to genuinely appreciate them. ESPECIALLY after visiting other apartment complexes in the area where we found people to be rude and sour people (Palomar in particular). IF we had one complaint it would be about the residence who DO NOT CLEAN UP AFTER THEIR PETS HAVE DONE THEIR “DUTY.” You know who you are and it is extremely disrespectful………extremely. Hopefully Kristen has put in place a way to reduce the disrespect by instituting the Doggie DNA.

Cumberland is a great place to live! Neighborhood is very safe and complex is very well lite at night. Apartments are extremely large and very well appointed. Pools..exercise room..club house..and public areas are very well maintained.mStaff is super friendly! Highly recommend

I Love these apartments, I have lived her 4 years now. office staff is Wonderful, love having 2 pools, tanning beds, work out facility, and Much More come and see them and the amenities! plus your WiFi and cable is included in price. I give them a 5 star rating.

I have been living here for 8 years and I can really say that this is a great place to call home. Everything is great, from the facilities to the administration, with a very friendly staff. Kristen is doing a great administration here. I have seen her literally “running all the bases” on this place and she really knows how to handle everything very well. The maintenance guys are very responsive to service requests and are really friendly. I have nothing but good thighs to say about this place. Lots of thumbs up for y’all!!! ???? ?…

As a resident. The community is amazing and safe. The amenities are great as well I like being able to watch a movie in the movie. The all access gyms. And then the tanning booths are clean and ready to use at any convenience. Cumberland Place Apartments are great and would recommend them to anyone.

Cumberland Place was my apartment home for approximately two years. The staff prides itself of beautiful grounds keeping, great amenities, and spacious floor plans. The maintenance team has always responded to any issues or concerns that I have had in a timely manner. I’ve paid all utilities and rent on time, and I never had any complaints from neighbors. I would like to call myself an exceptional and well-mannered tenant. I called the office on 11/24/21 approximately 3:30pm to inform them that I was on my way to return my keys. My lease ended on 11/25/21. The third party answering service picked up and informed me that the office would be open until 6pm. However upon my arrival, the office was closed without any signage or emails alerting tenants that they would be closed. I sent an email alerting the staff that I attempted to drop off the keys a day early, and that I would contact them via phone on Friday and Saturday to continue to attempt to drop off the keys. I never received an answer the remainder of the weekend. I called twice early Monday, 11/29/21 to inform them that I would be stopping by to drop of the keys. Later that afternoon, I stopped by the office and spoke with a member of the management team to ask if she wanted to do a final walk through together. She stated no, and that she had everything she needed. She noticed some broken blinds and one blown light bulb. She also informed me that the costs for the blinds and light bulb would be charged to my account. I asked if I needed to sign anything. She again stated no and that the carpet service would be by the next day to clean the carpet and inform me of any damages. Approximately 15 mins later, I check my account to pay the final utilities charges and damages for the light bulb and blinds. I noticed a charge for $246.52 for turning the keys in late, month-to-month charges, and reserved parking. I called to have this fixed. These charges were billed to my account without any notification. The next day I notice a charge of $400.64 for damages. I contacted the office multiple times before I got an answer. I was told that the carpet could not be saved or cleaned, and it would have to be replaced. From photos I received their are approximately three stains each less than three inches in size. I was baffled because I don’t allow eating or drinking in any of my rooms, and I require guests to remove their shoes before they walk on my carpet. I asked if I could come back to the unit to view the damages along with my parents. I was told no. I then proceeded to ask for a second opinion. The office staff informed me that she would have the manager of the carpet cleaning service out for another review the next day. On 12/1/21, I sent an email asking the status of the manager’s opinion on the carpet. I didn’t receive a reply until 12/3/21 stating the manager could not save the carpet. All in all, current and prospective tenants, please ensure you have photos/videos of your unit on movie-in and move-out days, as well as doing a thorough walkthrough with a member of the complex’s team to avoid any excessive and surprising charges.

I found the Cumberland Apartments for my mom and placed her here over 8 years ago. While the apartment and amenities are nice as well as affordable, the quiet enjoyment act is obsolete. Management has changed overtime and this year has been by far the worst experience! My mom has made several disturbance complaints to Christian, as well as other office staff members, regarding her upstairs neighbor(s) and their erratic behavior. Absolutely nothing has been done to resolve this matter. We have submitted letter after letter to the office (per their request), called into management, as well as made personal office visits. Each time they assure her that they are aware, have involved corporate and will take care of the problem. It’s now months later, the noise and disturbances has not stopped but only has gotten worse. There has been no signs of resolution and unfortunately, she has yet to hear anything from corporate to date. My mom is suffering from sleep deprivation and a peace of mind. Which is unfair as she is a paying tenant just like everyone else. We are desperate and have no other means of contact for the Cumberland Management Team. We are hoping this review lands into the right hands as moving is not an option at this time.

Lived there for almost 2 years. Great experience. Clean facilities. Staff was very professional and friendly. Especially, Morgan who helped us with lease information and various questions. Super helpful.

Overall the apartment complex has wonderful facilities and living spaces. But property management does have things to be desired. Answering phone calls is a big issue of theirs when Morgan, who works at the front desk, is not there. I had called multiple times regarding questions that I had with very little answer. Even when I’ve left voicemails, none of my calls were returned. Additionally a friend of mine was expecting to receive a call from the about a lease but has yet to receive it. I’m only giving five stars because Morgan has been very good with calls whenever she’s in office. Very professional. Highly recommend her services.
