Had a great experience touring the Beacon! Ms.Rita helped me so much and explained everything so well put to me! Recommend the Beacon and Ms.Rita. She was very helpful, friendly, and knows the ends and outs on how to help you get situated. Also, made my first adult move an amazing one :)

New hospital residents, nurses, staff, and other professionals beware. Avoid this place at all costs.Update: we lived here for three years. It is very unsafe. The residents nearby on Cleveland ave regularly steal packages, break into the pool, and leasing office does nothing about it. 19 of them were recently busted in a huge cartel crime circle, check the news.Everything they tell you about this place is a lie, including the fake positive reviews that they pressure their own leasing staff to write on google. There is a reason that the leasing office staff never last longer than 6 months here. There is a reason that they just switched over management companies this winter because they have huge vacancies.What to expect…Theft: There are huge issues with theft that we have all had to deal with over the last 3 years and Beacon takes no measures to protect tenants or their property. You don’t have to take my word for it you can call the Charlottesville police department, us tenants have filed plenty of complaints. Our packages are constantly cut open and stolen, most recently this winter, and the management maintains that it is not their responsibility to provide a package room or safe drop off of our packages. Can you imagine paying $2000+ in rent and having to worry constantly that any package you order could be stolen. Zerita in the leasing office won’t even let you ship your packages to the leasing office for safe-keeping because she has no interest in helping tenants (they used to let us do this as a temporary solution).Poor facility upkeep: the common space bathrooms such as those by gym/pool never have toilet paper or paper towels, let alone hand soap. The bathrooms are constantly dirty and you feel dirty when using the gym or other facilities that they market as “luxury”. We know this isn’t only about appearances, it is about health and safety.Awful waste management system: They do NOT recycle. Worse, there is only one garbage disposal on the entire complex and it constantly backs up. You have to drag your garbage 100-1000 feet depending on where you live or load it in the back of your car just to throw it out at the main disposal. When the garbage disposal backs up (a weekly occurrence), the tenants get an l aggressive email from the leasing office (usually Zerita) about how we aren’t following policy or it is our fault we can no longer throw out our teach, because it is clearly our fault that such a faulty system was put in place by the world’s biggest some moron.Pets are revenue items: They constantly increase the price they charge for pets. Even the 3rd party app they force you to use, Pet Screening, boasts how it is designed to “boost opportunities for pet revenue”. They also never clean out the dog waste trash disposals around the property.Poor Business practices: Your lease for will go up by $200-$500 every year that you renew your lease. This is a common sales tactic to squeeze the most money out of your tenants. They will tell you it is “market rate” but we know that’s a lie. There is no loyalty to tenants at all, you are simply a cow who’s wealth needs to be extracted.Staff treatment: they treat their maintenance staff poorly, one that we actually liked injured himself on the job and Beacon subsequently fired him.Your amenities are not your own: The locals on Cleveland ave that boarder Beacon will have their kids and families hop the pool fence to swim in the pool and party while you are trying to relax on a weekend.Parking. We cannot “back in” park. We were told this was to prevent car “smog” from entering the apartments but we all know that is not how air works. Zerita from the leasing office even sent us an aggressive email about parking within the lines but as you can see from her Blue car in the photo, she can’t even follow her own rules.There is a reddit page with actual tenant reviews below, it describes the nightmare and extra charges of moving out.

We lived there with our two dogs for a year while we were waiting for our house to be built. Loved the long walking trail behind the complex for the dogs. We were there under old mgmt and new mgmt. Maintenance staff was excellent under new mgmt. Front office was helpful with the package theft situation by allowing items to be sent to their office. Gym and pool were awesome. Never heard any neighbors which we thought we might. Spacious apartment. Move out was easy and we had no issues. No complaints and would highly recommend these apartments.

Zerita and Meredith made the application and move in process seamless. So far the apartment has been great and is close to 5th street station and downtown. 10/10 recommend.

Beware! They charge bogus fees and won’t explain why. Furthermore, the building is unsafe with rampant package theft. You would be better offAnywhere else.

I am a current tenant. Since the new property management company took over this property, they have been nothing but threatening and retaliatory. They are not accommodating in any way, do not communicate appropriately, and when asked, do not provide contact information for their management company to resolve issues. Unfortunately, I no longer recommend beacon on 5th in any capacity as a good complex to rent from. Please look to find housing somewhere else.

Lived here for 1.5 yrs - apartment was nice. Comfortable and spacious.However, the amenities were never cleaned. Gym was always dirty.HIGHLY disappointed on the move out process. I had to ask MULTIPLE times for a move out check list. I was told different things by multiple employees. I had given my new address and work address to make sure any bills/notices were sent directly to me. Months later I received a notice from collections for outstanding bill. They said I received a letter AND an email which I did not.When I reached out to gain clarity on the matter I was told that I was responsible for carpet cleaning fee prior to move out, which I was told by a young staff member that it would be charged to the account along with any outstanding bills that I may have - I had everything on auto pay.I went above and beyond to make sure that I left the place better than I found it and was easily contactable post move out - and was STILL sent to collections for miscommunication by a inexperienced staff member and sheer laziness from housing office despite my efforts.If you're preparing to move here take pictures of EVERYTHING when you move in & out. Make sure you get names of ALL EMPLOYEES who give you information and make copies of everything.There was quite a bit of turn over in housing office when I lived here and it's clear that training and communication is subpar within the office.

I have lived at The Beacon on Fifth Apartments for almost five years and really enjoyed my time here. Easy access to Charlottesville’s famous Downtown Pedestrian Mall, restaurants, entertainment, University of Virginia, parks and more. The staff here have been great. They are very friendly, helpful and responsive. Today, Zereata was warm and friendly helping out on Taco Tuesday at the clubhouse next to the beautiful pool. There are often these events providing opportunities to enjoy food and meet neighbors. The amenities here are very nice. The professional grounds crew keep the property looking great. Skye and Jenna are excellent on-site property managers. Highly recommended apartment living in Charlottesville. The only reason for four stars versus five is because I view four stars as Excellent.

Moved in a few weeks ago. Great service overall. Definitely a peaceful apt complex.Shoutout to one of the maintenance people named Jamar. Had a bunch of boxes delivered and was out of town. Called maintenance to have them put somewhere safe. Thought they would just leave them next to my door. (It was a lot of heavy boxes). Jamar was able to safely secure all of them and even helped me bring them inside my apt when I got back. Definite appreciated this young man.

Beacon on 5th has been very great. The leasing office staff are always very kind and quick to help with any issues. Greg Mozie, one of the maintenance staff is alway professional and extremely helpful with any issues we have in our apartment. I really appreciate him looking out for me and my roommates!

It has been wonderful living here especially with our maintenance guy Greg Moize. He is quick to respond and very resourceful when it comes to connecting with the right people. Has made living here that much better.

I recently worked with Beacon to secure a corporate lease for a work relocation. The staff here is awesome! From the start to finish, the staff was a pleasure to work with. The property itself is looks well maintained and my team is excited to begin their stay here.

This apartment community is great!!Very clean, modern units , this includes the amenities as well.Thus far all the tenants seem to be extremely pleasant, definitely seems to be a dog lovers community. Last but not least the property manager “Skye” is what actually sold us on this particular community, she was extremely helpful, knowledgeable and all around awesome sauce !! By: 100 Hurst 2-110
