The most beautiful and Unique 34 acres of land with 5 beautiful high rises in the heart of Tysons Corner and Mclean Virginia. I have lived there for over 20 years, have never had an issue. Rotonda has a great management and security is good. The grounds are well maintained and beautiful. In door and outdoor swimming pools are great. Upgraded fitness center and children corner, tennis courts and much more. Owners can update their unites in coordination with the management and insured contractors. Really the best place you can live in. Peaceful and quiet.

I lived there for one and a half years, and there are pools, basketball court, soccer field, mini golf, etc. there. And people there are so kind.

Hi all! If you’re reading this review, please note it’s my 4th one because they keep deleting my previous poor reviews. That’s because I was calling people out by name, which I understand you can’t do. Oops. I can only imagine how many others they’ve deleted to keep just the good ones up. Hopefully this will stay up long enough to save one person from the tyranny of the management here. Long story short, stay away from here if you are a renter…unless you like being ignored, yelled at, and condescended to by management and even the board. They only started being nice to me once I booked my move-out date, which I personally find hilarious. But still no answer to my email two years ago about replacing a screen door. Ah well, doesn’t matter now, I’m gone lol

I give a four-star rating to The Rotonda Condominiums because they have both positive and negative attributes.
On the positive side, the Rotonda Condominiums:
1. have plenty of outdoor parking (but limited garage spaces);
2. are close to Tysons Galleria, The Boro, Showplace Icon Theatre, Whole Foods, Harris Teeter, and two Metro Stops;
3. are large apartments;
4. have over $7 million in reserves for the much-needed and constant repairs to the five old buildings; and
5. have many amenities (including a fitness center, indoor and outdoor pools, a game room, tennis courts, saunas, and walking trail).
On the negative side, the Rotonda Condominiums:
1. are old (built between 1978 and 1980) and require constant repairs and updates (after updating the indoor amenities in 2017, the buildings are now each undergoing much-needed facade repairs requiring scaffolding and interruptions to garage entrances);
2. have high HOA fees (ranging from $6,530 annually for the smallest apartment to $15,166 annually for the largest unit in 2022) for required maintenance and repairs for the old buildings;
3. have unattractive architecture with brown and tan bricks which make them look like "Projects" from the 1960's or even Soviet-style apartments from the Cold War;
4. have some unattractive views with HALF the apartments facing other unattractive Rotonda buildings and the large parking lot;
5. have security vulnerabilities, even though it is a gated community, with cars broken into in October 2021 because public entrance is relatively easy, the garages do not have entrance fobs, and the small security staff cannot adequately patrol the 34 acres; and
6. have low appreciation because of the above (please check out the actual sales (not listing) data for Rotonda condos dating back for at least a decade).
Overall, buyers should carefully weigh the positives and negatives and especially focus on getting a reasonable price based on actual "sales" comparables for apartments in the Rotonda, and not from the surrounding community.

Love the location, amenities and well kept grounds. The condo sizes are much larger than neighboring new construction. Love the tree view from my balcony

Great management staff and a beautiful landscape. The Spring,Summer or Fall is when you will appreciate how good they take care of this place. Great community.

Why pay $2,000 a month to live in a place that can’t even put your packages inside of your apartment when you’re on vacation?
I’ve asked the front desk about 5 or 6 very basic questions in less than a year of living here and each time I got a snarky and/or unhelpful answer. This place is run by clueless people.

very awful property service. Their expenses are for useless items like carpet replacement. Garbage printers are always out of paper and many documents cannot be printed

In general, Rotonda had the dated feel and smell of a retirement community (there are plenty of senior citizens). But a 3 star rating so long as you never have to interact with management office, specifically Christina / Christine Ventura.
From my initial moving day when I had to coordinate movers from out of state to arrive by a fictiously imposed 5PM deadline, management office have been rude, non-responsive and not understanding of situations not in our control. We ended up moving in after 5PM, and everything went ok - but management went out of their way to be unhelpful.
I had the misfortune of interacting with Christine Ventura at management office, when they had initially misplaced an important, priority shipped Fedex package. She went from denying the package ever got sent (even after showing them proof of delivery), blaming it on the unit landlord for keeping (he confirmed he doesn't have it) to confirming they found it - then when I arrived said it was for someone else. Finally I spoke to the head management that had confirmed it arrived, and found the package opened!
What kind of management team, opens someone else's mail after multiple denials of ever receiving it??? Terrible management, I wish no one to interact with them.

I am not a resident or owner, but I have been there few times as a visitor .
Overall big, with plenty parking spots outside of the building and also garage spaces.
They have good facility and amenities with acceptable conditions, but I have heard complains from many residents about the managements and few about the security.
Also, the condos are totally in different conditions, some very well renewated, some have good upgrades, and there are many in poor condition.
Generally speaking, if you want to rent or buy, just not go and see the one you want, consider and at least do a simple search and questions to have info from the top unit or the adjacent units, their issues may affect your unit even though yours is in a good shape ( leakage, sound issue, pipes etc.)
