Just want to take a second to leave a quick review here, I have to be honest, I was pretty blown away. The management team at Smoot are some of the most caring, knowledgeable, personable people I’ve come across. I’ve had plenty of interactions with terrible property managers, and I’m just glad I’m in a better situation now. If you’re in the market, or needing a place, rest easy because these guys do it right!

Smoot commercial is literally the most incompetent team of property management you will ever have the misfortune of coming in contact with. I suggest you avoid them like the plague because they will do the same once you rent from them. My unit was disgusting when I moved in. Dirty handprints on the walls, gross bathrooms, and the washer and dryer had mold in it. They will never answer your calls or respond to your emails. It’s very clear that smoot only hires the best of the worst. I am still owed money from them since I moved out a couple weeks early per their request. I will be contacting a lawyer.

These people are a complete joke. Worst experience I’ve ever had renting an apartment. Forget any type of customer service. Smoot is extremely proactive with their policies that extract money from the tenants, no so much when it comes to improving quality of life or matters that require them to expend effort. It took four days for these clowns to fix a water main break. No compensation, no apology, nothing, just a “tough shit” type attitude. Can’t shower, flush the toilet or cook for the better part of a week, Ah man, that sucks. Loud kids everywhere, ancient appliances, pathetic HVAC and they nickel and dime you for everything. Piles of garbage behind your neighbor’s place, your problem. Feral children kicking soccer balls off the building all afternoon and treating the common parking area like a playground, your problem. Washer/dryer from the 80s that make more noise than a Soviet rocket, your problem. Better pay that rent on the first though. Better not try to break lease. Better not even ask them to answer the GD phone or return a text message in a timely manner. It’s a shame places like this stay in business.You’ve been warned.

I’ve lived here since about 2017 it was a great place then . Since I moved to a two bedroom unit ! All good at first but for the last year after new tenants below nothing but roaches! This is nothing less than a south of the boarder drug complex now it’s sad because it was good at first . Quite place back then, not now ! Rent raise every year regardless and if your not paying attention they will raise in-between , also they don’t tell you leases are for years be careful before singing!

My family and I have lived at Orchard Garden Apartments for a fewish years and I really enjoy the family atmosphere of the fellow renties (kinda like cheers) where everyone knows everyone. The management here is wonderful. Couldn't ask for a better place to raise a family or a small heard of cats for the "lonely" renties(you know who you are) If I could I would give smoot and his crew 11ish stars because they go above and beyond.. Way to go!

The worst rental experience I've ever had, and I paid 100 dollars less somewhere else that treated their tenants worlds better. If maintenance responds at all, they don't even finish the job if there's a sports game they want to get home to. Jobs, mind you, that were caused by the previous tenants. Our neighbor told us the previous tenants kicked the front door in, a patch job was done, and we're now charged 300 dollars for it. Management is super shady, smug, and rude. No one cleans up after their pets, everyone smokes, and they use the absolute cheapest blinds, doors... etc. They installed blinds that never could even pull up. The dishwasher was absolutely disgusting and left soap residue on the dishes that we had to throw away. Pay an extra 50 dollars a month to live at a property that treats people with respect and professionalism. Renters, beware.
