I am so sad to write this review and had really hoped our weekend at Basin Harbor Club would be a great Fall escape to a very special place for us. We had our rehearsal dinner at the Basin Harbor Club 13 years ago. The location is beautiful and we loved the rustic New England vibe.BEWARE.The video and description of the 2 bedroom cottage on the website is so much different from the one we were put in that it's false advertisement. Our cottage smelled damp even before it started raining outside. There were AC units in the windows that were covered mold. There were swarming bugs in our room and earwigs and spiders crawling on the pillows. We don't mind camping or being out in nature but my two daughters were crying and refused to sleep in the beds. There was only one bathroom when it was advertised as having two. The second bedroom was basically a closet with two twin beds in a line because it was so narrow. There was no closet in that room, only a shelf. There was no view, how can they advertise as a lake front cottage?? The cottage was in such disrepair that we couldn't hardly stand to stay in it, even when it was pouring buckets outside.The swimming pool was closed when I was told it was heated and would be open. We visited in October so many of the activities were finished for the season. The hot tubs were green and smelled of such strong chemicals that it didn't make sense. Gross!My family had breakfast two of the three mornings and we had one dinner there as a family. The food was decent but the service was hit or miss. Some people were very accommodating and friendly while others were rude and dismissive.The coffee machine in the room was broken. The restaurant didn't have an espresso machine and the one in the gift shop was from a machine and it was horrible.The biggest disappointment was that we were overcharged and it seems to be a common occurrence of theirs (after reading other reviews). One breakfast, I sat with my family while they ate and I didn't order or eat anything. They charged me for a full buffet. It was taken care of once we brought it to their attention. We were promised that appetizers would be comped after they canceled our dinner reservation one evening because a wedding needed to move inside and we were moved to the red barn. They forgot to inform them at the red barn and I had to bring it to their attention and they said I'd need to contact the hotel manager. After check out, I received 3 different charges and was told it was for things that weren't billed at check out but didn't send an updated receipt. The told me one charge was for a third breakfast but we only ate there twice! They finally credited me but that was after I demanded an itemized receipt otherwise I'd contact my credit card company.I should mention that our room was $859/night before any taxes or extra charges. This was advertised as 40% off the rate. I wouldn't pay $400/night for the room we received and honestly we'd have preferred to camp!We were very sad about our experience and we really hope that they can figure things out there. It's a lovely location and has such history and potential to be great.

One of my favorite places.Nearby activities: Hiking, kayaking, etc.Walkability: The property can be fully traversed by foot.Noteworthy details: Lake Champlain and the great staff!

We work with Basin Harbor annually for our client’s weddings and it is one of the most beautiful locations for a wedding not just in Vermont but all of New England. Anne, Lauren, Chef and every member of the BH team go above and beyond for their clients.BH has the most scenic views overseeing the lake and mountains. The cottages are chic, and perfect for a rustic Vermont feel. Highly recommend it for a stay or for weddings!

Super friendly staff and great customer service. All the managers are very accommodating. The food was delicious and farm fresh! Chef is creative and quite a character! The property is beautiful, peaceful, and well kept. What a great place to get away and relax. We will be back...

We just finished our week long stay here. Just amazing. The staff was so accommodating and wonderful. Exceptionally kind to my toddler daughter. It is slightly after season so we mostly had the resort to ourselves. The only other people there were older- less kids than we expected but so fun nonetheless! The pool! The playgrounds! The hikes! Super easy kid management. Our cabin was just gorgeous right on the lake. Beautiful views.The breakfast with the cabin is a great deal. Loved having drinks at the happy hour every evening 4-6. It’s a little expensive but so beautiful to sit in the Adirondack chairs looking out on the lake.Additionally, we left a baby blanket in our cabin. We can’t thank Stacy enough at the front desk for mailing it back to us!! Another example of the great service we received our whole stay. THANK YOU AGAIN STACY.Walkability: You can walk to all restaurants and resort facilities. We also were able to walk to the Button Bay State Park. The town is a 10 min drive.

We went to Basin Harbor for a wedding last weekend. We had a room in the Summit House which is one of the newer buildings.We came in the evening to a room full of bugs which lookedvery much like bed bugs. We were one of three couples who had to go to Burlington as the room conditions were completely unacceptable. We went to the night manager to tell them and left. We commuted 3 days to Vergennes from Burlington. We have asked for a refund and it has been denied saying you needed 14 days to cancel and they could not control the occasional bug. This is probably the worst. hotel experience Ihave ever had. Please save yourself the pain and do not plana wedding there or have your guests stay there.

We got our own little cabin. Our accommodation was a nice throwback to family-run resorts of past decades rather than austere chain hotels with corporate interiors. I would definitely choose it again for the same reason, especially since it's right on Lake Champlain.

Bait and Switch! Not a luxury resort. It was like the Camp cabin I stayed in when a kid. No frills, bare bones and dirty! This place shows some pretty nice photos on their website but those must be from at least 10 years ago! The property is fine - views of lake spectacular but the cabins are run down and dirty! I don't think anything has been thoroughly cleaned in years. We would not stay in the first place they put us in - sofa was so filthy I wouldn't have let my dog sit on it. Second cabin was not as filthy but we left early because just did not meet our standards. We came here to relax - instead we've been stressed out by discomfort. This is not a luxury resort in any way. The prices they charge are ridiculous.

Rented a pontoon boat for a day trip. The boat was nice and clean, in good condition. We had one big issue, no anchor onboard. We asked the attendant and he said too many people lose the anchor so they don't put one on the boat anymore. This is a required safety item and made stopping anywhere for the kids to swim difficult. The staff was friendly and provided good service.

The setting is beautiful, and so is the landscaping. Most of the food we had was delicious. There were a handful of staff members (mostly wait staff at restaurants) that were very kind and helpful. Those are the only positives I can say about this place. Our family rented a one bedroom and three bedroom cottage and both were very run-down. Nothing even close to what is pictured on the website and social media pages. Shockingly different, actually. Almost deceiving. We rented a pontoon boat one day and it was completely covered in dog hair. There’d clearly been no attempt to clean it. It was disgusting. And it barely moved. It took us an hour to get to a different location on the lake that should have taken half an hour. The ice cream shop is supposed to close at 8 PM and one night it was closed around 7:10 when we went, and the other night we went at 7:50 and although the staff member was still there she told us she had already closed the register and wouldn’t serve us. One morning I went for coffee at the coffee shop, which is supposed to open at 8:00. And the guy working gave me an attitude when I knocked at 8:05 and asked if he’d be opening soon or if I should come back. The most frustrating part, however, was that we requested a crib when we booked our trip. I called to confirm three times in the weeks leading up to our trip that there would be a crib in our cottage, and got it in writing from someone via email. When we arrived, there was no crib. I called reception, irritated, and they assured me that the crib would be delivered between 4:00-6:00. I told her we’d be leaving for dinner around 5:00 and to have them let themselves in to set it up. When we got home from dinner at 7:00, no crib. I called reception again and at this point was extremely angry. The crib arrived within a half hour after this. Most of the staff was incompetent, unhelpful, and didn’t remotely care about customer service. I would not ever recommend to anyone.
