This review is mainly about Patrick, who as a manager is an absolute captain of keeping things running well. He is has been taking care of the condos I am on the board for, 9 bldgs and 215 units. He has the place under control, these condos are getting old and even though there are maintenance disasters constantly, he is always running the relief efforts extremely well. Only good things to say about the guy's abilities and patience.

Our property manager with Apple Tree Bay is excellent. Our condo association has NEVER been run this well and by such an efficient and caring person.

They are the property managers at the rental association I live at and they are incredibly rude, unhelpful, and have “rules” set in place that make absolutely no sense. Their communication with residents is close to none. This morning I woke up to a towed car. I went straight to management who said they could not do anything as I was towed “for not having a tag on my car even though my car is registered in their system”. They have a system set up with this towing company that allows a tow truck to come at any time and tow any car without even checking with management to see if it’s a resident’s car. Beyond that they refused to then give me a tag that would allow me to park in spots that are not in the garage.

I gave them 1 star because it will not allow me to give them 0. I have had 5 dealing with "Julie Taylor" and each experience is worse than the 1 before it. I would not recommend this company to any Condo Association looking for a property manager. They are horrible, inconsistent, inaccurate and incompetent. If your association is looking for a property manager look any where else but here.

While they take ok care of the property, they dont vet the tenants. We've had issues and they dont manage them well.

Not respectful at all, I had called for a work order and it took them more than a week to fix it. Also, the property manager I had never responded back to me after confronting my security deposit being being retained a portion of it for what they say cleaning after move out. My apartment was clean, I even cleaned it more during the time living in it, because it was literally dirty when I moved in. Very disappointed about this landlord, will never rent again with them!

I've had a horrible experience working with the owner Bradd Rubman. He is clearly just trying to line his pockets and has no regard for his clients or the Burlington community. I recommend absolutely anyone else.

We have rented here for two years. Our first property manager, Jennifer, was incredibly unhelpful. We moved into the apartment, which had multiple issues upon move-in: several outlets and lights did not work, the stairs in the back were wooden and rotting out, and extremely slippery, and the shower was in poor condition. Our property manager switched to Bill, who has not been much better.A neighbor also has keys to enter whichever part of the building she pleases, and she uses this to harass tenants with babies for "making too much noise," when they are just tending to their infant children. These keys were only taken away from her when several people complained several times.She has also harassed me on several occasions and accuses us of throwing trash in the front (this apartment is on a main road).There were also SEVERAL times where the door knobs fell out and it took a week or more for someone to fix it. If there were a fire, we would not have been able to escape because of the stairs in the back, and the door, which does not fit (you have to pull and wiggle it several times) in the front.Maintenance shows up whenever they please and only acknowledge my male partner as being on the lease, even though I am too. We do not get 24 hours notice, and a few times they have come in without even knocking.The plumbing is all connected for the building, we've had a leaky and broken toilet for months. When they came to fix the sink, they charged us $175 to do it even though, like I said, all the pipes are connected and extremely old.Now, most of these issues remain, except the stairs have been fixed. We have rotting out showers and shower tiles which have fallen and cut my feet mid-shower, a bill for plumbing to old pipes for the entire building, and lights that STILL have not been fixed.DO NOT RENT FROM APPLETREE BAY.

Update: May 27 2016:Since first writing my review a few months ago I've met more of the employees and management of Appletree Bay, and they are not any better. The current head, Patrick, was dismissive and rude to an infuriating degree when I tried to tell him of the heat and insulation, which both still need fixing, on moving out of the apartment. This company is irresponsible with its property and with its tenants, and I would rate them zero stars if I could. Do not rent from them, they will not respect you as tenants or as human beings.Original Review:I have rented from Appletree Bay Property Management for about four years now, and I am glad to say this year will be my last. My landlord, Jennifer Ovitt, has been unbelievably unhelpful during my tenantship with them, and has even actively sabotaged me at times. The heating in my apartment, ostensibly included with my rent, has never worked right and of the 15+ calls to complain over the past four years, all but four of them were blatantly disregarded. I called at least eight times in the first year alone, and she only sent maintenance workers to look at my heating three times. Whatever they did to "fix" it only lasted a few days each time, and then I was back to freezing. I've been forced to buy space heaters—and rack up my electricity bills with them—just to survive. There have been occasions where someone else had picked up my calls, only for her to take the phone from them, then tell me she sent maintenance so it must be fixed, ignore me completely, and hang up.In fact, the only times she's ever even been remotely civil to me have been when I've been apologizing for something.An inspector came to inspect my unit the other day, and even he, still wearing his jacket from outdoors, commented on how cold it is in my apartment, even with the space heater running. I told him that I've complained innumerable times over the past for years and that my landlord has been utterly uninterested in fixing it, and she has been furious with me since.Recently she showed my apartment to a young woman, and I told the prospective client that the heat doesn't work so if she moves in she can have my space heater. I also commented that I'd written up a list of other things wrong with the apartment and stuck it near the front door. Jennifer panicked and ushered the woman out not a minute later, under the excuse that "some other people might come later, so she'd wait for them in the parking lot", adding a patronizing "okay?" to the end, and repeating herself as if I were mentally slow.She is insulting, selfish and dishonest, and is not to be trusted. I cannot say that I have any faith in the firm as a whole either, that they hire such a person.
