Probably one of the best experiences I’ve had with ANY company in my 50 years on this earth. My agent, Jessica, was as good as they get. She was ultra responsive, extremely efficient with her time and most importantly, a genuinely nice person to deal with. She made some great suggestions on things to do and not to do with my house, before selling it that really allowed me to get top dollar…$25k above list! Great people to deal with and I wouldn’t hesitate for a second to recommend them/her to friends and family.

More mentoring need for inexperienced agents…My son put a contract on a house. After spending hundreds of dollars on inspection and the valuation, he found out the house had severe termite damage. The Seller offered to repair and treat, but didn't do either properly. So, my son was not willing to move forward with the deal. So the Seller refused to give back the deposit.More details….The inspector recommended at least ten (10) new floor joists be installed to shore-up the ones destroyed by termites. The buyer asked for the joist to be replaced per an addendum, but the buyer's agent (Cody Adams, realtor at Better Homes and Gardens) didn't specify which joists. He didn't reference it to the inspection report and he didn't specify that it needed to be completed by a licensed contractor.Only five joists were patched with 8ft pieces sistered to the old joists. There should have been new joists running the full length from beam to beam. Several of the old joists not repaired have extensive damage. Also, the blocking removed from between the joists have not been replaced, which can lead to twisting and movement between joists.Furthermore, the crawl space vapor barrier was in disarray, no longer smooth and taunt as first inspected. Apparently due to termite treatment, the crawlspace was left damp and water standing over much of the vapor barrier, causing unnecessary moisture not before seen from past inspections.At this point, my son lost confidence in the repairs, the termite treatment, and the renovations that have been completed and fully expected to receive his entire deposit refunded and the contract terminated. The Seller refused to give back the deposit and got an attorney involved. An awful experience for a first time home owner.

not good.I felt like the realtor only worked for the buyers. When I complained on the phone, he hung up on me. And then afterwards he only talked to my husband (when I was the sole owner of the property.This was a very hard move- The realtor had first told us that we could rent back if we needed more time to move- which we asked for, but when we closed we were told we had to be out in a few days because the buyer’s kids needed to be in school.The truth is, the buyer didn’t move in for two months. I don’t think he even asked.I feel misled and want no further contact with this firm- but I keep getting advertisements. It will be a cold day in hell if I ever do business with them again.

It was such a blessing to have such a good hearted person, such as Shannon Warren, to have the opportunity to sell our property. We are absolutely satisfied with her approach to handle our situation. We lost our mom in 2020, and our dad 7 months after, and through all of that she brought peace, and with no worries knowing that everything was taken care of so that we could have closure for our parents. She took care of every aspect of the sale of the property and we got to grieve over the loss of our loved ones. We own other properties, and she will be the one to handle the sale. Thank you so much for giving us such a great experience. Look forward to doing business with you again in the future. We are so blessed to have such a good agent on our side.

Shannon wasted my time that I'll never get back.She promised to work with me on my requirements for purchasing a home in the Richmond, VA, region. I requested virtual showings, which she said she would do for me at the beginning of my initial phone screening with Shannon.Hundreds of Realtors across the U.S. currently do this method of showing properties to prospects outside the region to save time and resources. This has become standard practice ever since the 2020 pandemic.Shannon would never check on me as a client to see if any houses met my criteria on her portal.I tried to see one property, but she was unavailable due to a wedding; that's understandable, but having a coworker showcase any houses to a client until you return would be the proper course of action. Not saying, "I didn't appreciate how you responded to me when I told you I would be out of town." I guess the business shuts down when Shannon is out of town?I provide my Pre-approval letter so Shannon can show me the homes.Weeks go by, and I request to see three properties. She tells me she'll look these listings up this afternoon, 6/8/2022, and see if she can get them on the schedule.Today 6/9/2022 - I had to reach out since Shannon never responded to me. Shannon replied, "after much consideration, I have decided that I am unable to assist you as a buyer's agent. I have decided not to assist buyers with sight-unseen offers because of the nature of the market. If you are able to come to Richmond, I'll be available to help. If not, I'm happy to refer you to someone in my office that will be willing to help you."I picked Shannon because of her reputation. That reputation is tarnished. I will not drive or fly down to Richmond to see a property when I live hundreds of miles away. That's foolish! Then she'll pass me to one of her colleagues? She couldn't do that before; why should I take that offer now?Weeks were wasted on Shannon when she had no intention of helping her client from the beginning. I will not work with Better Homes or Shannon Warren ever again!

I wish I could give it a lower rating but the lowest I can go is one star. Eric Morris was a terrible realtor, he broke items in my home while "staging" and promised to replace, he never did. He under priced my home by $50k, even though the comps had my house much higher. He then tried to brow beat me into settling for so much less. It was a constant battle just to get him to send me comps and do the paperwork correctly. He tried to include items that I told him we did not want to convey with the property. Constant paperwork revisions because he did not check the paperwork before sending to me to sign. Every day was a battle as he tried to give away my house. He told me the buyers wanted the furniture when they didn't. He whined and cried on the phone all the time in the most annoying way, he was high maintenance constantly demanding my attention. Everything he did was in the favor of the people buying even though he did not represent them. This was the most stressful experience I've ever had selling a property, and I've bought and sold over a dozen properties. If anything, I did more work than he did and I deserve his commission. When I called his boss to complain, I got a luke warm response about how I should have said something sooner and he would have taken over. I am not impressed with their professionalism nor their attention to detail and I'm still waiting for for Eric to pay me back for the damaged items.
