Going through the modular home buy/build process with Dale. So far, he has explained everything and the process has been seamless. He patiently helped with the design and specs we wanted. I will provide updates and photos as the build goes along. The house will go on a vacant lot.
**update 5-23-25: Build continues to go smoothly and communication has been great. Very happy with the home -it's almost done.

Dale got me out of a pinch by having an obscure plumbing fitting, I likely wouldn't have found anywhere else.

We have been trying to buy a mobile home from Dale and Bob since November (11/21/20) and we told them what we wanted on our first meeting. They finally got us a quote on 12/12/20, which is crazy that it takes 3 weeks to get a quote. Then I follow up with Bob saying we would like to go ahead and could he get us the bill of sale and all the materials we would need to get a loan. Bob then says on 12/14/20 that Dale would look into the slab and would probably meet with us at the site soon. Didn't hear back. Kept checking in via email and call. Finally I get an email on Christmas Eve saying that they will go on vacation until January 11th.Fast Forward to January, I send Bob a note. He doesn't get back right away. Then he sends me a new quote that has the price increased... At this point, I should have walked away, but I have a family of 6, so I just wanted to get the bill of sale to get Financing. I said fine, just send me the bank packet. When I finally get the packet on March 3rd, 2021. It included a price for the slab at around $15,500 (we are putting it in their park and land!!!). So at the end of the day our nice 4 Bedroom, Dry Wall, and Updated Kitchen Mobile Home went from $134,000 in December to $159,370.09 in March... It was overall a very terrible experience and beware to potential buyers.Then, they advertise a Trailer in their park for rent at $1350 in Canaan on Zillow, so I call to say that we would like to rent that Trailer because our current landlord is selling our House and we would like to stay there until we can finalize the purchase. He goes on to say that there are more than 45-50 people interested, but he would talk to his business partner (who was later discovered to be his son).Dale got back to me on 3/11, and said there is a bidding war and the Price is now $1700 a month, but if I do $1650, he would put me at the top of the list because they have been dealing with us. I accepted and didn't hear back for a day. Called him today, 3/12, and Dale said that someone "Outgunned Me". They offered it to me at $1650 and I accepted and then someone "Outgunned Me". Terrible Business Skills, Outright Price Gouging, and Greed. Please stay away if you can. Bob was nice, but was a typical old Salesman, what the Boss (Dale) says goes...

Spoke with salesman [Bob} this morning trying to find mobile home parts. He was the most helpful person I had spoken with since I started this project 2 weeks ago. Including all local hardware stores and let's just forget the big box stores around here! Very friendly and knowledgeable. Owners should be proud to have such an employee!

Man was very nice to take us around to show us 2 options, but looked down on us constantly telling us bad things about how expensive the options were were and gave the impression we were wasting his time. Did not once ask if we were currently or have ever been homeowners went on looks alone.
