Living here is like being in a toxic relationship. Sometimes it’s really bad, but it’s cute, so you stick around and cling to the good times.
Good:
- location is 10/10
- amazing gym for an apartment
- cold plunge and sauna (only 150 degrees in sauna though)
- 10% discount at Hills Kitchen
- esthetically very nice
- My unit (Jade - 1 bed, 1 bath) has a HUGE kitchen
- resident events have become routine and are even encouraged by Andy (the current manager)
- many outdoor seating spaces, tables, fire pits
-the current residents have quite a sense of community! I LOVE my neighbors
-the maintenance team is responsive and incredibly friendly
Not so good:
- Carpeting in hallways is gross- there are stains and debris everywhere. I haven’t seen them cleaned since moving in during April
- Minimal storage in studio and 1 BR units. No on-site storage. Take this into consideration especially if you have outdoor hobbies!
- No pet wash station (neighboring apartments have them)
- The ramp to the “loading dock” has no pull-in for large trucks but is also too aggressive of a curb for smaller vehicles to utilize. Glass is always scattered across this area due to other business’ dumpster locations.
- no service elevator = limitations on furniture size
-the stairs don’t lead to the bottom floor, can’t access the parking garage via stairs, so you must always take an elevator to your vehicle
Bad:
-VERY high utility bills ($225 per month for a single bedroom. I don’t work from home, i use very few appliance)
- my personal leasing experience was a nightmare (I applied for an apartment that was sold to me under false description, then put into an ADA unit sold as a traditional unit, and finally ended up relying on a friend to issue an application transfer to receive the apartment he held)
- security issues- there are very frequent garage break-ins and damage to our vehicles. Yes, in our PAY-FOR-PARKING garage. $125 minimum per month. Also-management will host “resident” events but post our security code on a flyer for anyone to see and gain access to residential areas. We are not given notice to take additional society precautions as strangers wander around our home.
- absolutely heinous customer service. I don’t want to spark any issues, but this is one area that residents are always, always talking about. Residents’ private information including salaries, lifestyles, careers, and even as far as police reports are discussed as gossip with existing and potential residents. In more informal group communication platforms, those who disagree with a staff member’s ideas are publicly berated. Some residents receive retaliatory actions/words when concerns are brought up, and these interpersonal issues are broadcasted to residents in a horribly inappropriate fashion.

Our Daughter just moved in last week. The manager Heather was amazing. We had a million questions and request. Heather met them all. Truly an incredible experience. We were deciding between 3 other properties and Heather and Clark were the deciding factors.

I have not once in my entire life left a review on a business, but I feel morally obligated to warn all prospective customers about Lowe Property Group and LPG Residential, the respective ownership and management company for Sugar Alley.
Like many, if not all residents, I have had a plethora of issues with my unit at Sugar Alley. The building’s construction quality is incredibly poor, so you can certainly expect various issues in each unit such as uneven floors, uneven walls, and poor workmanship on outlets, light switches, vents, cabinetry, etc. However, one serious issue has persisted since the day I moved into Sugar Alley. As seen in the attached photo, there is a large commercial-grade HVAC unit that was placed directly above my top-floor apartment. Unfortunately, the decision to place this commercial HVAC unit above a residential apartment was never in the original building plans, but rather an incredibly incompetent decision made by LPG at some point during the construction process. This HVAC unit creates extremely loud noise and vibration in my apartment at nearly all hours of the day. The vibration is so strong that it rattles picture frames, kitchen tools, and even the walls themselves (see attached videos). In addition, this HVAC unit creates several explosion-like sounds throughout the night, which makes it nearly impossible to sleep (see attached videos).
Despite seven consecutive months of agonizing pleas to have the issue resolved, LPG Residential has completely failed to take responsibility and handle this issue properly. I have spent more time than I’d care to admit over the past seven months attempting to coordinate various representatives of LPG Residential to make progress toward a proper solution to this issue. In that time, I have been misled into believing the HVAC unit would be relocated, ignored and belittled by LPG Management, and put through a process in which I, the customer, was offering each possible solution and subsequently begging and pleading for LPG to take action. I have gone as far as offering to pay out of my own pocket for LPG to take action on the solutions I offered. While this reprehensible level of customer service should not be acceptable anywhere, it is absolutely unacceptable at a property as expensive as Sugar Alley. If LPG claims so publicly that Sugar Alley is a “luxury apartment building”, then this issue should have been investigated, discussed, and resolved in a timely manner after I first brought it to management's attention over six months ago. In reality, I’ve fought tirelessly for nearly seven months and have only convinced LPG to deliver band-aid solutions to the problem (none of which have worked).
Of course, only one unlucky resident will ever have to live in this specific unit, but this situation uncovers the true colors of LPG Residential. This is very important to consider before signing a lease at any of their properties including Sugar Alley, because these are the people you will ultimately trust with your living situation and any issues that arise during the entirety of your lease term. Sadly, at the end of the day, LPG’s sole interest is financial gain and profitability. Although they will try to convince you otherwise, they have no interest in your health and wellbeing if it impacts their bottom line.

For what it’s worth, my own experience with Heather has been consistently respectful. I haven’t encountered the negative behavior others describe. And it’s entirely possible that what some read as dismissiveness is simply a person carrying more than she can show. Most of us have days when the weight of our private lives shapes the way we speak or move without meaning to.
But the volume of criticism directed at her now feels disproportionate. When a single staff member becomes the stand-in for every frustration in a building, it begins to resemble something closer to servitude — that old expectation that anyone in a service role must absorb every complaint, flawlessly and without the basic permission to be human.
That isn’t fairness, and it isn’t how dignity works.
This isn’t to dismiss any legitimate concerns residents may have. But people are almost never the harshest version written about them online. They’re more layered than a one-star narrative, and more fragile than the internet allows.
As someone who actually lives in Sugar Alley and enjoys living here, I felt the responsibility to say this. For the sake of honesty — and for the sake of the review that will outlast this moment — a little more balance in how we talk about individuals goes a long way. We can ask for accountability without stripping away humanity.

The manager treats people like they’re beneath her. Rude, dismissive, and totally lacking in basic professionalism. The apartments might look nice, but no one wants to live somewhere they’re made to feel unwelcome.

I come here almost 4 to 5 days a week…. This place is the nicest apartment building on the east side of Salt Lake City… actually, from everything I know, the nicest apartment building in all of Utah. It’s like living in a super high-end luxury hotel… Like the Ritz Carlton…. However, it’s in Salt Lake City.
Not only is this building amazing… And I think the designers are divine… The management is the absolute best part of this building.
If you have met Heather… You know there is no better manager on the this planet…. She’s incredibly sweet, intelligent, smart, kind, beautiful, etc… and all of her staff are angels🪽… Consider yourself fortunate to talk with her…. She’s the best part of this place….
I would have a place here, if it was closer to where my children reside…. Do yourself a favor, and consider moving here, and thank the universe later…. 💫

My fiance’ and I toured this place a few weeks ago, and even he said it wasn’t for us. The gal at the front desk gave off a weird, stuck-up vibe.
Then we saw all the reviews about the gross carpet, sewage leaks??? amongst several other complaints. Yeah, we don’t regret our decision.

Wow.. where do I even begin? The Residence at Sugar Alley is about as central to Sugar House as it gets!
Walkability without a doubt, designer interior within each apartment, unbeatable amenities, as well as a true sense of community.
Heather answered all of our questions, was extremely generous with her time & made the entire tour feel like an exclusive experience.
Mountain views coupled with Whole Foods across the street makes this property a serious contender for any & everyone interested in calling Sugar House home!

I’ve toured this property twice, a few months apart, and both times I left thinking the same thing. The building looks nice online, but the management completely ruined the experience.
On my first visit, Heather a manager, spent most of my time gossiping about the “hot guys” moving in while bragging of their job titles and how she wanted to play matchmaker instead of actually showing the apartments. It was weirdly unprofessional. The hallways also smelled musty from the carpet, which was an instant turnoff.
Fast forward a few months, I went back with a friend who was considering moving in. The second we walked into her office, she looked him up and down and said, “Let’s make sure it’s within your budget first.” The tone was so condescending it honestly shocked both of us. She then tried her hardest to talk him out of living there, She never offered to give us a tour, just went on about how Sugar Alley is the “best apartment building in Salt Lake,” which is funny considering all the reviews mentioning mold, sewage leaks, car break-ins, unfinished amenities, and rude management.
And speaking of those reviews, every management reply sounds like it was written by Chatgpt. Seems stiff, copy-pasted and totally detached from what people are actually saying. The fake politeness matches the whole vibe here.
If you want a place that treats people with basic respect, I’d look elsewhere.

Rating: ★☆☆☆☆ (1/5) mainly due to poor sound isolation and inconsiderate upstairs neighbor even after multiple communications that severely affects my sleep thus have much more impact on just living my life.
I normally don’t leave reviews, but I feel future renters deserve to know what they’re getting into. This building looks nice on the surface, but the construction quality is extremely poor. The noise insulation between floors is practically nonexistent — even with my best ear plugs over the years, I can hear every single step, door, and drawer from the unit above me. Even with high-grade earplugs, I still wake up from the sound of barefoot heel stomping that transfers straight through the structure. It literally feels like someone is stomping on my head.
On weekdays my upstairs neighbor starts moving around around 5 a.m.ish, and on weekends it’s 6 a.m ish. I can hear doors opening and closing, drawers sliding, and constant heavy walking. I completely understand people have different schedules — early birds included — but this level of noise should not be possible in a modern apartment building. It’s not about someone being noisy; it’s about how cheaply the building was built.
I’ve made every effort to handle this politely and reasonably. I spoke directly with the upstairs neighbor in a calm, respectful way, suggesting simple solutions like putting down rugs, using furniture pads to reduce vibration, or wearing indoor slippers. I also contacted the management office three separate times, and they kindly sent THREE emails to remind the resident and suggested potential solutions. I’ve had to book hotel rooms nearby just to catch up on quality sleeps. It’s been over three weeks, and it’s been the same.
I’m not someone who complains easily — I’ve lived in many apartment buildings before in different states all major cities, and never had this issue. I noticed right after moving in that even my own steps made the floor shake if not being cautious, so I immediately put down carpets, bought slippers, and made sure not to make noise during 10-8. But when you have neighbors who simply don’t care and a building that amplifies every vibration, there’s only so much you can do.
I have no problem with people living their lives on their own schedules, but respect has to go both ways. Wanting to sleep until 8 or 9 a.m. isn’t unreasonable, especially when sleep affects your health, safety, and daily work. After polite communication and multiple attempts through management, continued disregard just shows inconsiderate behavior — made worse by the building’s soundproofing issue.
If you’re considering moving here, I’d think twice — especially if you value peace, sleep. Most people here are nice and easy to talk to, and the management team tries their best to mediate, but the core problem is the building itself: thin floors, poor insulation, and cheap materials that make everyday life upstairs feel like it’s happening right above your head.

I've been living at Sugar Alley for a couple of months now, and it's been a great experience. It's definitely one of the best apartment experiences I've had in Salt Lake City.
The management and staff are very professional and helpful. Heather in the leasing office solves my problems, and the whole team is responsive and makes you feel welcome. The few times I've needed maintenance, they've been prompt and efficient.
The amenities are excellent. The rooftop sky deck is a great feature, with nice views of the mountains. The gym is also a real highlight—it's always clean and has great equipment, like an actual squat rack. The refrigerated package lockers are a very practical touch.
My apartment is well-designed and comfortable. The finishes, like the appliances and countertops, give it a very modern feel. It's also been surprisingly quiet. The location is the other big plus—it's very convenient to be able to walk to Whole Foods and the other shops and restaurants in the area.
Overall, it's a solid combination of a nice apartment, great amenities, and a helpful staff. I'd definitely recommend it to anyone looking in Sugar House.
