My Husband and I would definitely choose this Motel 6 to go to anytime. The Staff were super helpful and the Husband and Wife that runs this particular Motel 6 are super nice and very accommodating in anything that we needed. If I could give 10 stars I would. They were upgrading the outside and inside of rooms while we were there, but we didn't mind it at all. We spent a week here while waiting on our new Home to be inspected. I recommend this Motel 6 Lacy-Lakeview to anyone that's looking for a quiet comfortable place to stay rather your passing through town or while on vacation here in Waco.

The worst place to stay. Satan could probably live here. We came at 10 pm booking a nonsmoking and 2 bed room. They gave us a smoking and a 1 bed room. The closest comparison to this place is a federal prison. Bare minimum in the room. The bathroom had literal residue from someone else’s excrement. The bathtub was literal neon yellow. We asked for a new room and they gave us a “better room”. By the time we thought we were going to sleep, a giant cockroach moved across the floor. There was a literal rat in the ac and the room is a biohazard. If you sleep in this room, you will get some variant of some disease. Please do not stay here for your own safety. Just see the ratio of good reviews to bad reviews. The bad reviews are 5 times as much as the good reviews. If that is not saying something, good luck. You will definitely save money here but at what cost?

This place was one of the worst places , I’ve stayed so far . We wanted to visit Waco , save some money . Definitely not worth the hassle . Roaches , ticks and any other kind of bug inside these rooms and spiders everywhere. Parking lot is so bad , pot holes everywhere . Don’t stay here , take your money elsewhere.

I wasn’t expecting a red carpet, vacation resort style service or experience. But goodness it was lacking.
Smell: like your closed off, up stairs, grandmas spare room.
Cleanliness: lacking for a start. Dusty, light fixtures had bugs, spills and splashes; oh and a bandaid next to the tub.
Maintenance: paint was the Landlord Special. Light and dust drafted under the door. The ac was almost falling through the wall.
These are a few things that the managers can control, invest in your property and it should pay you back.

Good value place to stay if you are visiting TSTC Waco. It’s not too far from down town Waco either. Manager is super cool and customer service is outstanding. Rooms are old and out of date and need a deep cleaning, but manager stated today, 5/16/2025, they will be completely renovating the rooms in the next month and should be done 3-4 months from now. At the moment it’s pretty typical for a motel on the outskirts of town. If I had any advice for the owner/manager it’d be to hire a new/good cleaning service/staff, maybe deep, deep clean 2-3 rooms/day, get regular pest control visits and don’t allow smoking in any of the rooms. After the reno and fix those problems, you’ll be rocking n’ rolling.
