I would highly recommend not conducting business with this company. They are sneaky with money and will do everything they can to cut corners. Save yourself and go with another rental company in Lynchburg.

THE WORST MANAGEMENT EVER!!!!! DO NOT COME HERE. They refuse to fix what’s broken, there’s no smoke detectors, there’s electrical problems, mold and mice and if you’re late on any rent they will INSTANTLY take you to court. They need to get in check because I’ve NEVER seen a company run so poorly in my life and have high expectations for a dump. Take my warning, do not rent from any of their properties.

The worse property management I’ve ever experienced. They do not fix anything, no one answers phone calls, MOLD is everywhere and if you have a month to month lease and wish to terminate it, they’ll have a court date ready for you on the 30th day. This place is trash.

This company is terrible! They lost the paper to allow me to release from my lease and THEN tried to get me to pay AFTER my lease date was up after I had notified them I no longer wanted to live on the premises!

I feel that this site is not as easy to navigate as it could or should be. Actually, they don't even show ehat might be coming up for rent. It simply says we have no properties available to rent at this time. What a shame.

I have been in a forehand property for almost a year and the best thing about where I live is the location. I have to wait 3 months to get a dishwasher that was broken after I sent videos of it leaking all over the floor ( they kept sending technicians and then saying it wasnt leaking) I have a leaking ceiling in my bedroom that I have had to put a bucket under whenever it rains for the last 8 months and they won't fix that either. BUT the most recent has been the most difficult with my air conditioner being broken it's not going to be fixed for over a week actually 9 days after it broke with temperatures in here 90 to 95 and I have a baby and all they can say is I'm sorry. I cannot say strongly enough do not move here if you want to get anything fixed or if you really care about having nice conditions for your family the properties may be in a good location but they will not be fixed they don't care how egregious the living conditions are it's kind of like the wild West. Come at your own risk...

Called office several times with no answer. Finally someone called me back (which I get since no one wants to work) girl on the phone set up appointment to view a property and was just rushing through the phone call. My husband and I went to the property only to find out she was never coming. She failed to tell me that we had to come pick up the keys and self tour. I took of time from work to view the property and so I was pretty upset that she didn’t tell me that she wasn’t meeting me at the property. Then come to find out someone had already been approved for that SAME property. A phone call would’ve been nice.

Worst property management I've ever had the misfortune of dealing with. Almost no grounds maintenance in the 3 years I lived in their property. Difficult to deal with and rude. Took almost a year for them to remediate mold, and they only started to make repairs after I had a city building inspector come and give them the facts. Now that we've moved they're refusing to give any of our deposit back. I wouldn't recommend this company to anyone. These are for sure slum lords.
