Several of my buyer clients used Dan Gartrell to complete their inspections, and he was great! Dan is impressive!Dan spent 4 hours giving my house a thorough inspection. From every power outlet, HVAC, filter, appliances to roof. Inside, outside, top and down.Not only that, he explained everything with detail about how everything works, what the issue is, what needs to be fixed, and what may lead to bigger problems.I learned so much from him since I decided to stick with him the whole time so I can better take care of my house as an owner.4 hours, non stop, no break, fully committed to it. I’m super grateful for having such a dedicated decent gentleman and a retired Marine. Even better, he gave me an inspection report with pictures and marks that show the issues in two days. I get to decide and prioritize them to be fixed.In the end, I wanted to pay him a bit more just to show Dan my gratitude and appreciation but he takes nothing extra from me.Dan is a man with integrity. I wish every service could be as reliable, responsible, and efficient as him.

Dan was asked to inspect a home I was buying and was recommended by my real estate agent. His report/inspection only found a few items that needed to be addressed such as a lightbulb out, the seal in the front load washer needing to be wiped out and the down pressure on the garage door being too high. I have never had a report come back with so few issues, but the house is only five years old and looked like it had been maintained well so I mistakenly trusted his findings.Unfortunately, he missed many things ranging from nuisance items to larger issues that are safety concerns. Many of the items that he failed to identify were discovered by me within days of living in the home with no expertise or particular experience in home related specialties and have cost me far more than I paid for his inspection to repair. I would likely not have had all of them addressed during my contract negotiation, however I did not have the opportunity to address anything prior to closing since he failed to identify them.I found an active bird's nest behind the garage shutters, my doorbell doesn't work (probably a bad transformer, but I'm unable thus far to locate the transformer in the house to make the repair), exterior lamp post not functioning, rust on the kitchen faucet hose and evidence under the sink of a leak, kitchen faucet continues to leak in certain positions, mold build up on the refrigerator grill/vent, I've found 7 cracked electrical outlets so far (I will be checking the whole house this week) that have to be replaced, a warped plumbing pipe installed at the wrong angle in the unfinished basement ceiling and a leak in the HVAC as well as the exterior unit being identified as undersized for the property.I contacted him when I identified the above issues (2 weeks after move in) and he returned to "inspect" the complaints. I had already addressed many of them and despite having photographic evidence of the issues, he denies responsibility and will offer nothing in remediation. He advised me that capacity of the HVAC is outside his scope, however, he was able to tell me roughly how many square feet it should be able to handle (that information would have been helpful before buying the house).I have only asked for my inspection fee returned even though I have spent more than that in repairs so far. He has declined multiple times and denies any wrongdoing. I'm disappointed, to say the least, and would advise against employing his services.

Completely disappointed with his appraisal services and general lack of knowledge and make up of my neighborhood. He appraised my home for nearly 20% less than another home, that was the exact same model, in the same legal neighborhood. There were 5 homes that sold within the last 2.5 months in the neighborhood, same model, all sold for between $50k and $90k higher than the "market" value he appraised for my home. Demand another appraiser from your lender if he calls you!!! Also, don't expect a return phone call or e-mail if you try to contact him.
