It’s more affordable than a hotel three streets over. There may not be cabinets to store clothing in all the rooms, but the beds are comfy and the place is clean as can be. The two rooms I’ve stayed in have massive garden tubs. Really appreciate that it’s close walking distance to the event I was attending. This is a renovated mansion with themed rooms. It’s not a hotel and doesn’t try to be. Even with that the place has free wifi and TVs with apps. Just expect to have to go to the common area to sit and read or use a computer, unless you don’t mind doing that from a bed. There may not be a person at a desk at all times, but they coordinate and take care of things nicely.
Rooms: Themed and comfortable, the rooms focus on a bed and breakfast style. They’ve taken steps to make sure there’s a place to hang jackets or a dress or two. Everything is very clean. Beds are large and very comfortable. I stayed in two different rooms due to needing to stay an extra day, so got to stay in a Library themed one and another with a nautical style. Outlets are limited, but that’s expected given the age of the building. Still made sure there’s at least a power strip or extension cord!
Nearby activities: Lots of different food options are nearby. I was in town for a conference, so wasn’t looking for other entertainment. Did notice event flags on the light poles around talking about a film festival. Those are one off things, but the point is that this place puts you close enough to likely not even need a rideshare to get to them.
Walkability: Barely minutes from coffee and and breakfast. Three blocks from a couple of pastry shops and pizza places. It’s ideal if you want to be close to the Utah Valley convention center. There’s quite a variety of food options within a 15 minute walk of the place. Good to get out and stretch those legs. Whole area is pretty flat, which made it easy for me.

Room painting was nice however it didn't feel completely clean. The main areas were vacuumed but the edges had dead bugs. Room smelt a little musty probably from the tub. When we first got there my wife walked into a cob web walking into the rest room. Also the fake planets they have in there were covered in dust. We only stayed one night but neither at night nor in the morning did we see any workers there.
Also were not notified until the day of arrival that the kitchen wasn't serving breakfast and that they just had grab and go items.
It really is a neat and beautiful place that just needs some extra attention.

They've made a few updates since we first stayed here 22 years ago!
Such a cool place to stay--love the themed rooms as well as the character and location of the building--highly recommend!

We stayed in the library room, which is the best one by far. The relaxing ambiance, the decor, the jet tub, the free cookies, it was all amazing. And for a reasonable price too. We will be coming back for many years to come.

We've loved B&Bs and have been to the Logan, and both Salt Lake City, locations of Anniversary Inn, as well as 5th East Hall in American Fork. While the theme rooms weren't quite as exotic as those locations, the room we stayed in was still quite special. My wife has always dreamed of having a bookshelf that opens to reveal a secret room, and the library in this place did just that. Spiral staircase to the double jetted tub. Very romantic! Also, right downtown and close to tons of restaurants, the Covey theater, the Asian market, and Pioneer Park. And this was the most affordable of all those others. Planning on coming back multiple times this next year.

Room was so hot I had to sleep in the front seat of my car all night instead. Please add a fan to the room or let guests control the temperature.

Adorable BNB in a perfect location. Keep in mind this is a mansion originally built in 1895 so the floors and stars creak a little bit and it doesn't feel like a perfect modern hotel. If that's not what you're after, go stay at the Hyatt around the corner. The history of the place is fascinating. The room has a journal for guests to document their stay and share with future guests. My fiancee and I had a blast flipping through random pages dating back to 2012. (If staff sees this, seaside room journal is 100% full so no new guests can add, might be time to add a second one.)
Currently they're not doing breakfast, and it sounds like the breakfast was a massive hit here (mentioned in tons of journal entries). Hoping they bring that back but regardless we loved our stay. The house has been quiet most the time we've been here which is one reason we chose this over a crowded hotel. It's very close to tons of shopping and dining options, and the pricing for our room was very fair without any discounts.
Overall, I can't wait to book another stay.

The place runs itself (only a little) and my husband and I didn't mind one bit.
It's historical, lots of cool things to see inside the mansion! Guest books and journals everywhere!
If you want to stay in, do! There's a jet tub, TV, reading nook... at least in the Eagles Nest!
Keep in mind it's historical! During the summer it's cool but not an ice box.

My wife and I have visited downtown Provo several times for the last couple years. We kept staying in Airbnbs and hoping that one day we could coordinate our son not to come so we could stay here. But it seems like it wasn’t what it was when we had looked it up in the last couple years. It’s like a cross between and Airbnb and a hotel now. Hotel because there are other guests. Airbnb because there is so little provided for you. The only “luxury” amenity is the tub - which was way cool and nice for sure. Never had one like that. Just really sad this morning when we came down for the “continental breakfast” that has less options than the lowest rung “continental breakfast” at a hotel. So essentially there is no breakfast. It was priced almost as much as the Marriott but is more like an Airbnb now. Seems like they lost their niche. We were super excited for a couples retreat before our next child is born. I guess the moral of the story is that it didn’t meet my expectations. There is almost nothing “luxurious” about this place anymore. ?
For me, all they have to do to be 5 star for me is have an actual breakfast. Continental is fine. Have a waffle maker. Have a pancake maker. If you just up your game there. It would not cost much. And that would be a 5 star review and I would come back. But the feeling of going downstairs expecting to have some meal for breakfast provided and realizing we have to walk to the market to get food - that we can’t even keep in a private fridge because there isn’t one in our room - was just really sad.
