Pool did not open last year due to “repairs”. Pool was supposed to be fixed and open by end of July this year but…….no pool because the property management company and Condo Board failed the residents and owners. It’s now mid August and this notice is still posted in the lobby. This company and the Condo Board need to be replaced ASAP.
And to clarify it’s been 2 years since the issue with the pool was DIAGNOSED and it’s still not repaired and open. 2 years.
To the owner that replied…..funny that what you said is exactly what’s been posted for ages. Reiterates my point that your company and the Condo board should be replaced.

Our experience with the HOA has been overwhelmingly negative. Recent incidents include receiving a letter about children's bicycles left in our yard for less than a day (which were my neighbors), and a subsequent eviction notice due to fence color. While we understand the importance of community standards, these instances seem disproportionate and excessive. Additionally, we’ve noticed a lack of responsiveness to ongoing issues such as faded striping and malfunctioning facilities. We believe a more balanced approach to community maintenance and resident concerns would be beneficial. Very quick on the letters, slow on response.

I wish I could leave 0 stars. They will do anything to avoid doing their job. They admit that the upstairs floor is missing underlayment and it was wrongfully approved by the board but they still boldly say that they do not want to do anything about it, It is what it is. Shameless. I've been getting tortured by the noises coming from the ceiling for years.

I’m with Christy above. You ask for us to contact you about the parking situation, BUT your office NEVER does anything. I ve written several letters, giving you the license plates and the addresses that these vehicles belong to. Pictures have been given at the office of those vehicles. Still nothing. We all signed an agreement stating 1 car in our regular spot, 1 permit PER house. One home has 2 permits, they park up to 5-6 cars daily. Way more when they have parties . 2 others who are renting have 3 cars each. People have to park in the empty townhome’s spot and garage area. Those of us that follow the rules have to park our “ permit” vehicles on street if there even is a spot, or across the street in government center. The towing company is just as much a joke- IF they ever show up, they just drive through quickly and don’t even ticket the vehicles without permits. I’m disabled, as are 2 of my children. I have to use my spot in front of my house because we can’t walk too far/much. Which leaves my husband not always having a permit spot to park in when he comes home after working a very long day. One neighbor had to refresh the numbers on his regular spot, because these offenders don’t care .
Don’t bother saying “ sorry, please contact me/us”, because your office doesnt bother to follow through, it’s just all talk no action . Or as I have been asked once before - please take pictures and email. It’s not my job, plus besides your office has been given the information: by letter, email, and even in person.
Please do something about this issue in Pardise Parcel E! Thank you in advance- (if you actually follow through)

EDIT —Reply to your reply —- I never said anything about towing them immediately. I know they have to have a sticker/ ticket first- hence WHY I SAID “ the towing company just drives through quickly and doesn’t even TICKET ( the warning sticker) those without permits “. IF they see their vehicle ticketed/stickered, even if more than once, MAYBE they’ll start obeying parking, for fear they’d be towed. But we won’t know UNLESS the policy is enforced . You have been given the addresses of the main offenders multiple times - I guess the Board needs to give permission before sending them a friendly reminder about HOA parking rules, you can send to the WHOLE neighborhood , so no one is signaled out... but you don’t need their permission to send us all “ do this, do that to our homes” , because HOA rules/regulations say so. A warning sticker/ticket can be more helpful than you know . There’s always an “ excuse “ for why you can’t do something to better our Court’s parking issue.

I live in Paradise Parcel E, the parking situation we have is awful. We have tried contacting HOA for the last FOUR years, we even given them info on who is causing the issue, but we keep getting ignored. We are only allowed to have TWO CARS in the court, one with a permit and one in a numbered spot. No one follows the rules. We have neighbors parking between 4-6 cars in the court without permits. Some of us are handicapped and can’t park too far from our house. And somehow one neighbor has TWO permits which isn’t allowed. Either we need a new towing company or a new and better HOA that actually does THEIR job.
Edit to reply to your answer ——We have contacted your office multiple times by email( with pictures ), letters( with addresses and license plate numbers), and even my husband showed up to the office with pictures of the violators ( including their addresses), BUT still NOTHING has been done. I don’t see a point contacting you, because nothing is ever done, we are ignored constantly . IF a tow truck actually shows up, they just drive through and don’t even bother to look at the vehicles with no permits to put a sticker on their vehicles.

As an update to my last post, I've left several messages and still nobody calls me back. This seems to be on par with many other comments from all AMV locations.
I have been dealing with American Management of Virginia for the past 15+ years with the same subpar service. Staff are rude, they never call you back, automated payment systems are always changing, they charge high fees, communication is poor, and the list goes on. Never have I seen a company with so many 1 star reviews at all three of their locations. You'd think after so many horrible reviews they would change, but they don't. Sorry for anyone who has to work with AMV.

My review is based on my experience working with the current association staff of Powell's Run Village...
I love my home and my community, Powell's Run Village. Unfortunately, the current association staff have been unprofessional and unpleasant to work with. Instead of listening and working to resolve issues, I've received unneccessary pushback everytime. We pay monthly for a service, yet when we try and utilize said service, it's like jumping through hoops. Association staff should do a better job of listening, communicating and working to resolve owner issues.
The previous manager, Tricia was excellent. Samantha has also been professional and helping to resolve my issues. I am appreciative of that.

AMV is the best in the industry, especially with Nicole Malki as a member of the team. Nicole knows her craft, is very knowledgeable and helpful when it comes to resolving issues. Nicole has managed two properties where I've owned and thanks to her expertise, we were and are always in good hands.

As a homeowner, board member, and a realtor within the northern Virginia area. I am so pleased to have Nicole Malki back at Gates Mill HOA.Nicole is very professional, extremely knowledgeable, organized and well versed in her her job. Her style is hand on with a Board, Owners, and Contractors.I am so glad she returned to Gates Mill HOA and the community has never looked better in years. She follows thru and does not miss a beat. Nicole has a heart of gold and wears it on her sleeve for us.
