Dan and his team at PMI Made Simple manage a rental property for us and have been responsive to all questions and concerns and have an organized communication system in place where we can communicate back and forth to get things figured out without waiting for return phone calls. They do a good job of taking care of repairs and communications with the tenant. PMI Made Simple takes the pressure off of owning a rental!!

I highly recommend PMI Made Simple to anyone looking for a property management company. They take good care of my tenants and properties. Their management fees are reasonable. Lease renewals are handled promptly, and they are quick to re-lease after a tenant moves out, and, when necessary, evictions are handled professionally. Owner draws are on time, and their statements are easy to understand. I guess you could say that they have simplified my life.

Great experience up until the end when I terminated the lease. No move out instructions and no information or coordination at all on returning of the security deposit. Reached out multiple times and have tried calling but still no answer about it being returned. Spent hours cleaning to make sure it was good. Don't rent here if you want your security deposit back.
Update:
STILL NO REFUND. Received a document promising a return of what was left of security deposit. Still being held. Emailed the manager and all people in contact and still haven't received a response yet. Time to go to small claims court.

I have worked with PMI on a property for over two years now. The property has required complex repairs with a water issue that they have been helpful to repair. They have great tenants in the property that have been wonderful to work with as well. It is nice to trust them to take care of our investment!

I would rate my experience with PMI Made Simple as not Simple at all, half a star if I could. My family and I recently rented a property from them, and I would advise others to consider alternative options.
First, we encountered unexpected fees related to HVAC filters. The filters provided were the incorrect size and were not delivered in a timely manner. After we moved out, we received a charge for replacing a filter that we had already paid for with the rent but didn't even receive until after we moved out and they were in charge of the property.
Additionally, PMI imposes a fee on rent intended to enhance credit scores. While this fee appears on credit reports, it has negatively impacted my wife's score despite our consistent, on-time payments through auto pay. This raises concerns about the effectiveness of their claims regarding credit score improvement.
Communication with PMI is notably challenging. When we attempted to drop off our initial rent check to obtain the keys, there was no staff present, and the keys were left unattended. Unfortunately, they subsequently misplaced our check, which we had delivered in person.
Moreover, we experienced issues with the property's backyard due to excessive sprinkler usage, leading to flooding. Despite multiple requests for resolution, it took three weeks for someone to address the problem, by which time significant damage had occurred. We were subsequently held responsible for repairs upon moving out.
Upon moving out, we were charged $300.00 for the HVAC filter and one light bulb change. Additionally, they also charged us for damages to walls that were there before we moved in and provided photographic evidence of before taking possession of the property.
Based on my experience, I cannot recommend PMI Made Simple. Their practices have been frustrating and unprofessional, and I urge prospective renters to exercise caution.

Leaving another negative review because the company has failed to respond. Its been almost 6 months now and PMI has ignored all correspondence and is still witholding the security deposit of over 1,000 even after taking out almost half of it for bogus fees. At a minimum Rodrigo could respond to the three emails I've sent so I can have what is left of the security deposit. Awesome that the company takes advantage of young broke college students. Will update review if they ever respond but for now STAY AWAY.

Everything I need to know is clearly laid out, just as their name suggests, they make dealing with the property management company simple. I look forward to a long-term collaboration with them. I’m very grateful to have such a responsible company looking after my property and the interests of my tenants. They are trustworthy.?

THE WORST PROPERTY MANAGEMENT COMPANY OUT THERE. Me and 5 roommates applied for a property, we submitted bank statements, landlord verifications, employment verification, they checked our criminal history and credit history, etc. The process took over 2 weeks long, it costed all of us $50 to apply just to be DENIED! For no reason! Ellie was horrific to deal with, very mis communicative and all together a joke of a company. We complied of to every ridiculous and obscured request from them just to be put on the back-burner. I do nit recommend this company to anyone! They suck

They offer you a $10 Amazon gift card for a 5-star review on Thumbtack (their name is PMI Made Simple) and Google Review to cover up their terrible service and horrid rates. They add on NEW MONTHLY ADMIN FEES when renewing your lease. They take weeks/months to answer emails or get to repair requests. Won't be renewing with them in August 2024.

We have just started to work with them. We are going to rent a home that had some problems. I made them aware of the issues and they sent me a list of things they are working on.
Just waiting to sign the lease once the agree that the A/C and other smaller things are taken care of.
I will update and reevaluate was we go. So far not to bad.

Update up on move in.
Owner decided he didnt want to put any more funds into the house.
So A/C, washed out yard, air ducts rusty and have garbage in them. Light switches are all different colors. Walls look very bad.
PMI manager offered to refund my application fees.
Hard to get a hold off. Thought I was asking to much to meet them at the property. Then not even the office.
Overall 1 star.. Angii the manager 4-5 star for being professional and very nice.
