I have lived here since 2022. Since moving in, I have been dissatisfied with the office staff and several neighbors I have had. Many tenants here create loud noises late into the night, and the walls do not cover up their sounds at all. There are also several tenants here who do not clean up after their pets, leaving dog poop in the hallways, sidewalk, and grass around the apartment. A previous upstairs neighbor was pouring dirty water from their plants onto my patio for several months, resulting in an unusable patio. The management was not able to do anything about this. The pools are not cleaned very often during the summer, resulting in dirty chairs and trash on the ground at times. I also had an issue with the payment portal not working, which resulted in a late fee of over $200 being charged to my account. While the management acknowledged that this was not my mistake, they were not able to refund the additional charge to my account. While there are some nice things about San Palmilla that you may read in other reviews, I cannot recommend it to anyone based on my personal experiences.

2 stars for the beautiful amenities and convenience of the location.I moved in with my roommate Dec. 15th, 2023 and from the very START there were issues. We originally agreed to a 3rd floor contract at least 2-3 months prior. Everything was set in stone until a few weeks before move-in. We were informed that the current tenants were going to extend their lease, as they were in the process of becoming home owners. We were offered a floor below (same floor plan) to which my roommate and I agreed on the accommodation/switch.Dec. 15th, (our move in day,) comes and upon entering our apartment unit—we found that it was FILTHY. Dust EVERYWHERE from blinds, to the air vents, to the light fixtures and floors. Appliances were scratched, stove top was very damaged. It almost seemed as if our unit was vacant for an extended amount of time and we were last minute accommodated without anyone at all walking the unit prior to move-in/cleaning (bare minimum).My roommate and I took it upon our own hands to hire our OWN cleaning service to deep clean the entire apartment. After that, things were ok for a little while, and by this, I mean about 2-3weeks. We noticed around the very beginning of January, there was excessive noise above us. There hadn’t been noise up until then. We heard stomping, drilling, jumping, rolling, banging, you name it. My roommate and I went upstairs to try and investigate what unit number was directly on top of us to maybe make a complaint to the office because the noise we had been hearing had been happening at ALL hours of the day/night. Come to find out—the unit # matched the unit # my roommate and I were ORIGINALLY supposed to move into Dec. 15th, 2023. To our surprise, it seemed as if though whoever occupied the unit JUST moved in! We felt lied to.Aside from this, the previous tenants from the unit we moved into (that was probably not occupied for a WHILE for obvious reasons) had a switch-hold on our place! It was a hassle to get our electricity/internet going. It came to a point where everything was ok with the electricity on our end, until it was out for TWO whole days probably about a month into our move-in because apparently the electricity provider requested an affidavit to lift the switch-hold in which they never received. Luckily the front leasing staff was very helpful with this matter and got our power up and running again and gifted my roommate and I an HEB gift card for the inconvenience, which we really appreciated.Fast forward, as if more things couldn’t pile up on our laundry list of things that have been a nightmare since moving in: TWO back to back fire-alarms that were EXCRUCIATINGLY loud one morning around 6AM and the next morning at 3AM!!! No notice from the office after the fact to inform us what the matter was/a thoughtful apology.We really, really enjoy how beautiful the property is, the amenities and the very friendly leasing staff, however, all these inconveniences whether minor or major just keep piling up it feels like, and we have only been tenants for two months.

We have lived here for three years and thankfully this is our last. For the small price of a mortgage you get …1.) No available parking spots. (Don’t even think about coming home past 7pm because you WILL be parking on the street)2.) Dog feces all around the apartment complex. With little to no landscaping in the actual complex (except for the leasing office area)3.) A plethora of fees. You breathe in the wrong direction and you get a $50 fee.4.) Gates. That are always malfunctioning.And the icing on the cake ..5) FAULTY ALARMS. Imagine running outside in the middle of the night (3:40am) with your family in the cold, while the most excruciating alarm is going off. TWO NIGHTS IN A ROW. This is the 5th or 6th time in the past year! No text, No email, no explanation.An establishment that does keep its grounds kept and clean has the right to charge fees. An establishment that doesn’t make their tenants wake up in the middle of the night with false alarms, has the right to charge fees. An establishment that has parking available, has the right to charge fees.THIS establishment has nothing but the AUDACITY to charge their tenants fees ONTOP of a terrible living environment!!If it wasn’t for the convenient location and the façade of “Luxury Living” we would have never moved here. There are much nicer and more inexpensive apartments options in the area, please make sure to do your due diligence.

great place to live. it is very quiet. you can't hear your neighbors at all. kinda expensive, but you get what you pay for.... (when we first moved in)now.....if you love to be woken up in the middle of the night with the fire alarm going off, this is your place!we have lived here for a year and a half and the alarm has gone off 6 times. FAKE ALARMS ALWAYS.I would hate to see if a fire were to actually start because no one believes it anymore. RIDICULOUS for the amount of money you pay to live here!The office doesn't even communicate with you and tell you, hey sorry you were woken up at 3:41 am, again...my daughter was visiting and her car got towed. she was here less than 3 hours. of course the office provided their *apologies*. spoke with a manager about getting the $300 back and shockingly I never got a call back.during the summer, people who don't live here flock from everywhere to use the pool, take up parking spots, don't have permits and don't get towed.dog poop is always on the ground. watch where you step! and the elevator, while mopped, there is usually dog pee left there for long periods of time.so sad because this place is nice in regards to the look of the apartments.

The staff demonstrates exceptional dedication to maintaining a pleasant living environment, evident in their diligent efforts to encourage pet owners to responsibly clean up after their companions. Regrettably, despite such proactive measures, there remains a noticeable reluctance among certain residents to adhere to basic cleanliness standards. Their is always pee in the staircase and today a huge pile of poop in the middle of the staircase (has sat there for the last 6 hours).

What a gorgeous community. The apartments are spacious & inviting. The views are amazing regardless of which unit you are in and the Leasing Staff are so welcoming, knowledgeable, and friendly. I feel at home already.

Came here for a tour and was greeted by Kass with a warm invitation. Christian was our tour guide and showed us around multiple spots that would improve my quality of life and revolve around my daily life. Additionally, he gave us multiple quote options for this gorgeous property in this lovely quiet area. Super great! Will return to move in!
