We rented from Red Oak for four years and our experience was good - they were prompt getting back to us when we needed anything, and when we ended our lease with them (we moved to a different state), they let us do month-to-month. The system accidentally charged us for another month's rent and we immediately got a phone call straightening it out, which we appreciated greatly. Our experience was pretty hassle and drama-free.Our rental agreement was basically "home-ownership training wheels" meaning that much of the basic upkeep was left to us (pest control, basic plumbing issues, lightbulbs, all that jazz). When we did have an issue that was beyond the basic needs, they sent maintenance in a timely manner. We had two issues where maintenance wasn't terribly effective, but they were both straightened out in the end. The first was just after we moved in, and the dryer vent was seriously clogged. Maintenance came a few times and couldn't figure out what was up with it, until I met them at the house one day and put my foot down that it wasn't the brand new dryer. They went on the roof and turns out the vents were very weirdly designed and the clog was indeed there, just up a ways. The second issue was with the AC this past summer. It went out a few times (as it did across TX). The first time, maintenance replaced a part. Red Oak was advised they'd likely need to replace the whole unit. They ordered a new one, and it came in just as our AC went out again, so they replaced it. There were several very uncomfortable TX summer days there, but honestly the blame lies more with our state leadership than with Red Oak.Our original lease agreement included yard maintenance (mainly lawn mowing). The contractors they employed for this weren't very thorough and would frequently skip our back yard altogether. The lawn maintenance was removed as a perk in our last rental agreement with them.The terms of lease included some very precise language about how we would be financially responsible for repairs that came as a result of our own actions, including AC issues from not replacing the filter in a timely manner. We were always careful to keep up our end of that agreement, and we were never charged for maintenance as a result.The rent was increased in line with national and regional averages, and in 2020 we didn't receive a rent increase, which was a HUGE relief. We didn't receive our security deposit back, largely I think because it was dependent on us cleaning the house prior to move-out, which we did to some extent but we didn't have time for a deep clean. That's an unfortunate stipulation; previous tenants will never clear their unit on move-out as well as a professional crew.One final positive note: when we signed our lease, we noted several things that would need to be replaced in the unit (flooring, light fixtures) and all were replaced as agreed upon. No corners cut that we could tell.Overall, I would recommend Red Oak to my friends in the area. They don't seem to take advantage of their renters, and they have good communication with us.

Miss Amy and Miss Kelly are the absolute most helpful property management and leasing agents I have worked with in a long time !! They are always available, and friendly !! Anytime I have needed them , they have been there for me !! They both have each other’s back , and both know all aspects of the business !! Each one knows exactly what the other is doing , and that’s so refreshing and timely !! They both are an absolute pleasure to do business with !! I highly recommend them!!!

We have rented from Red Oaks for 3.5 years and have never had an issue. Always receptive to our requests for service. Staff has always been polite. With a change in office staff, it has only improved!

WHATEVER YOU DO PLEASE DO NOT RENT FROM THIS AGENCY!!! Staff is very rude. The sewer line to the property I am renting is busted the roof is leaking above the kitchen sink. It is deathly hot in the property. I moved in July a couple of days before the fourth and when I called emergency maintenance it went straight to voice-mail. I then called the "bookkeeper " Kelli and she yelled and argued with me through text because she said that the ac not working is my problem and I will be responsible for buying window unit after I gave them 2000.00 dollars to move in. The rent is ridiculously high you will be better off living in an apt than renting from them. The office manager is never available I've only spoken to her one time since I applied. She has the old lady doing all the dirty work. Restroom toilet stays backed up. There are big spiders. They are charging 1000.00 in rent when the neighbor only pays 650.00. They will not answer the phone. They are liars, cheaters and scammers. Most likely I will mess up my rental history messing with them Whatever you do AVOID THIS PROBLEM AT ALL COST!!!!! They are not worth one star them only reason why I gave then one star is to comment on how horrible they are. I forgot to mention the lady Kelli called me and asked if I knew a crackhead. In my many years of renting I have NEVER received a call like that from a slumlord. This is ridiculous all waco wants to charge chip and Joanne prices but don't want to put kn chip and Joanne work. The pictures I have attached is the sewage in the front yard and the thermostat.

These are some of the most unprofessional people I have ever met. They forced us out of our home and increased our rent almost every other month.We had to fix our own repairs in the house, from when we moved in all the way until we moved out. I was never late on rent and payed every 3 months in advance most of the time, they wouldn’t even let me renew my lease. Very unpleasant experience, if I could rate them zero stars I would.

These people are awful. They are liars and deceptive. Unfortunately the landlord switched to these awful people in the middle of my lease. Once it became time to renew the lease they increased.it from $650 to $850.They are slow to do repairs and lack customer service , just rude. Karlee office manager is rude and lied about the deposit we paid to the other realtor company. Due to the fact we all our stuff is in storage , I was unable to find the paperwork.We always paid our rent in advance but once they found out we were buying a house they refused to allow us to do a month to month until our home was ready, so we had to move into a Hotel. Lack of concern for renters. I could go on! BE WARE!

My ac broke this weekend! Aside from their emergency/after hours number going to vm only and_always_ having a terrible time of reaching them after hours any day for the last 2 years, they responded promptly during business hours and fixed my ac asap! I did buy some window units to tide me over, but figured a good investment. On days when it’s not quite as hot out can save $ on power and run window unit vs central air.Now waiting to see if they will accept my request to get ducts cleaned, as I was informed by their maintenance person the central air appeared to “not have been used in years” when I moved in in Oct 2020. (During the winter horrible dust clouds came out of the vents and burning dust smell every time I turned it on, not just the first time of the season. Yes my filters are changed religiously.)Will status update. With these power prices can’t afford to run ac all day just to keep cool! I’m sure it will work 100% properly after a much needed cleaning.Fingers crossed.

I want to rate this place zero stars. They are highly unprofessional and rude. U have never been late on rent yet they still didn't let me renew my lease. They have lied and forced my out of my house. During my time dealing with Red Oak I had to fix my own repairs in my home and still didn't get my initial deposit back from when I moved in. This is a horrible place with horrible people.

Beware please do not rent from these rude and deceptive people. They are liars and are not professional at all. They increased our rent by $200 at the time of renewal of the lease. The air conditioner went out during the summer and the kept lying about when the would come fix it and never did. My husband had to order parts and repair it himself. The lied about the deposit that we paid to our previous landlord before they got the account. Then gave us a check that was not the amount we paid for our deposit and it was misprinted . What a pain!The neighbors smoked weed all day and night. So glad I'm out of that unit! BEWARE AND GO SOMEWHERE ELSE!
