Edit 2: Took a video of Granary Live violating the 10 pm noise ordinance during their THURSDAY night concert 08/22/24.
Edit 1: As per the internal email we received today, 500 W between 700 and 800 S will be closed every Fri and Sat from *3 to 11 pm* for events throughout September. Right next to Granary Live. I wonder if they will be playing loud music beyond the 10pm noise curfew. Here's hoping you don't want to enjoy a quiet night in during any upcoming weekend. Not to mention all of the traffic that will likely get overflowed to 800 S.
If you are considering moving here, I would be very cautious of the reviews. A full review will be posted when I am moved out, however I had to post something as Artspace is certainly not a 4-5 star experience that some reviews would leave you to believe.
A recent review mentions quiet, which anyone who lives here can tell you it certainly isn't (mention: the "Granary Live" open air music venue that is a block away and will have shows that run until 10pm during *weekdays* as well as weekends, the cars/motorcycles that rev their engines at all hours, those same people blaring music as they cruise the area back and forth, the large construction/shipping/trash/etc trucks that use 800 S on a regular basis, the emergency services that also use the same route and have sirens going almost daily at any given hour, *fireworks* being shot off directly adjacent to the property, the list goes on). While I'm sure this can vary by unit orientation and which side of the building or floor the unit is on, all of these points still stand. Couple this with thinner walls/ceilings (and however respectful your neighbors on the surrounding sides are, most people will slam close their front doors), pets, and other things, you'll be lucky to get anything other than brief moments of peace depending on the day.
There are also 5-star reviews under Artspace Commons (the apartments) that are leaving reviews for the businesses that are on the first level of the building (which is technically within Artspace Commons). Five of such 5-star reviews are unrelated to actually living here: 3 being for tattoos, 1 for the e-bikes, and another for a different business. This is altering the score of the complex itself.
Additionally, it is interesting no reviews mention: the leasing/maintenance team has recently fully changed over within a year, the ongoing cockroach issues on the premise, the homeless in the area that can be underneath your balconies yelling, the water heater (which controls the heating of your unit as well) being non functioning or partially working 11 times last year, *rent recertification*, there was a shooting on the corner of 800 S 400 W last year, etc. If these reviews were legitimate, one would think at least some of these things would warrant a non 5-star review.

Living here 1 year now, and I only wish to continue! Hardwood floors, granite countertops, balcony, and quiet yet downtown location is nothing but chef’s kiss for the price.

These are definitely worth looking at if you are worried about your rent price. Especially going up. Spacious and well kept for an insane price. Ty is also amazing!

I have lived at Commons for a while love the building, love my apartment and love the location. We went through a rash of really horrible building managers for a bit. Then Tai came along and has been great for the building and community we have here. She’s always friendly, great at listening and helpful

It's about Management for me. I not only live in Artspace, I also conduct my business there. I've been there for 6 1/2 years. I love Tai Reyes she's prompt always available. Very supportive, friendly, and fun. I don't dread the 1st of the month due to the interaction between Tai and Myself. Where she goes I most definitely will follow.Thanks for making my experience amazing. P.s. My mom says Hi :)

I can’t say enough about how well the office manager Tai handles things. She has a great way of ensuring my needs get met but also has no problem letting me know if it’s not doable. She helped me transfer to a new space without a headache. She shows up for her tenants. This apartment complex is huge and she handles it like a boss and I’m grateful she has made this experience of living here so delightful.

My partner and I lived here for 4 years and loved it! Easily the best apartment complex I have lived in.Maintenance was always very quick to respond and took care of any problems we had. The building was always clean and well-maintained. The units themselves are very quiet and we could hardly ever hear our neighbors. Most people were friendly and welcoming and really made it feel like home.The area felt safe for the most part.. There is a troubled youth center right on the corner and kids were frequently out hanging around but we never had any bad experiences with them. More recently, an animal boarding business, K9 Behavior UT, moved in and the dogs could be very loud at times. This was my biggest gripe and no one seems to do anything about the noise..All in all, I'd definitely recommend to anyone looking for a quality apartment complex at a relatively affordable price.

I had a friend move in last week. It's Kool he is happy withe the apartment nice security. Maintenance is great. The out side is clean. Elevators are convenience. Other then the stars.

It used to be alright. The neighborhood really changed…cars started to get broken into, needles left in the parking lot. Other things I won’t mention on the front lawn of the building.Tons of ownership changes…2 times in 6 months. The service just continued to decline.Lived there 6+ years, in an apartment that was not newly painted, and they tried to charge me for new paint.That is normal wear-and-tear; let alone charging for new paint when it wasn’t brand new when I moved in.

Honestly, I love this place. I’ve been here almost 2 years. Great management, super quiet units, considerate neighbors, great location, relatively safe area/security doors, I could go on. Best apartment I’ve lived in. I hope rent never goes up so I can stay here forever. Oh! And the maintenance crew is awesome, respectful, fast and professional. Never had an issue getting something fixed ASAP.
