First tried to get a hard money loan when I was a college student, but was deemed too inexperienced (as expected). I spent the next 3 years buying, renovating, and holding nearly $2 million in real estate. With some small flips mixed in (nothing notable). Successfully using and paying back several hard money loans in the process.My lender left the business, so I contacted Private Money Utah again to get a loan for less than $400k on an under-priced house with $100k in equity AS-IS in a market I'm very familiar with. But I was once again deemed too inexperienced and the loan was denied on my last day of due diligence. Rehabbing homes to keep as rentals does not count as experience, which is frustrating. They were professional enough to let me know within deadlines and had good communication, which I appreciate.

Corey was INCREDIBLE to work with, we had found ourselves a once in a life time deal, although a very weird one at that and had options to partner but would prefer to do it on our own. Because the deal was absolutely amazing once she could see the numbers it was no question for them to make it work. They teach in real estate if you can find a good deal you can find the money and this was true for them. It was such a weird situation, buying a house out of probate and with liens on it and with it being what it was a conventional loan might have worked but we needed to ensure a quick close as soon as probate came together and flexible options so we could complete our rehab without using all our funds on the down and paying off the liens. Also because we were new, even with good credit and a good job, without the RE experience we didn’t look great to some other hard money lenders that are national, that’s not to say they don’t vet you and your deal well but they are very much on the mind set of creative thinking and evaluating the individual deal and the situation and I needed someone who knew the Utah market and could make this come together. They were extremely quick to get me final numbers, interest rate, payment information and multiple options for closing and would have been ready for close if we hadn’t gotten held up on our end with the probate and court but once it came to close everything was smooth, quick and easy. The other issue is many hard money lenders won’t lend on too small amounts which I get but I appreciate that Corey is willing to work with us on something that’s ‘small’ in the real estate world. Corey is very much upfront about the fees associated and has the RE know-how (plus I just enjoy her company, very friendly and engaging and someone I want to be like as I learn and become a more experienced investor) and I look forward to using them in the future on other unique deals!

My conventional financing failed 5 days prior to closing on a rental property in Tooele county. Underwriter last minute denied my loan. Either I lose my earnest deposit or get access to funding with a bridge loan. So I decided to contact Corey with Privatemoneyutah.com and acquire the asset as planned. Corey, Jesse, and MacKenzie from Utah Private Money were wonderful to work with both during and after the transaction. This was my first time seeking a hard money loan.
